Generally fine. My only (minor) issue was a poor electrical contact in the TV aerial lead.

The room was pleasant and clean and the staff were friendly and helpful, making the most out of our stay. It was in a perfect location as it is walking distance to the lanes and the seafront, yet also in a quiet and safe location. It was a perfect choice to stay affordable and discover Brighton. The only downside was the heat at the time but the staff provided fans and still provided a great experience.

Location was great & 1 night stay was just about ok as accommodation poor , state of room needed a good clean Toilet seat needs changing unhygienic also phone pug charges didn’t work!

Amazing hotel! Polite and kind staff! Needed a last minute saviour for a hen night accommodation and this place was a needle in a haystack but such a good find! Reasonable price, staff were very nice and had no issues with us being a hen group with decorations for the room etc

We stayed in the premium double room which was excellent. Great location I would come back and stay again

Really lovely room, the staff were friendly, kind and helpful when we checked in. Conveniently situated for the town and beach and a 20 minute walk tocthe station. Would recommend.

Nice hotel

We had to change rooms as the 1st room we had was not to the standard. Shower door broken, usb plugs not working, bathroom sink was in the bedroom, broken chair and overall needed a good deep clean. Having being moved to another room we found there was more space and better laid out room however there was a shocking amount of dust that set off my allergies along with mould in the bathroom shower. Not a great experience but appreciate that they were willing to try and satisfy our issues by moving us from the first room.

Really great location, near the sea, a lovely part of town, everything you need on your doorstep abd around a 20 min walk from the train station. The property is absolutely fine for somewhere to sleep. Nothing special but perfectly functional.

Great price and great location for walking to the beach/pier also nearby St James street good for restaurants/shops.Parking is a nightmare as few spaces around and all residential permits.I parked illegally as not prepared to pay Hotel price for permit but even if you have one finding a nearby space difficult. Very mild for December and room was too hot for us to sleep so we opened window which was fine until around 1 in the morning woke up due to strong smell of Marijuana coming into room from some one smoking below! I presume from guest smoking out of his window as it says anyone smoking in room will be charged a fine. We loved Brighton and due to the low price we paid for this triple room think we got good value despite tiny bathroom and uncomfortable extra bed .Staff were friendly

For an overnight stay it's plenty peaceful enough. Comfortable and friendly. Can't ask for much more.

Be aware of limited reception hours and check-in times. You must make arrangements to arrive after 19:00. We made the booking at 18:35 and mentioned that we were several hours away. There was no mention made by the reception desk person of needing to arrive before 7:00 or there would be no one to check us in. We received confirmation with check-in instructions at 20:00, which was after it was closed. We were able to enter the lobby upon arrival and there was an after hours emergency number. All that was accomplished was after waiting an hour in the car, we were locked out of the building with no response or help. Also, they will not refund our payment. That is a very poor way to do business and poor customer service. Had we been informed about needing to make arrangements for a late arrival, we would surely have done so. Not being informed of this unusual check-in availability was not our fault and should be mentioned when inquiring about the availability - especially when it's so close to reception desk closing time.

We stay here regularly and it is perfect for us. Lovely room, very comfortable, nice decor but affordable. The parking is free after 8pm and before 9am but spaces can be tricky to find! The staff are lovely and very accommodating. They even informed me when I booked for the wrong day so I could change it! Thanks to all for making our weekly stay so lovely :)

Our Family Room was very modern. And pleasant it did get very warm even tho it wasn’t a hot day, but they did provide a fan in the room that kept us cool. It was closer enough to town that you can easily walk but far enough off the busy street that you couldn’t hear the party goers. They had Netflix in the room too so we were entertained in the evening with the littlen.

Staff very nice. Manager was really polite but he has a job on his hands. Yes smell of paint and hallway always had ladders and rugs everywhere but it is going to take more than a lick of paint. First impression from outside, dirty and disgusting. My heart sank when I saw it. Room, well the blind I wouldn't even put it up in a shed. Bed really comfortable. Small bathroom, I didn't use the kettle it didn't quite look clean always bought out. Windows grubby. I suppose you get what you pay for. The pictures advertising this hotel is definitely not what you get. Manager very pleasant but that is as far as it goes. Good luck 🍀

Stylish hotel but that's all it is, it's just all surface level. When you start to use things they don't work like the both the door to the room and the bathroom door was an absolute joke to close. The shower was like somebody dribbling on you. The staff are friendly although never there to speak to. I phoned the owner to as him about breakfast and more toilet roll, he didn't pick up. Phoned me back later but not about the call I had made to him but to promote and try to sell an appointment in the spa. Don't bother staying here unless you like annoying doors and annoying staff!

Parking was dreadful and there was no one on reception for most of the stay, front door didnt close properly But apart from that, room was clean, very nice location

Location is good it is near the beach and near rhe town centre.. however as it is self parking quite expensive for a day and overnight parking.. Hotel is quite dusty. Bathroom is outside the room. it ‘s seems that it is not worth it for the amount I have paid

This hotel was perfect for our short break, 10 minutes walk to town centre. Staff was very friendly. Although when we booked this hotel they did offer breakfast but this option is not available, we was refunded our money for this option straight away.

Looked nothing like the pictures on the site unfortunately and was a lot smaller, not much ventilation in the room so it felt really stuffy. The walls were super thin and the days we stayed there, there were arguments, crying and fights late into the night, with people running around on the floor above us and on the same The hotel looked warn and out dated but was convenient for the time we were there. On the whole I’m quite disappointed with the stay as I spent a l lot of money including parking to stay in a sub par hotel with poor conditions. Way too for the hassle of staying there with the little sleep that me and my colleague got. Not impressed and poor value for money. I would personally like to my money back for a poor experience, I wouldn’t stay here again I’m sorry to say

Good location. Lovely staff. Very basic - - Grossly overpriced for a small single room with shared bathroom and no breakfast. The shower door broken so couldn’t use 1 day. Sink in room blocked and remained so even after cleaner had cleaned the room.

Door slamming is annoying in every hotel around the world. And usually it is down to inconsideate guests. But I think the age of the building means that slamming is the only option to close the doors here. Other than that, very friendly welsome and very nice short break.

Called to allow self check in. No kettle for tea and coffee in room, very few amenities, shared bathroom, squeaky floorboards, saw no staff at all. Also not advised there was no parking available until 1.5 hours before check in closed, despite advert claiming it was.

The Manager was kind to help us check in when we arrived 15 minutes after check in time. The room was clean and comfortable with good beds. However there were large bags of dirty linen and towels lying outside the door of our room. This may have been because we were in the Family Room which is located in the basement next to the Spa Room. There was a sign on the door saying to keep quiet for the Spa customers. It seems strange to locate families with children near a Spa room. The room photos showed a table in the room, however this was missing and the chairs were very wobbly. The website stated there was parking but did not mention it would cost an additional £15. There was no thermostat to control cooling. The shower recess did not drain properly so we were in fear of flooding the bathroom ever time we showered. Not our best experience.
