We really enjoyed our stay. The location worked out great. The accommodations are nice and up-to-date.

We stayed at the property for a week, 2 bedroom with ocean feet from the door. Great location to get to all parts of the island.

Everything was perfect, zero complaints.

We are very familiar with the Royal Palm since we were timeshare owners years ago. The units have been redecorated and are very clean. Customer service was great and staff was eager to please. Our host was great.

This place was perfect great location friendly people close to food and shopping and you can’t get any easier access to the beach

Wonderful stay with my husband, 4-year old, and in-laws. The suite is large and comfortable and the beach is only steps away from the patio door! The kitchen was fully-stocked with the essential cooking utensils, as well as some food, laundry detergent, and beach things for the kid. There was a small convenience store just down the hall for anything you may have forgotten or couldn’t bring on the plane. Loved the pool with a swim-up bar, and I appreciated the large shallow section for our 4-yr old. The only minor downfall was not Von’s fault. We arrived at about 5:30pm when checkin time was 4pm. The room was not ready and we had to wait around a while in the lobby until the room was cleaned. Plus they only clean the room once every 8th day unless you pay for it sooner and there was no broom in the room. Being on the beachfront, it’s hard to keep sand off the floor that long, esp. with a 4-year old running around. Otherwise the stay there was fantastic, the staff was super friendly, and Von’s place was very accommodating. Hotel was in an excellent location, and it was convenient to get just about anywhere. Lots of restaurants nearby and close to the airport.

Fantastic Unit for 5 adults. Been coming to St. Maarten for 20 years and with the new renovations to this property, it is one of the best places to stay! Everyone we met were very accommodating, friendly and fun to be around.

The condo is updated, very clean and in good condition. There are two bedrooms, each with a bathroom and king size bed. There is a small patio that walks right out to the beach. This condo is in the Hilton Royal Palm Resort which includes an on-site restaurant, swim up pool bar, gift shop and a small market. Plenty of bars, restaurants and shops within walking distance, but renting a car and checking out other beaches on the island was a great option for us. Mullet Bay Beach is a 15-minute drive and Orient Beach on the French side was just about 30 minutes away. The owner replies quickly to questions and was very helpful with recommendations. Definitely a good option to stay in Sint Martin.

This place is perfect in every way! Great first floor location, unit well stocked with all your basic needs and more, nice beach, completely renovated complex, friendly staff, price, conviencence to everything. Impossible to find a fault!!!!

Van was amazing at communicating. This was our favorite stay on the island thus far.

Our Condo was well decorated, clean, and had everything we needed. View of Simpson Bay was really nice. Friendly staff throughout the resort. Van was an excellent host and responded to our emails.

Condo twenty feet from beach. Staff extremely friendly. Eight to ten restaurants within walking distance. So is a supermarket. We had a very relaxing stay.

We had an amazing week. We had 4 adults and had the best time ever. Such an amazing location. We had a car, but feel like it was not needed. So many amazing great places to eat close by and able to walk to our catamaran excursion. Hoping to book again. Beach was right outside our door.

Enjoyed eating at all the local restaurants and enjoying the pool bar. Played volleyball on the beach, met new friends. Overall great experience

The view is spectacular! The beach is lovely with no waves, our suite was newly renovated and clean, close to groceries and restaurants (across the street), tons of family fun (do the Lambada day snorkel trip for sure) nearby. Had the best time!

My wife and I are 68+ year-old retired travelers. This was an outstanding property. As we travel four months per year we have the experience set to say this confidently.

We loved everything about this 2 bedroom - 2 bath condo and would definitely stay again.

We have just completed a wonderful stay at Van’s 2 Bedroom unit at the Royal Palm in Simpson Bay, St Maarten. We travel to St. Maarten on a regular basis, as we have a timeshare at another property on the island, so we rented this to try something different in another location from our other property. We were not disappointed in the least. The location of the resort is excellent, and no car is required to access all of the major attractions in the area. We were able to walk to any shops, restaurants within the area without issue. There is also a wonderful local fish market across the bridge to take advantage of. The unit is well appointed, and everything is as shown in the photos from the listing, very comfortable. The unit is located on the ground floor, and accessible without any stairs, which is very handy as my wife is in a wheelchair. Kitchen facilities were very handy, as we ate most meals in the unit. Wifi is also good quality, so easy to stay connected if necessary. The staff at the resort were excellent and very knowledgeable, and willing to help wherever necessary. Sunset Views are spectacular over the water, and some of the best that we have seen. I would highly recommend this property to anyone looking to come to the island, you will deeply enjoy it. We look forward to possibly renting this unit again in the future if it is available. Thanks again Van for a wonderful week!

