Our recent stay at this VRBO in Austin, Texas was nothing short of exceptional. love, loved staying here, it was a truly awesome stay - stunning spacious home with great pool/ hot spa. We had some trouble with the spa heat the first night but our query was quickly answered and the issue resolved. We cannot recommend it highly enough. From the moment we arrived, it was clear that convenience had been thoughtfully factored into every aspect of our stay. The property is ideally situated, offering an easy and stress-free commute to the airport. This made both our arrival and departure smooth and hassle-free, saving us valuable time and energy. Upon entering the home, we were immediately struck by its cleanliness. Every room was spotless and impeccably maintained. It was evident that the host takes great pride in providing a clean and comfortable space for their guests.We felt like a perfect home-away-from-home during our stay. The clean and beautiful pool and the separate hot tub, made the evening relaxing and enjoyable. One of the highlights of this VRBO is its location in a very peaceful neighborhood. All the houses are estate houses with yards more than acre plus. Lots of restaurants and grocery stores are available no more than 2-3 miles. If I ever go back to Austin, this will be on the top of my list of places to stay. Thank you host for this lovely vacation rental. This house is easily accessible and immaculate! When you stay somewhere away from your own home, you want it to be clean, comfy beds and furnishings comfortable with all of the comforts of home (maybe a little more if you are on vacation, so you have that vacation experience). The owner/manager communicated very well and timely from the beginning to the end of our stay, which is an aspect that we appreciate because we have rented other homes where we did not have this experience. Everything was as stated and it is even better in person. We had 11 people with two visiting. The home was very accommodating. The yard is so big that all the kids played football and games. The pool is well kept with pool towels provided and seating spaces around. The kitchen WOW what a large luxurious kitchen ---- we have a large family and enjoy eating in a lot ---- so this kitchen is very big allowing for several of us to help prepare our food. So, I would look no further as this home has the comfortable space you need and location is easy access to various locations.

Our family had a trip to Austin and we found this “Heaven near Austin” Nice and peaceful retreat away from the hustle and bustle of the hotel zone. Plenty of outdoor backyard space and seating. House was nice and clean and well stocked kitchen. House had tonnes of games options to entertain large groups. Ray is amazing host and stayed in communication throughout the trip to make sure we had everything we needed. Very responsive to our queries and sometimes our silly queries. We enjoyed our stay very much. Weather was perfect to enjoy the outdoors and pool was the centre of attraction of our group. Indoors some of us played games of ping pong as well as learnt how to play pool on the professional 8 ft pool table. House has a huge Media room kind of, where the poker table was laid out and we had so much fun. This has been one of our best stays so far and we highly recommend this big house for large groups. Location is very central and you can access any grocery shops, medical stores, big shopping stores in just 2 miles. World famous San Marcos Outlets is just 8 miles. We could not have got this big house with so many amenities at the current price. We have recommended this to our friends and families and we are Definitely coming back next time !!

What an amazing property it is and so spacious. Truly it is 5000 sq ft ! Bedrooms are so very spacious. House had everything anyone could ask for - beautiful kitchen stocked with lot of cookware, open living room, large TV's in each room, great game room (teens really enjoyed this), hot tub jacuzzi in the master bath room, 8-person outdoor hot spa, fire pit, comfortable bedding, etc, etc. It's hard to think of anything we didn't have. It was a perfect family vacation, spanning 3 generations. Outdoor pool area was the centre point of our stay and weather was very nice to enjoy the big pool. There were so many options for indoor and outdoor games that we did not wanted to leave at the end of our stay. We wanted to extend our stay, but unfortunately the house was booked by other guest next day and we can totally understand how popular this home is. We also really enjoyed the proximity to key locations in Autin and San Marcos. One of the best features was the property manager himself. We had missed to update our dog, during our reservation but host was helpful and helped us add the pet after our booking along with the applicable pet fees. I have rented houses many times through different companies, and he was the most prompt, well-informed, honest, friendliest, warm, and helpful property manager I have ever interacted. Every request or query in minutes (even seconds sometimes!). This is 100% perfect spot to entertain large groups and get together.

