Great location, easy access in and out if the house, overall!!

We spent 7 days at JUST BEACHY with 9 adults and 5 kids aged 5-12. We have stayed in various rentals over the decades, and everyone agreed this was one of the best places we have ever stayed. It is a very large house, 3 stories, and I think about 4000 square feet with a pool and great access to the beach. We usually have to rent 2 condos for our crowd which is sometimes at 16 or more people. We were able to seat all 14 people at the table for our last nights dinner. We would definitely stay here again.
* Every kitchen utensil you could ever need. They have a blender, Keurig K-cup and drip coffee maker. Large pot for shrimp. Bring a chefs knife or knife sharpener. Fridge was big enough ot hold food for 4 families.
* Mattresses were comfortable.
* Nice swimming pool. Kids will need goggles. Pool and pool area lit up at night. * Has a Big Green Egg charcoal grill. C/O YouTube to see how to operate it.
* Beach is just across the street. Partial view of Gulf between houses from front balcony. Beach was only crowded on weekend.
* You HAVE to keep the doors closed to keep the air conditioning from shutting down. It comes back on in 5-10 minutes. Great feature for a rental.

We were in town for a softball tournament and the house was absolutely perfect.

This was my second stay at this property. The home has everything you need for your beach getaway. So clean and fresh smelling when we arrived. Decorated nicely. Beds are very comfortable.
Having a private pool for the evenings is a nice place to close out the day. Bedrooms on the 2nd and 3rd floor nicely accommodate couples. Older children can stay on the first floor in large bunk beds.
Easy walk down the board walk to the beach.
Easy walk to Pineapple Willys if you want quick snack.
You will not be disappointed with this property. I will be back!!!

Comfortable, plenty of bed options, pool with lots of loungers, close to many groceries, restaurants, and attractions.
Kitchen was sufficient but will need to bring everything else. Next time I would bring a real knife and meat thermometer.

Clean, good layout and everything you will need. We spent most of the time out by the pool which has both ample sun and shade. The kitchen worked very well & is setup well. Comfortable beds with nice large bathrooms. Jeff is an amazing host! Got back to us right away & is very accommodating.

I was able to celebrate my 70th birthday with my siblings, cousins, sons, niece, great- nephew, and great-granddaughter. We were able to spend quality time with plenty of space. Everyone loved the house, especially the spacious common area, private bedrooms, balconies, and pool. The beach is right across the street and Pineapple Willy's is within walking distance. My brothers were able to golf at a nearby course. The house was nice and clean. The owner responded quickly when I had a couple of questions. I would recommend spending a vacation at this property.

This property was beautiful. So close to the beach. Beautiful and comfortable bedrooms. Plenty of room to all eat together. Easy to communicate with Jeff. He is very responsive. All the extras thought of. We did heat the pool since it was early in the season and it was great. Would definitely recommend and we will book this house again.

Yes like all the other reviews it was clean, super easy access to beach, spacious layout, decor was good..... but also great hvac. When we needed heat after returning from the cool beac it was hot instantly. The pool was not just warm for us in the winter , but nice steamy 100 degrees. Felt great to be able to still use amenities in the winter. Thanks Jeff for a great experience.

Having such a large family that wants to go to the beach together, we’ve found it hard to check all the boxes but this house does! PLENTY of bedrooms and bathrooms for everyone. The house is so clean, well-kept, and modern. Unbelievably close to the beach, and the pool is a great size! Overall, such a perfect perfect house that exceeding our expectations in every aspect!

Awesome place to stay. Plenty of room for all. We were 10 adults and 7 children and couldn’t have had more fun! The beach was very accessible and it was a great location.

The only reason this is not 5 stars is the cleaning was substandard. The floors were dirty.clean socks and bare feet were dirty after walking on the floors. The outside was nearly untouched. There was small trash around the poll. The second deck on the front had a large coffee spilled on it, and it wasn’t even noticed. I know this because, despite the smoking policy, there were cigar butts and labels luring on the deck.Both large trash containers were overflowing and not emptied until Tuesday, forcing our 18 guests to pile garbage bags in our vehicles until then. And the “cleaners” weren’t finished until 4:30.

This property was a great location. The house was very spacious. Electronic check in board offered lots of info, weather, restaurants, etc. If I could change just one thing it would be 2 set of twins bunks in each bunk room instead of Queens. When they say 4:00 PM check in, know that it might be a little later as in our case, around 4:30 PM

Well let us start by saying from the time we booked last year Jeff answered every question until the time we checkout yesterday 4/23/2023. His attentiveness to his guest is unbelievable.
Now about the house EVERY couple was so impressed with having their own bathrooms .
The heated pool , the location to the beach and local runs to the grocery store.
Now to the cleaning staff of the property! AMAZING
WE WOULD DEFINITELY STAY AGAIN

This house was perfect for our group! It was clean, spacious, and close to the beach! We loved the number of bedrooms and bathrooms. It gave us all privacy and lots of room for multiple families to stay together, but have our own space! The owner was prompt in his response time and made us feel welcome! The beds were comfortable and the house was in a great location! If we are in the area again, we would definitely stay here again!

Our 4 grown children,spouses and grandkids all enjoyed this house so much!! We couldn't think of a si gle thing to improve. Very clean, accommodating to all our needs and ages. Privacy for couples, but also a great living room/kitchen space.

This house "Just Beachy" was wonderful! We only had 7 in our group as the other 7 had to cancel with sports but there was plenty of rooms, bathrooms and space for everyone. We paid for pool to be heated...in March a definite must! Just a walk away from the beach. We didn't have many questions on our stay but when we did Jeff always answered right away! We will definitely book again.

This was an extremely nice property that offered a very welcoming arrival. The property was very clean as well. We did a little cooking for the crowd...the kitchen was well equipped. We were able to walk to some restaurants and bars or a short Uber ride to others. Shopping in the immediate area provided everything we needed during our stay. Any information needed regarding the property was easily provided. The owner made it clear that we could contact him if we needed any assistance during our stay.

I brought my daughter and her college volleyball team to PCB for a short vacation. The house was wonderful because they had their space and I had mine. Very nice neighborhood and great location. Only suggestion would be more cooking pans and utensils. We would rent again!!!

We can’t say enough great things about this place. Jeff is responsive and super nice. Everything about this home is perfect. It is steps from the beach. It is clean is spacious is beautiful. Would definitely stay here again. Every time I come to Florida and Panama City.

The property was the perfect location close to the beach, has a wonderful heated pool. The rooms were perfect with a majority of the rooms having an attached bathroom. The living area was wonderful for having all of our group being able hang out together. Just a few cons, one towel per person, items such as toilet paper or dishwasher pods not included, one hairdryer and 4 beach towels for 18 person house hold.

The property owner Jeff, was very quick to respond to our questions. The home is beautiful, in excellent condition and was exactly what we needed for our family vacation! Our family of 17 stayed here for a week and we loved it! Great location with easy access to the beach, beautiful ocean view, restaurants, stores and attractions! The common area on the second floor was perfect for all of us to gather for games and relaxing. The heated pool was awesome for unwinding and for the littles to burn off some energy! 3 Kings suites and 6 queen beds offered more than enough bed space for our crew! We will definitely stay here again and I highly recommend this home!