Couldn't ask for a better location...just steps from the beach. Check in process was easy but unit was not ready when we arrived @ 4. We had to wait until around 5:30 because housecleaning was not done. The thermostat to the unit was not working properly so the AC was good and bad with uncomfortably hot moments. After 2 days the resort finally got then problem fixed and we had no problems after. A big heads up that the resort only allows 3 devices TOTAL on the internet. Despite me calling the resort before booking our stay and getting assurances that 4 people could be on wifi it did not happen. This was a big problem with our kids/students needing to get online to take tests and such for school. My problem is that the resort was not honest and it created problems. They said we could pay an extra $10 per day for 3 more devices. The pool bar and restaurant were great and recommend both. Directly next to the resort is another bar/restaurant with food and drinks as well that shares the same beach. Overall we really enjoyed our stay despite the hiccups. I would definitely stay here again. Rooms were a great size and layout was fabulous. Also had grills just outside the room that were cleaned every night by the hotel. Kitchen also had every thing you would need to stay in and cook. One last thing is that you can exchange dirty room and beach towels with the resort and ask for more toiletries as needed. Would definitely recommend.

First I want to share how responsive Van (property owner) was prior to and during our stay. Unfortunately we had to cut our stay short but the location and the unit itself is top notch. It is nice to be so close to restaurants etc and it is nice to walk out and have the beach right there. They have very nice beach chairs and palapa type area so that you can get shade if you wish. There is a nice swim up bar. The beach has some seashells so the sand is not the very soft sand you find other places and there are alot of sailboats right off shore so the water was clear but not as clear as other places in my opinion. At least there was no seaweed at all. The beach is fairly shallow so easy for smaller kids or non swimmers. The unit is a 2 bedroom and 2 bathroom which has been renovated so it is well appointed. There is a gas grill close to the unit which is convenient. The bbq utensils you need to get from the front desk. It may be a way to keep track of who is using it but frankly it would be more convenient to have some in the room. There are 2 king size beds one in each bedroom. The master has a great view of the beach. The living room has a great view also with floor to ceiling windows. The bathrooms both have walk in showers which are very nice. Each bathroom has one sink but plenty of counter space. There are curtains that block out the sun so it is nice and dark in the morning if you wish. There is a dishwasher, full fridge and washer and dryer in the unit. We used the dryer for swimsuits etc. The patio is small with a round table and 4 chairs but not much more room than that but you have the beach right there so no need for anything else. There were no stem wine glasses but there were stemless ones. Could maybe use a few more utensils but in general you have everything that you need. The unit is a main floor unit towards the end of the complex near Roxxy Beach. I love Roxxy and I was sad that my husband was sick so we were not able to enjoy it. Having said that over the weekend there is club music next door. It can be a bit loud but Saturday night it lasted only until 11 am. There was a festival on the beach on Sunday (not from Roxxy) and that lasted until 1 am. I personally did not mind but others may. We left a few things in the pantry area as others before us had also done the same which is nice for others to share such as some beer and liquor etc. Overall a great unit and would stay again.

We really enjoyed staying at Van’s unit during our family vacation for our son’s birthday! The view of the beach makes you say “wow!” as soon as you walk through the front door. We loved being able to walk straight out to the beach for a swim in the bay or to sit quietly and read a book. The unit is only a short distance from the pool area that has a bar/restaurant. Great food and happy hour specials! The property is close to some of our favorite hangouts (Mullet Bay and Maho Beach) and walking distance to great restaurants (Skip Jacks, Astra, Captain’s Rib Shack, Yacht Club, and Cafe Atlantico). Although the resort has everything you need if you prefer to hang out there the entire trip. The unit was clean, the beds were comfortable, and had everything we needed for our trip. We would definitely consider staying at this property again!

Have stayed at Royal Palm many times before, still one of the best places to stay in St Maarten, some new changes to the area. Only drawback, was the very LOUD music from new establishment "nowhere special" across street from Royal Palm, as the music continued to midnight...miss Lee's

It was our first time back since Irma as well as our first time at Royal Palm. We love Simpson Bay as you can walk to many great bars/restaurants. The property was amazing, the room was immaculate and in perfect location, first floor walk out. The host was great to work with and we would absolutely return.

The condo unit itself is beautiful, clean, up to date and spacious. Better yet, it opens right to the beach. It is exactly as advertised. No surprises. Just "How Lucky Are We?" And also very affordable!! The Royal Palm Resort is also as advertised. Beautiful resort, clean, safe, many amenities. Overall, I really enjoy staying in this area in St. Maarten's. Walking distance to many places we like to frequent. Van was easy to work with as well! Honestly! You cannot go wrong with this property if you are looking for a relaxing vacation on the friendly island!
