Shower room and toilet could have a small sink.

First day breakfast was exceptional, but after that the next 2 days the breakfast was average.

Disappointed with the room it was too small and the window could not be opened having no fresh air. The room was more for a single person rather than for a couple, the shower dripped and we felt that the room was not worth the money. The sink was in the bedroom so that was the only place to have a wash and clean our teeth.

The owners, Jan & Mark were excellent hosts. Nothing was to much trouble. There was an excellent breakfast, with plenty of choices.

The broom was rather small and the washing bowl was in the room rather than the bathroom. The space for car parking was narrow and hard to get out.

Friendly, hospitable and personal care. Amazing breakfasts - best breakfast menu I have come across and loved the fruit selection. Thanks for your hospitality.

Staff were wonderfully friendly and helpful, breakfast had everything you would need and some maybe id not seen before like speciality jams and fresh birch muesli. Eggs were cooked to perfection!!!

Older visitors with restricted mobility should ask for a room on the lower floors as the top rooms are three floors up - no problem fo me but worth a mention. All good. Recommend!

Breakfast lovely with some home made produce . Our hosts were very welcoming.

Very disappointed with our room. Bedroom needs updating, bathroom was a shower and toilet in a cupboard! No radiator, mirror or shelf for toiletries, a cold box.

Jan was an exceptional host. She greeted everyone with a friendly smile and enquired about their stay in Harrogate without being intrusive. The continental style breakfast was extensive and the cooked breakfasts made by her husband, were exceptional. The house was tastefully decorated and spotless. I definitely recommend a stay at Arden House.

Room was really nice and just what we expected. Everywhere was very clean, the proprietors were very friendly and nothing was too much trouble. The breakfast was excellent one of the best I’ve had in a b&b.

Hotel needs up dating. Room very small and badly needs some general maintenance. Old converted house so expectations on stairs ect are restrictive if you have mobility issues. Easy walking distance from town.

Helpful host, well run and clean . Excellent cooked breakfast. I had requested not too many stairs as I have COPD, pleased to be given a ground floor room.

Quite cold outside during my June stay, glad I had packed a hot water bottle!

We were upgraded to an apartment at no extra cost. The apartment was superb, well equipped and clean. Daily breakfasts over at the hotel were beautiful. Lots of choice, well prepared and very tasty. The owners were very welcoming and friendly.
