I think it is good for the value. Cleaning was good.

Air con noisy and straight on bed, no cutlery in the room with water boiler. Boiler in the shower did not work, so only cold water. Toilet paper had to be put to the bin. Looks a bit old, roads in the yard would need some powerwashing and the room key was massive to carry around and metal ring was welded shut so you could not just take the key. Beds were okay but the pillow was very hard and I took 3days of neck/back massages before I figured out the reason.

The location was interesting with some nice places to eat. The rooms were inexpensive and clean. Staff was friendly.

Website said breakfast was available which it wasn’t. Place is run down and lacking attention to detail. Beds were hard and rooms need some updating.

Taking into account that all the places around that street cater mainly for martial arts guests, it would be OK for a person travelling for that purpose. Helpful staff as you will find in any Thai establishment. Very quiet as it is far away from the center of the busy street. Great Tripadvisor rated restaurant with amazing menu just opposite the place.

Breakfast is not good, very oily. Rather have breakfast at any of the martial arts gyms and surrounding places. Better value for money and healthier food. Place is far away from most places if you walk. Place can be accessed all around by anyone not living there, it is not cordoned off like many other places with walls or units. They warn against potential break-ins.
