Great. They have things to do at night for the kids. Movie, bonfire and karaoke by the pool.

The Villa was so nice, well-kept, well furnished, well stocked in the kitchen and clean. We had fun feeding the turtles when bread or crackers was thrown out to them. They are huge! We were in town for one of our granddaughters Beach Wedding.

The property was beautiful. Everything we needed was there and even more!!! This place is perfect for family's work kids of any age! The host was awesome and kept in contact. We will be rebooking!!!

We enjoyed our stay. We weren't overlooking the beach but the location ended up being good for the dance competition since we were close to the convention center. Place was nice and had everything we needed. It was a little walk to the beach but not too bad and the trams were pretty frequent so if you really needed it you didn't have to wait too long for one.

I enjoyed my stay, looking forward to next year trip.

This property is well-maintained and the development is professionally managed. I would recommend this unit over and over again. The property manager was easy to work with and was available to answer any and all questions. Highly recommended - 5 stars across the board.

Edgewater 312 is and should be the standard for " a home away from home." There is no such thing as " no place like home" because 312 proves that to be a myth. The owners are most prompt with response/assistance. I have almost two decades vacation home/villa stays at panama city beach, which includes stays at my sisters place in Laguna - and she will be hearing from me about my wonderful stay at 312 - Thank you 312 owners this was my absolute best ( and not this is not to flatter you/all) stay in several years.. I am in hopes that I will be able to stay there again when available - thank you bunches 312 owners from me and my son ( who is living with Autism) for a most absolutely comfortable, welcoming, accommodating, clean etc. home away from home stay! R/Nadine .

Amazing place to stay for our vacation. Beach was just a 7 or 8 minute walk without having to cross any streets. Couldn't have asked for a better place for our family to stay.

You can stop scrolling, I already did the research and you can just book here! The 312 Edgewater Shell house was perfect! The townhouse is decorated very beachy and totally sets the vacation mood as soon as you open the door! The master bedroom has a King bed, en suit bathroom and access to the upper deck. Bedroom two has access to the upper deck and two full beds. Bedroom three has a queen bed. The kitchen was fully stocked. There was even a gift bag full of sun screen and aloe. Thank you to whoever left the cold compress in the freezer. It really helped on a sunburn! There is a small pool steps away or you can take a few steps in the other direction and cross the bridge and go to the resort pools and beach! You can also be picked up by the golf cart tram. We had four adults, two teenagers and one child! We all had a blast! The owners were very quick to solve a little issue caused by the previous renters. If we return to PCB, this is definitely where I will stay!

First time staying at a resort. Very well kept. Pools were awesome. The tram was awesome and shout out to Cheryl our driver!!! Great drinks great time.

We stayed in this property for 4 nights with one more family. Property is so neat and clean it had all the amenities with well equipped kitchen including which we were surprised to see. Beach is very near just need to cross the bridge, we stayed in unit 312 of building 300. that had every thing near by. Property manager was my good and quick in all the responses. every thing was as communicated. I highly recommend this property perfect of 2 families with Kids. we all loved it.

This was our first family vacation since covid and it was much needed. It had everything we needed even a pool close to the condo that did not draw a large crowd. The beds were comfortable and it really felt like home away from home. The owner was very accommodating and answered all of our questions. Will be staying here again.

When I say the picture we seen was exactly like it was once we arrived. The location was even better. The beach was a short walk or you could wait for someone to pick you up

This condo felt like staying at a friends house. Made us feel right at home! My family has been staying at PCB every year for over ten years, and this was the first place that really made us feel welcome, not just an income. They really have it set up for a nice stay! It's not new, but it is taken care of!!
