Lovely large room with comfortable bed. Great facilities and super host. Convenient location for travelling to lots of other resorts and villages.

Quiet location but also near to the town centre, easy walk. We stayed in a large, spacious and well equipped room. The bathroom was also large with a great shower.

Not a criticism of the continental breakfast which was good with plenty of options but I like a cooked breakfast when away from home.

Just returned from a 3 night stay at the Lawns B&B and cannot recommend it highly enough. Everything was top quality, our room was spacious and immaculately clean, lovely comfy bed and beautiful soft towels. The continental breakfast was excellent and Alex and Sarah were perfect hosts. Would definitely stay there again if we come back to the area.

We loved our stay at The Lawns B&B, perfectly located close to the beach, shops and amenities, with some lovely restaurants close by. Every detail had been thought about to make us feel welcome and completely comfortable. Conveniently on our way home from visiting family we'll definitely check availability on our next visit.

Very clean and comfortable in an excellent location.

The access was a little tricky but it was manageable.

It's newly refurbished and very comfortable B&B, Alex and Sarah are friendly and welcoming hosts and there are plenty of books. Convenient location just a short way from centre, beach and walks. By arrangement you can bring takeaways into the breakfast room later in the day. This is useful as cafes etc close early - check opening times if you plan to eat out in Budleigh!

Not a problem but worth noting that the house doesn't front on to Westfield Rd - access is down a driveway at the far end of the road.

Very quiet location with easy access to Budleigh and coastal path to Exmouth.

The Lawns is well situated in Budleigh Salterton, though not directly on the seafront, a short walk to the centre of town. The room was spacious and appointed to a very high standard including quality fixtures and fittings, electronically controlled shower, and bay window with four opening panes. The king size bed with electric blanket (not used) was soft and springy but comfortable with Egyptian cotton coverings with high thread count. Furniture was period art deco in keeping with the house. The environment was quiet and the view out to the gardens very beautiful. Breakfast was continental with french pastries and a variety of breads available. Also boiled eggs freshly cooked to be waiting at your chosen time to eat. Yogurt and cereals also available, and a fresh fruit salad. Your choice of freshly brewed tea or coffee with refills available. The breakfast room also has a lounge area with comfortable sofas should you decide to relax there.

I would have liked a cooked breakfast, but there was plenty to choose and all of high quality. No budget supermarket brands here.
