Wonderful location on the south part of the island. Amazing pool to swim laps every day which I very much enjoyed. Incredible view. The property manager was very helpful.

We have already been there 3 times, apartment is spotless, perfect location away from the busy centre, view from the terrace is fantastic and the infinity pool a nice touch to cool down after a day at the beach, Delia the house manager was very helpful and fantastic as usual, we hope to go back there again soon You will need a golf cart to explore the island, the several small beaches and stop at a local restaurant on the road to town, the Joint is a lively restaurant just opposite the apartment and you can have a bite to eat there if you don't fancy going around

Beautiful condo and the views from all 3 decks were amazing. My first time staying on the south end of the island and i didn't regret it. It was quiet and very relaxing. We had an early flight in and the owner was able to accommodate early check in for us which was greatly appreciated on our part, since we were traveling with kids. Highly recommend this beautiful condo to anyone.

From beginning to end this was the best decision we made. The views sold us and even though we were only two people we used nearly all this condo had to offer. We felt like we were on vacation in our own home, we love the south end of Isla Mujeres. Our check in and out we’re seamless and easy. When we walked in th the property the windows were wide open to such a beautiful view! And the ambiance was set with relaxing ambient music and it felt immediately relaxing. We are frequent visitors to the island and we have stayed nearly all sides. This was our second stay at Sotavento and this was by far a better and best experience here. We relaxed beyond imagination and the views from each floor were better and better. We spent a lot of time in the primary suite and put our coffee service on the desk for easy access and sat cuddled on the large chair every morning sipping coffee and easing into the day. This is a definite property to stay, bed was comfy and spoiled us every night. Washer was a great amenity and the fact there was laundry detergent, coffee, sugar, dishwashing powder and products for the shower you literally needed nothing but your toothbrush and toothpaste. We were so happy here and hope we left it better for the next guest we can’t wait to be back. Thank you for a great experience we truly enjoyed every minute :)

The property is beautiful, we’ll maintained and in a nice quiet location. The pool is great and has a bathroom so you don’t need to go back to room. It is located above Garrafon de Castilla beach club so you can snorkel and hang at the beach right behind the unit. The is a small store, pharmacist, and 2 restaurants within a few hundred yards. It’s about 20 min cart ride to town. The condos have their own security person too! The unit is beautiful! Great beds! Great views!!! The only negative is there are 2 flights of stairs, but it’s not bad, easy climb. I would recommend this property to anyone wanting to be on the quiet side of Isla!

We found out the hotel we booked was hosting an all night party and we wanted no part of it. We lucked out and found this beautiful condo right down the road for the same price and loved it. They got back to us within minutes of our inquiry and the booking was simple. Any fears I had of booking at the last minute with little time to review went away as we walked in. It is beautiful and has incredible views. The three levels connected by stairs worked great for us. The kids got their own room on one level we took the one on the main and that left a cute patio terrace up on the third level to sun bath or chill out on with beautiful views of Cancun. Thanks for coming to our rescue!

Incredible views from all 3 decks. We were supplied well with water, TP, etc. Really spacious master bedroom. Our AC went out in the family room/kitchen area but we were taken care of. The sunsets were incredible and I would recommend this condo to anyone.

Great condo, looks better in person than photos. Cesar was awaiting us when we arrived. Very helpful, carried my luggage up to the condo which was nice because it took me a couple days to get used to those stairs up to it! Cesar took his time showing us everything and was very friendly. Delia, the property manager answered all my inquiries with speed and grace. Gorgeous views of sea facing Cancun from every balcony. Southwest facing, so very warm in the afternoon. Well equipped kitchen. Didn’t do much cooking other than breakfast though as Isla has too many yummy restaurants! For those wanting to keep costs down, head to the Chedauri for food and booze ( about 10 min away by golf cart) Golf cart a plus in this area as you are a distance from everything. Taxis also plentiful in the area and there is also a bus you can take. We preferred the golf cart just so we could come and go on our own schedule. Would definitely return!

We stayed for two weeks and daughter and son in law came to visit for most of the stay and gave them the master. Yes there are a few stairs here, but we didn’t mind the exercise. View is wonderful. Only thing we missed was a microwave in the kitchen. Pool was a great place to cool off in the afternoon. Manager and staff on site were very responsive and caring to any of our needs. We would definitely stay here again.

First the pros: fantastic views, great location, comfortable beds, great A/C….. The cons are: stairs, stairs, and then more stairs. (No elevator.) It was two long flights up to our condo; and then the condo is on three levels. The construction noise next door made it difficult to sit outside. The small kitchen is OK but not really made for meal preps. I would have liked more seating in the living room (only one small couch) Overall: the view made up for the shortcomings. We enjoyed our stay.

This is a beautiful condo but be warned, you better be able to climb steps, lots and lots of steps. Luckily we were healthy enough to do so. Unit had everything we needed for cooking in the kitchen. The decks were amazing….yes decks. 1st one is off the living room, 2nd one is floor up off the master bedroom and 3rd one is rooftop. All have nice furnishings and amazing views. A couple negatives, only bc I think they sh know, sheets had stain so we had to wash them. Light bulb burned out in master bed made lighting not as good as it could be. We rented a golf cart for the week and no problem till last couple days, we couldn’t get into our space bc of other car and then another golf cart…the parking is weird. The grounds are well kept except there is garbage laying around that grounds keeper ignores and it’s just getting worse. The pool is very nice. Local restaurant, The Joint was good. We enjoyed and I do recommend as long as your healthy enough to tackle ALL of the steps.

