This is an amazing property in a lovely setting with a short walk over the sand dunes to a beautiful sandy beach and a breathtaking view of wetlands from both the sitting area and main bedroom. The one disappointing thing was the size of the en-suite shower room. It is tiny!

Modern property with lovely views. Living room and upstairs areas delightful. Second bedroom cramped. Heating controls unfathomable, but we were never cold. (November stay)

I would recommend this property for fantastic walks and beach’s. Lovely clean house very well equipped. We will definitely book again.

The house had lots of cobwebs and was unclean in many places and half of the house kept fusing. The location was great and the information provided before we went was useful and accurate. The Town and beach are excellent

This properly is in an amazing spot. We spent hours in the living room looking out over the Marshes, and left the bedroom window open at night so we could hear the sea, which is just a stones through away. It’s also a very short walk to the town and the Harbour - which has loads of great eating options / things to do. The property is very comfortable and convenient, the enclosed garden was ideal for our little pooch. We enjoyed our stay so much that we hope to go back later this year!

Excellent property with lovely views at the front over the dunes to the sea and at the back over the marshlands from the balconies and the decking area. Gorgeous sunrises and sunsets. The beach just across the road is lovely and sandy. House is great , with all necessary amenities and is exactly as described . 10 minute walk into Southwold town or 15 minute walk in other direction to Southwold harbour. Lots of lovely places to eat ; spoilt for choice. Highly recommend staying here.

The property is in a great location. Away from the town but in close walking distance. It is peaceful with the beach a few minutes walk away. The Hutch had everything we needed and was warm and welcoming. Views great in both directions and it was warm enough to still sit outside in the sun. Will definitely be back.

A sand dune away from the sea at the front (you can hear it but not see it) and magnificent unbroken views across the marshlands at the back. The accommodation is well equipped and in good condition and we had a really lovely and relaxing stay. Main plus points: Location Very quiet Private parking spot Great tv Excellent WIFI Well equipped kitchen Great shower Minor niggles: Some things hadn’t been properly checked before we arrived and so weren’t working properly (blinds, bulb in lamp, batteries in thermostat). There is no separate door to the upstairs open-plan bedroom meaning light and sound carry easily between the floors. There was a little more traffic on the lane than we expected and some of it is fast and noisy. But overall, we really liked the accommodation and would stay again.

Great location — the beach on the doorstep, the town 5 minutes walk in one direction, and the harbour 5 minutes the other way. Comfortable, spacious house, and a brilliant garden for watching the sun go down — all the way to the horizon!

Could have done with simple basics.. sugar, salt and pepper, a little tinfoil and paper towel, not a lot really.. but overall it didn’t spoil our stay. It was my granddaughters 20th birthday on Monday and we had a lovely day walking into Southwold… and again at night for a meal in the Swan which was amazing food and service. Fantastic sunsets on the deck.

What a wonderful place to stay for our honeymoon. Sea views from the front, countryside views from the back and sleeping under the stars (we had the blinds open on the skylight windows) pure magic! Thank you

We have just come back from a really lovely stay at the Hutch. The property was so spacious, clean and well equipped. It is so well located to both the beach, harbour area and town centre. We would love to book again in the future!

Loved this beach house. It was perfect for our family of four. Very clean, tidy, tastefully decorated, and well-stocked. Sweet, open, grassed garden with great views. You cannot beat the location: under 10 minutes' walk into town, under 10 minutes' walk to Solebay Fish Company for the BEST fish and chips ever, under 3 minutes' walk to the Sail Loft pub (it's just a few doors down) for good food, drink and great views over the marsh to the harbour, and under 5 minutes' walk over the dunes to gorgeous Denes Beach! The owner, Ben, was a pleasure to work with and was always available and prompt to answer any questions from us. We can't wait to book again. Total Southwold gem. Thank you, Ben!

Fantastic location near both the beach and the countryside. Excellent property giving a very comfortable stay. Great to spend the evening viewing the wildlife while having a meal on the terrace.

The house has been very well done up and is very bright and clean. The kitchen area is decidedly cosy, the downstairs bedroom isn’t spacious and the upstairs shower room is also a little on the tight side. The living/ding area and the upstairs bedroom are spacious. It has a wonderful position; lovely outlook at the back and a pleasant walk into town. The garden is very open to next door, but if it weren’t you would lose a lot of the view, so I suppose it has to be. A bit more cutlery would be good. Ben is very easy to communicate with if there are any problems and really does his best to sort them out.

Bright, clean, airy and well equipped. The Hutch is in a great location, only a few minutes walk from the town. Once here you do not need to use your car! Breathtaking views.

The property was amazing. Great views front and back. Loved the upstairs bedroom which also proved to be a great room for doing yoga - the views were good for the soul. Very peaceful, relaxing, well equipped. Good beach walking, easy walk to Walberswick and the town
