very clean, quick checkout and check in. wasn't clear whether breakfast was included. only provided coffee not tea in the room. rooms sanitized so that is refreshing to know.

The best thing about our room was the balcony. The room itself was just okay. The bathroom I wasn't at all impressed with. We've stayed in hotels that had a much better layout and cost a lot less. The reason we chose this hotel was because it had a balcony.

We came for a shopping weekend the hotel was a nice topper for the weekend. Pleasant and well attended, great location!

The room itself was nice and comfy.
My concern was over cleanliness in the room:
The carpets had some questionable stains.
The shower tiles grout was quite dark in color, I would have worn sandals if I had a pair. It could use a good bleaching or scrubbing. Totally questionable.

Outstanding place to stay! Would have given 5 star if breakfast came with it. But they did have a small diner and bar for those who needed some food and drink.

Friendly staff working under difficult circumstances. Hotel surrounded by disenfranchised people added a threatening overtone when walking our dog in the evening. Felt bad for staff who had to "handle" homeless coming into the premises.

The gentleman working the counter named Day was very helpful in getting us quickly checked into our room even though we’d arrived earlier than the checkin time. We needed to get ready for a funeral we traveled for and had our 1 year old in tow, so this was a huge relief for us amidst the chaos. I really appreciated his help. Our room was immaculate and spacious. Only complaint - breakfast wasn’t great. My husband’s burrito was mostly just potato and my french toast wasn’t toasted. It was just bread dipped in egg that had been warmed in a pan and was still soggy. Probably just an off day for the kitchen though, because everything else was wonderful. Definitely recommend staying here when visiting Fort Smith. It was also close to many restaurants and shops.

Stayed here on July 4 while driving cross-country. The price was very reasonable (although it’s a few miles from the interstate) and we got to see the charming city of Ft Smith. The front desk woman was very nice and let us know that there would be fireworks in the park but they could be seen from the parking lot. Without asking, she put us on the top floor in a room with a great view of the fireworks. With the window closed, it was QUIET. Amazing. Didn’t hear noise from other rooms, either. The property was very clean and comfortable. Didn’t have breakfast; online it said $15 for breakfast, but the front desk person mentioned breakfast times and didn’t say there was a charge, so who knows. There are many coffee shops in the area. I’d definitely recommend it.

The property is very nicely appointed. Our room was clean and very comfortable. The unique couch was really comfortable.
Cons. A poorly stocked bar. No oranges, no olives, no top of the line bourbon. The bartender was friendly and helpful.

Balcony stay wasn’t worth it, overlooked a small courtyard and mostly the correctional facility. Room smelled like smoke, but was clean. Staff was nice enough and it was well located to walk downtown to restaurants

Booked suite. Was given a double room that was 350 ft less space. Apparently if you book thru third party you are not accommodated even though I’m a Marriott Bonvoy member. Room was not totally clean. Mirrors. Tv dirty. Stay elsewhere Restaurant/bar or breakfast was not open. Just a conference hotel.

Although it is a nice place and clean room, I was told at checkout that I would need to put down a deposit for my dog. They now refuse to refund the deposit saying they are non refundable. Now where does it say there is a pet charge. Site says pets welcomed up to two dogs. Does not say you will be charged.

Hotel was a great location to be within walking distance of restaurants. Overall, it was nice and well maintained, but cleaning could have been a bit better. We’ve definitely stayed in worse, but there were a couple of hairs left on the sink/floor, the ice bucket still had some water in it, and there were little pieces of debris on the carpet in the hallway. Would stay here again.

Booked room with king bed and balcony but only got a room with two queens and no balcony. Really wanted the balcony but wasn’t gonna move the second day and they apparently didn’t have one available the night we arrived. Food was great and service good. Nice place to stay.