We were welcome to dead crickets, grasshoppers and roaches within the property along with finding live roaches within the bathroom and spiders. Chipped scratched up tables and molding with the furniture falling apart. The wood flooring has gaps creating a tripping hazard. Brown patch of mold on the shower ceiling with counters when wiped left the paper towel black with dirt. The green grass lawn shown in the pictures is in need of mowing and dead. In March I told him I will be hosting my wedding reception here as the listing stated it was perfect for weddings. The week of he asks me if I have any guests and tells me that I will be charged per additional guest. Despite the property stating pet friendly he charges me per night per pet. He tacked one a large sum the week of my wedding when I obviously can’t back out. He then tells me how he kicked out some guests the week before and he can evict me if he sees on the cameras a single extra guest or if a car is parked on the street. So on my wedding day I am stressing trying to fit as many guests I can onto the driveway and having other guests park down the road. He will try to convince you to cancel your VRBO and sign a side contract with some minor discounts because you know he is totally not pocketing a good chunk of change. I will be reporting this to VRBO since I know this is a violation of the Terms he signed. Expect his listing to be removed so book at your own risk. More I want to write but character limit.

Me and my girlfriends definitely enjoyed staying here. Plenty to do and some cool local bites nearby. Close enough for some fun in Austin as well. Definitely need to goldilock the beds due to some being firmer than others and bring a spare pillow if you sleep with more than one.

Rays was super nice and made our stay very pleasant. The outside grill was a nice touch and overall it felt like a homey vibe.

This house had all the room we needed, very spacious. Our host, Rays, was very accessible and responded to our requests or needs promptly. We had a great time and the location for us was perfect. If you have a large group this house is perfect.

The house was overall a good experience. I would stay again, but a few things would have made it even better. Kitchen utensils were very minimal and found only one bowl. For anyone cooking, maybe consider bringing your own cooking supplies. Also, there weren’t any linens or towels for the extra mattresses on the ground, and we had to go out and buy these items. For the price, I feel like this should have been provided. The backyard was nice and private. The pool was perfect!

Everything was great. We loved the house and it’s amenities. The communication with the owner was good too. The only thing we could say we didn’t like is that the grass was really long and because of that we got a lot of insects bites.

We had a good time celebrating a family member’s graduation as a family - a lot of room to spread out, and we had a blast in the pool. Parking is limited so be sure to check out the parking guidelines ahead of time.

Exceptional Estate home and experience in such a huge lot ! The host made check in & check out process very comfortable and were honest and helpful. House was very clean and the pool was impeccable with plenty of space to relax. Nice pool towels as well. All the furniture is true to as described in photos. Sheets were clean, soft, and mattress wer every comfortable. Very nice neighborhood and we felt really safe in a good location. As I travel extensively for a living, and am on the road most of the days per year, so I have seen it all kind of good and bad and I assure you this property is the one of the best. Super Clean, Comfortable Beds, the right type of towels and beddings positioned right where you need them. House is beautiful open and lofty. Rooms are very sapcious. The pool and yard was very beautiful. In addition to an amazing home, proximity to most of what Austin has to offer is good. If your'e lucky enough to find this property available, do not hesitate to push that button ! The pictures and description were accurate and house had ample supply of daily necessities, such as toiletries. The neighborhood was very pleasant and the location was close to local restaurants, food stores, gas, etc. I would definitely recommend to friends and family to this wonderful property. Host was very attentive and responsive to my questions and requests. I will give 10 out of 5 stars. Overall, great vibe! I highly recommend this stay for everyone !!

Beds were very comfortable! Showers had great water pressure & the pong table was a blast! Location was perfect for the wedding venue we were attending. Great house for couples or girls’ weekend!

I have traveled a lot and learned the difference between a House and a "Home", and I was at "Home" here. It was so beautiful, with such a big yard - it's so huge! The 10 ft fence all around gave our group complete privacy & was quite far away as this property is around 2 acres. The Morning Sunrise in the backyard, with the sunset through the windows in the front was inspiring. Just walking barefoot in the grass and swimming peacefully under the stars made my stay Prestine. The experience of our morning yoga routine overlooking the vast greenery was priceless. Also it was clean and everyone in our group had space. Though we were 6 people, this place can easily accomodate 20 persons comfortable. We felt safe and it was more than expected for everything. The best thing was their creativity, they have so many extra little benefits not boasted, and thats so cool to be surprised. It was so cool, so unique, more than just a place. I highly suggest. So quiet and Peaceful. Next time we are going to be back at this place defintitely !!

