One night stay after arriving in Sri Lanka. Arrived late but they were expecting us. Main issue was that the a/c didn’t work and it took us 3 requests to get management to fix it, which they did. Big room with a nice bathroom. A bar fridge which didn’t work. You walk along an outdoor walkway to get to your room. On the top floor of 3 where we were you had ocean glimpses. Good pool and breakfast. Close to Beach and in a quiet side street. Lovely people working there.

The room could have done with a deep clean and some paint.Besides that the condition of the room, the service was great and location spot on. Nice clean pool to cool off in.

Rooms are spacious and clean if a little dated. I understand hotel has new owners is working hard on improvements but a shame that most rooms don’t have a balcony or view. Pool is nice but design and space means much of it is in the shade. Hotel staff endlessly helpful and responsive. Breakfast is very good but all waiter-served; a buffet is surely the answer. Hotel is in very convenient location for restaurants etc. but the beach is very windy and no developed areas with windbreaks and sun beds as yet.

Neat and clean. Good location just off the main road. Very friendly staff with great service. Nice spacious room with aircon, fridge, fan and complimentary water. Very nice breakfast menu and pool area. A nice start to our Sri Lanka trip just a short distance from the airport. Highly recommended.

I would say the client service and attitude was great. The manager Chandana should have a special mention. He is terrific and was all the time looking to make the stay better. His influence has worked well and his team also positively work towards going the extra mile to keep the client contained. Having said that technical maintenance of the hotel facilities is not good. When we checked in we were given a suite in top of the floors and the building doesn't have lift. Refusing to take it we were given another room which didn't have suite facilities. All this happened when Chandana was not in site. When he arrived he immediately provided us with a room located closer to the reception. Unfortunately we found that the air-con was faulty and during the final day we moved to another room which was perfect. It was inconvenient but at the end we found a good room. The food is basic with very few options. It was not a big issue as there are plenty of restaurants in close proximity.

We stayed for 2 nights. In this hotel we were robbed, entered the room and stole money from my bag while we had breakfast. The room was awfully dirty. The kitchen did not work.

The hotel was comfortable and had very polite and helpful staff. What could be improved is there internet/Wifi service. During our stay, it wifi was not accessible from the rooms although in their website it was stated free wifi was available in the room. They should also consider cleaning the pool better.

Lovely hotel with very friendly and welcoming staff. Close to the main road through Negombo Beach with shops, bars, restaurants and the beach all a short walk away. WiFi and breakfast not as good but the rooms were well presented, spacious and clean. Staff were helpful and a paid airport pick up is available. The train station was a cheap (250 rupees) Tuk Tuk ride away. The hotel was quaint and charming. It has a pool and bar as well.

The current owner of this hotel has recently totally renovated this hotel and only a few finishing touches are now needed..My room was Large and spacious with excellent air conditioning and a comfortable bed. The Bathroom was excellent with a waterfall shower and constant water pressure.The internet was strong,stable and Free.There is a perfectly adequate swimming pool with sun lounges and parasols.Breakfast was made to order and plentiful. Multi channel television in my room with international channels. Staff were excellent from check-in to departure.They even arranged a taxi back to the airport. Security Guard on the Hotel entrance to add that extra peace of mind. 5 minute walk from a Lovely beach and numerous restaurants/Shops. The only thing that took the edge off my stay was the Hotels location. Its located 100 m down a side road off the main road and my Airport taxi had a great deal of difficulty finding it. He had to ask Three Locals before we finally found It.I would have no hesitation in staying in this hotel again next time Im in Sri-lanka

Its a bit off the main road and situation just 2 mins to the beach. Stayed there just for a night after landing and leave in the morning to other place.

Hotel is tired, poor value and pretentious. Some waiting staff could not communicate in English. Breakfast was supposed to be buffet--it was not. Pool chlorination is to inadequate, unhealthy level and tile grout is filled with algae which stained swimming clothes. Not a good experience, considering price paid.

Negombo itself is just not very nice the hotel staff were lovely though

Down a side street away from the main road. Very comfortable hotel. Location excellent for beach and bars and restaurants. Ideal for a couple of days stay in the area.

Hotel provided a welcome drink. Registration service was prompt and we were in our room within a few minutes of our arrival. Room was well-appointed and the air conditioning in the bedroom provided a welcome relief from the heat of the afternoon. We took advantage of the pool area and were pleasantly surprised to be given complimentary towels. We were only staying one night, as we had an early flight home the following morning therefore we decided to have dinner at the hotel. We only had one course, which was beautifully presented and tasted as good as it looked. The meal was excellent and was the best one we had during our stay in Sri Lanka. After a comfortable night's sleep, we had time to enjoy an early breakfast before heading off to the airport.

Only here for 1 night and left very early. Staff very accommodating preparing us a breakfast to go since we were missing it - I thought that was considerate. Wake up call was someone knocking at the door - Old School.

Quiet location off the main Negombo strip, but within easy walking distance of both the nightlife and beach. Overall, very good value. Not the most luxurious pool area, and the rooms had little in the way of views, but there are many extras, not formal for this grade of hotel. Wi-fi was poor at the time, and some of the room electrics were ropey, if not down right dangerous, but the staff worked to rectify these.
