This is a budget hotel that we used for one-night stays on our way to & returning from France. No frilss but clean and functional with very helpful and friendly staff. We will use it again.

A budget hotel but excellent value for money. Very helpful staff.

Rooms mixed up and then never got the actual room we booked. Lovely young man on reception was so apologetic and gave us a round of drinks to apologise.The bathroom was absolutely freezing. Bed comfy but creaky and actual bedroom toasty however, the noise was awful and we struggled to sleep as could hear every single movement from room above and other rooms plus outside (bin men arrived at 0517 hours)Such a shame as the communication with hotel was excellent and they happily moved our dates due to covid.We booked two rooms as were coming down with friends and they had a standard room and we booked a superior room and were promised we would get the room we booked. Shame my email was replied to after we returned. The bar was lovely and young man running it on the night tried his best

Covid, lockdown, difficult times for all. The service I got was good I requested a downstairs room if possible which I was given due to cancellation. I couldn`t fault the hotel or the staff, I stayed for a short night only, due to commitments.

I only stayed for one night but should I ever have to go back to Folkestone I will certainly try and get a room there.The bed was more comfortable than the one I have at home. Had a great sleep.

Satisfactory for a single night stop-over.Karaoke going on in the bar later was very, very loud but I'm pleased to say it did not filter into the bedrooms despite out being on the ground floor. Really would have like to have had a hot shower but insufficient heat and insufficient water pressure.

Incredible value, nice large room, comfortable bed, quiet even on ground floor, good shower and even mints!

We stayed here for a night as was going to an event at the leas cliff hall. Staff where friendly room was massive and for the price I couldn't fault the place at all.

We booked a room for 4 nights, you have to go through the bar to sign in as there is no reception.....music was loud and consequently hard to hear what the guy who took our details was saying! It says free parking but you have to pay £2 per night to get a parking permit! ...hardly free! We were told our room was at the top of the building but when asked was told No, theres no lift ! This was NOT mentioned on the website.....good job I could manage the 6 flights of stairs....just! The room itself was small with a board with pegs instead of a wardrobe, stainless steel double shelf (more suited to a kitchen) to put clothes that you cant hang, bed wasnt too bad but found it strange the the TVs remote control was in it! The decor left a lot to be desired too, magnolia coloured walls with darker magnolia damp patches!The buffet breakfast was very good .....All in all very impersonal ......would definitely NOT stay there again!

Over all the hotel was o k but the bed needs changing the mattress was to thin and the frame creakes everytime you move No hot water for the shower and pressure not very good

Superior ground floor double room was spacious and well set up. The only thing missing was a fridge which would be helpful for storing food in the summer.The room was very quiet except for the toilet which made horrendous noises when flushed. Loved the large fluffy bath towel and soft duvet cover and pillow slips.

The staff and service were very kind and helpful, good food and not expensive. The bed was comfortable, just have to fix the head board... nice place to stay and walk in Folkestone, I'll come again.

Fairly basic but good value. Very well situated right by the Leas

Stayed for four nights room only. The room was a good size and nice and warm with a large comfy bed. The furniture could do with updating but overall a nice stay.

Was looking for somewhere cheap and cheerful to crash after my works Christmas party across the road at Leas Cliff Hall. Was pleasantly surprised!! Helpful check in, lovely spacious clean room. Perfect for a no frills budget stay.

I havent stayed here before,but it was a very plweasant experience. The room was very clean, the Staff were both friendly and helpful. I had a bar meal which was tasty and reasonably priced. Breakfast was fresh and as expected. Excellent amenities for a room and breakfast price of £27.I will stay here again on my next visit to Folkestone.

Chose the hotel because it was close to the sea front and it looked nice on your site. Unfortunately although it was close to the beach it fell very short of the description, and the photos must have been taken a long time ago.We booked three rooms.Room 2 had been trashed the night before, although the staff had worked to clean the room it still smelled of sick and something I dont want to describe. We tried to make coffees but the cups were dirty and the kettle had a hole in it. The replacement new kettle also did not work After complaining we were moved to room 6 which was just OK, apart from needing redecoration.Room 5 was OK but also needed updating, with a nice collection of black mould in the bathroom.Room 10 was in similar condition with the added disadvantage that the bed had to be supported on one corner. On the plus side the young man at the bar who checked us in and dealt with our complaints was very efficient and helpful.And by the way if you want to be entertained on a Friday and Saturday night by an in house disco ( as advertised as until late ) this is the place to stay at.