The home is conveniently located in Kyle, just west of I35 with easy access to the beautiful Texas Hill Country. The game room is huge and full of so many options to keep your big group entertained. The backyard is fabulous with a big outdoor pool, picnic table and chairs, 5 burner grill, and firepit. Inside there is one huge master bedroom (size of two rooms) on the first floor with a full jacuzzi hot tub attached. That was so convenient and helped relax us. The kitchen is full stocked with essential appliances need to cook a meal. All the cabinets had so many cutlery, pot , pans, fryers etc, glasses, cups, plates etc. A beautiful table in the dining room to seat 8 comfortable, breakfast to seat 5 persons and comfortable seating area in the family room. Upstairs, off the huge game room with sofa set seating, pool table convertible to ping pong table with a flat screen TV, is a spacious master bedroom and three other big bedrooms. The beds are very comfortable which allowed us to get a good sound sleep. Downstairs there is a laundry room with clean and good quality washer/dryer. Rays is a premier host and we can clearly understand why. He even used to check with us how are things going and his property manager Ryan was very nice person and always ready to help. What a joy it was to be hosted by Rays and Ryan at this Estate !! We wanted to give them beyond 5 stars!! We were in Austin area for quick catchup with our friends and wives and were fortunate that their property was available during this season. We have stayed in several short term rentals, and this Estate was the best and most spacious by far. Thoughtfully appointed and spotlessly clean, the Estate had everything we needed and more. We needed a place for our group of 6 adults to plan a team building activitya the start of this year. There could not have been a better place we could have found in Austin vicinity. The host was extremly helpful and responsive. We called the property manager at around 11 pm night as we were not able to find the way to open the gargae and we wanted to bring our truck inside as their were valueabls inside. The property manager came in around 20 mins and helped with our needs. The huge backyard was a big hit for our team and nice weather let us enjoy the big outdoor pool. We loved the outdoor games and the pool. Definitely this is our place of choice for any big group outings. Indoors there were so many options of entertainment like Pool Table, Ping pong table, Chess, board games etc, that our group enjoyed drinks and games late into night. This place is total Value for money and so close to Austin. We will be coming again soon. We wished we could rate 10/ 10 stars !!

Review to be posted: Upon arrival to the property on entrance it look nice sparsely furnished. I had specifically asked before I reserved if there was enough seating for 7 adults in the living room. The host replied and said yes there is plenty of living room seating. There was one couch and one chair. The bar stools were so unstable no one could use them due to safety issues. No fire stick remote to use living room tv. The side table (only one) clasped multiple times couldn't put a glass on it. Kitchen: no dish towels to wash dishes. Half used bottle of hand soap with no refill soap provided. A old old dish brush was in the dishwasher. Food in the sink the stove was greasy outside visible inside only one rack to cook food on and the inside was filthy dirty with burnt food in the bottom. The fridge was dirty inside and every time you opened the door water would spill out from the inside I'm assuming the issue was the ice maker as it didn't make ice. There was no hot pads only 4 forks and 4 knifes. No cutting knifes that would cut. Only one fry pan and two big pots. Four plates 4 plastic bowls. Small selections of glasses. I HAD TO PURCHASE pots and pans, dish towels , silverware, cooking utensils, paper towels, napkins, knives, bowls to prepare and serve food No mixing bowls only cereal bowl. No mixer was listed and I had ask if there was to make a cake. Cutting board (one provided was greatly used with deep cuts ) no cleaning supplies disinfect spray (normal items one would expect to have ) and in all other arbnb have been provided. The question that I kept asking myself is how did they clean if there is nothing to clean with. Every dish was dirty in the cupboards. On trying to use the dishwasher it was clear why it didn't work. And when opened completely it feel to the forward to the floor from under the counter it had an error message E1 spent time trying to figure it out but just hand washed all the dishes. Bedrooms: Master was oddly furnished with odds and ends. There were two towels on the bed with no hand towels or wash clothes in any of the rooms, closets or anywhere we could find them. Had to purchase wash clothes and hand towels. Pool: no pool towels no pool skimmer to clean debris out of pool. The path leading to the pool had baseboard from the house as stepping stones. . No garbage cans. Had to pay extra for 2 additional guests. This may be a front for a “hold up” house.

My family needed a place for us to stay following a Texas State Football game. We were a larger group and wanted the family to be all together vs. separate hotel rooms. This property allowed us to gather, celebrate a birthday and visit. The house was about 20 -25 minutes from the campus but that was okay for us as we were heading back north the next day. The property owner was very helpful and answered all of my questions very quickly as we prepared for the trip. The property owner checked in and that was nice. The house worked out for what we needed for this trip to watch the football game and spend time with our family together after the game.

We had part of our wedding party to accommodate and the host was florist an easy to work with. Easy check in/ check out. No issues

A great home, Plenty of rooms to choose from. Large Kitchen. Nicely cooled. Large back yard. Awesome pool!
