Everything was clean, there was plenty of room and the furniture was comfy! It was literally a block from the beach, we walked there just about everyday. Everyone enjoyed themselves, and we plan to return again.

Absolutely perfect! We loved how clean the home was. The pool and hot tub were perfect for entertainment when not at the beach. We were close to restaurants and shopping which was great. We had absolutely nothing to complain about when it came to this property. If I had to suggest anything it might be to heat the pool in the cooler months. Loved this place!

We had a great stay! This house is about a block away from the beach and just far enough away from the “downtown” area. Very peaceful and relaxing. The only thing I would add is a heater to the pool.

Great place to come and stay with friends or family. The house itself is in great condition with everything you could need or want here. The pool and hottub are the icing on the cake. Plus its only a 5 minute walk to the beach!

This was our 2nd year at this property. We love everything about this home! Todd is so great to respond and communicate with. Thanks for a wonderful vacation place.

This was our first time staying here and it was perfect in every way. We settled in and found that the wagon was rusted out and unusable. I called and within an hour a brand new beach wagon was on the front porch. This house literally had everything we needed! We would definitely come back again!

Todd and Kim are great Host! The house was clean and so beautiful! The pool and Hot tub were a bit strong with chlorine. Other than that the house met our expectations and standards. The walk to the beach was minimal. I most definitely will rent this house again.

Wonderful place to stay!
The house was beautiful and had everything we needed including beach chairs, a beach wagon, plenty of towels, and a fully stocked kitchen. Great location that was convenient to the beach, a few stores and out of the busy traffic. We loved the pool and hot tub which were used daily. Very easy check-in and check out with wonderful service and hospitality!

Simply the best!
The house is great, lots of space for the 10 people we had in our group. Excellent location, just a block off of the beach. The pool and hot tub were wonderful for when we didn't want the sandy beach life. The kitchen is equipped to help you prepare meals with pans, plates, etc. I would highly recommend this location to everyone wanting a great experience all around, from booking to arrival and during our stay. We will be back!

We rent that place and the place by self it’s awesome for all ages. Todd is really kind and really serve us like a family highly recommend on that house!!!!

Perfect
Simply perfect! The house, location and host. The location is farther west out of the spring break area but plenty busting around. We had a great time as adults and with our children.

Off season stay
My family and I were very pleased with the property the location was perfect a block from beach and a short distance to the attractions we wanted to see. The house was stocked with the necessary supplies a family would need from beach toys to kitchen cookware. I would definitely rent this property again.

Great place to stay
Quite neighborhood within short walk to beach access. The beach access within walking distance is crowded but a short gold cart ride to a more private beach. House was clean with plenty of space. Location close to many activities.

Excellent vacation rental!
We loved our stay at Southern Sands! The house is beautiful and well laid out. The walk-in pantry is awesome, such a game changer when traveling with many kids and all their snacks :)
The whole group loved the private pool and hot tub and proximity to the beach was an easy walk.
We did find that walking down a little to an access point away from the Splash resort gave the group more space and sand to play in for the kids to play.
Overall this is a top notch rental, would definitely recommend.

Great experience!
We stayed with a group of 8 adults and 2 kids (5 and 2 years old). The upstairs master was great for a family of 4. The property is very clean and stocked with everything we needed. The property manager was very responsive. The pool and hot tub were exactly what we wanted. The walk to the beach is very easy. Traffic is not bad on front beach compared to a lot of Panama City Beach. Convenient to restaurants and grocery stores. Walmart and Target are close at Pier Park and A local grocery store is less than a mile west. Would certainly return for another visit.