We were greeted by Cesar upon arrival and led up to the beautiful 2 story condo (3 if you count the rooftop grilling area). Having previously stayed here, we knew what to expect , but we were traveling with a couple who rarely travel and have never been here before. Always nice to see the Island through the eyes of first time visitors. They were taken aback with the accommodations, the view, and the are of the Island where the condo is located. We found the few neighbors that were there to be very friendly. We will return, but have a few other locations to get to beforehand

My husband and I stayed for a week to celebrate my birthday this year. I can’t say enough great things about this condo. Delia, the house manager, was extremely communicative. When we were a little delayed due to the weather, Cesar waited for us to arrive for check in and show us around. Both are extremely nice and helpful. We prefer to stay on the calmer south end of the island, and this condo did not disappoint. The views are absolutely breathtaking, from the living room to the master bedroom, to the top sun deck. The master bed and bedding was very comfortable. I’m quite the bed snob and have struggled with this at other rentals, so was very pleasantly surprised to get a great night’s sleep every night. I had to finish up a little work upon our arrival, and the Wi-Fi worked well. The AC was also great throughout. We even had to turn it up a little after spending the day in the sun. The pool was refreshing and relaxing in the afternoons. The Joint nearby was great for breakfast, afternoon snacks/drinks and live music. There were plenty of dishes, nice towels (even beach towels- thanks!), and all the necessities. While the stairs felt like a bit of a hike the first couple of days, we got accustomed to them after that and they were a definite fair trade for the unbeatable views. Overall, fantastic stay and experience, and we will be back!

An absolutely exceptional home away from home. Three stories of stunning views. Cesar greeted us and gave a great tour. Located on the South end of the island, away from the hustle and bustle of the main strip. The home is well appointed with comfortable and modern furnishings, a well stocked kitchen and most importantly, fast wifi. It's clear that the manager, Delia, has thought of every convenience to make your stay at this picturesque beachfront as relaxing as possible.

What a wonderful condo—great views, comfy beds, and an overall fabulous setting! The property manager helped us out with renting a golf cart and provided a pack n play and lots of extras for our toddler.

The accommodations were spectacular, we couldn’t have been happier. We had three balconies and all had amazing views. The beds were very comfortable and the A/C was great. Location was great, The Joint restaurant and Bar was across the street. My favorite snorkeling place was directly behind us. We visit the Island frequently and this was the best. I would highly recommend this property.

We rented two different condos. The layout of this condo is better. The freezer needs work and can be frustrating, the dishwasher doesn't clean the dishes very well but works. They did supply many different utensils and pans/dishes. Limited spices but I left some there. Oven works great. Love having a security guard and a stray condo cat. The pool is nice and kept clean looking over the ocean. The laminated welcome information pages were outdated as a few restaurants have now closed permanently. The extra effort made with the Happy Birthday sign, Uno game and Beach toys were a nice touch and very appreciated. Leaving beach towels for us was nice. I believe the room could have been a little more decorated. The WIFI was better in this room than the others. Having a third floor balcony was nice, as we did yoga in the mornings. We also used the grill. Be prepared to climb steps through your stay. You come back feeling stronger though. The good on the island is very good. Most delivery places are Italian not Mexican. We did find great tacos and quesadillas across the street at The Joint. There was another place on the beach called Cocos that was good food. Highly recommend renting a golf cart for the whole week to go to dinner and the grocery store. Highly Recommend....the golf cart. However, the entire island was nice, safety was never an issue and everyone was very pleasant. Muchas Gracias! Should we plan another vacation, we probably would stay here again. Kin-Ha is a must for anyone that wants the full experience. A sunset cruise would be nice as well. Lovely Condos!!

This place is a dream. I loved the condo and the island!!

This is a beautiful condo! Everything was very clean. Beach towels were included which was nice. There was also a cooler for us to use when we went to the beach. The views from all 3 balconies are amazing. We didn't use the infinity pool until our last day there and wish we would have used it more because it was so nice! We got to speak with some of the other condo owners of the facility and they all really enjoy living there as well. Would definitely book this condo again.

Loved this condo - upper deck was a wonderful surprise. Nicely furnished. Right across the street from a great little bar. Far from city center. - so no noise, but just a 15 min golf cart ride to everything.

This condo was the perfect place for Our stay at punta sur. Waking up to the stunning ocean views every morning was a highlight. Had everything we Needed plus more.

The Villa was amazing. The location was tranquil as it’s far from everything. The ocean view each day and morning was an unbelievable sight. The grounds and pool are very well maintained and manicured. Rent a golf cart if your going to stay at Sotavento. The Villa is located 15-20 mins away from the Ferry Terminal. Delia, the Manager, was overly helpful and was always available. I couldn’t give it a perfect score as there we’re some dirty dishes in the cabinet. It was obvious they were put away without cleaning. Also, the walls are quiet thin so you may hear your neighbors from time to time. Internet is…Meh. Don’t expect to do much forward on-line planning for any subsequent trips as the internet isn’t very good. . LTE isn’t any better.
