We had a wonderful time and East Cliff House is in the perfect location. Everything was as it should be in the house. It's extremely comfortable and its location meant that we were within seconds of the high street with restaurants and shops.

We were 2 couples and a toddler (16 months old) and this 3 bedroom property was just the the right size for us. The location on the sea front in Southwold could not be better, in easy reach of everything and with good sea views, especially from upstairs. Communication with Penny. the owner-manager was very easy and all our questions and queries were replied to within minutes. Many thanls for an excellent stay !

We had a lovely stay at this charming, welcoming property. It was clean and was equipped with everything we needed. The property is in a great location next to the sea and our 2 young children loved being on the beach each day even in mid January!!! The communication with the host Penny was great before, during and after our stay, we would love to stay again.

This property is just gorgeous- amazing location surrounded by fab places to eat, stunning views, right on a gorgeous beach, immaculately clean, homely, comfy beds and good curtains in the bedrooms (rare at rental properties and so great for a good nights sleep). The owner was brilliant- so welcoming. we will be back!

This is the third time we’ve rented this lovely house. Sea views, shops round the corner, comfortable, well appointed house and responsive owner. We’ll be back.

We loved this little cottage. It was in an excellent location on the seafront. There is no outside space but we drank our morning coffee on the benches just outside overlooking the beach. The owner was super helpful and informative. She sorted out a small accident that we had in a very helpful and efficient manner and at minimal cost to ourselves.

House was very clean, great views out to the sea, great location for exploring Southwold. Friendly host.

Absolutely lovely property. Very comfortable throughout the property, with everything you need. Brilliant views of the sea and perfectly located. In addition, the communication from the host was excellent before, during and after our stay. I highly recommend a stay here.

We had a lovely stay at East Cliff cottage. The cottage is small yet perfectly adequate for a family of 4. The location is absolutely perfect and made popping to the beach with our children easy and effortless. It’s a very short walk to town for supplies meaning we hardly used our car all week. The only downside to the property is the lack of outdoor space with only a small courtyard. There is a small green out the front of the house with some benches to sit on. This may not suit families with younger children though. Also the ceiling height in parts of the house is low. My 6ft 4” husband was regularly hitting his head downstairs on light fittings and outside the toilet. Generally we had a lovely stay in the cottage and Penny was a pleasure to deal with throughout and helped me deal with any problems we had. Thanks Penny for a lovely stay!

The house’s position just above the beach, looking over the green and out to sea is tough to beat. It’s compact but covers all of the bases and creature comforts. We’d all be delighted if we have the opportunity to stay again.

An historic house in a magnificent position in a beautiful English seaside town. Sleeping to the sound of waves and living at a slower pace of life - what more could you want on a relaxing holiday with great friends. East Cliff House is in the perfect location for both the beach and the town. The house is beautifully decorated and has amazing views out to sea. The outside area at the back is big enough to store beach items and wetsuits which was handy. The kitchen is small but has everything you need. Loved our stay here.

We loved our stay here. Within sight and sound of the beach, the house is filled with light and is comfortable, clean, well cared-for and beautifully decorated. A great shower, big bath and equipped with everything we needed for a family of four. It’s located right in the heart of Southwold but wasn’t too noisy (except for the shouty seagulls).

Penny was easy to deal with and was quick to respond to any questions ahead of our stay. The location is central and you’re well positioned to enjoy all that Southwold has to offer.

East Cliff House is brilliantly situated right next to the sea and in the middle of Southwold. House was very clean and well appointed. We will be back!

We’ve long admired this beautiful house from the outside and it was great to get inside. It’s quiet, comfortable and warm with underfloor heating and the sea view is fantastic. The only thing we could have done with but which wasn’t provided was a microwave. With The Lord Nelson pub around the corner, all the shops you’d want within 5 minutes walk and the beach just outside the door you couldn’t find a better location. And in Penny you’ve got a really helpful and friendly owner. Highly recommended.

We had very nice short holiday in this beautiful, comfortable and clean cottage, and would highly recommend it.

Just had the best time in Southwold at East Cliff House. We stayed for 2 weeks in this gorgeous house on the seafront. Best location in Southwold in my opinion. Even when abroad the owner got in contact to see if we’d been affected by the power cut to see if she could do anything to help. (We hadn’t in any case).

Excellent in every way. Well equipped, clean, comfortable and in an ideal location, close to the sea and town centre.

If you want somewhere central to everything, then East Cliff House is it. It overlooks the sea so you have that wonderful sound of the waves, and just around the corner are all the shops and eateries. Penny is a very attentive owner. The Lord Nelson pub is nearby if you want a quick pint (Addams Wild Wave cider is excellent!) and a bite to eat. The Sole Bay Fish & Chip shop is really good but you may have to queue on busy nights. For something posher The Swan Hotel’s Tap Room does excellent lunches, and The Lounge serves coffee etc all day. There is a Co-op nearby for provisions as well as an excellent deli and bakery. I could go on and on! Southwold is a beautiful traditional seaside resort with everything at your fingertips. We will return.

We stayed for five nights in order to meet up with family and friends who lived nearby. The house was very comfortable and well equiped and we wished we could have stayed longer. The weather could have been better but it didn't matter as it was so pleasant to stay indoors and read. particularly if you bagged the chair upstairs with the view over the sea. We managed to park right outside the house, ignored the car for five days and went on long walks. Penny was very friendly and helpful and was a great communicator. We will definitely stay at East Cliff House again.

Our second stay in This lovely house. Penny has provided everything you need for a comfortable stay. We were 5 adults who fitted in perfectly well. Seconds from the sea and minutes from the shops, it was another perfect week. Thank you.

Our family loved staying in East Cliff House. It had everything you could have wished for in a holiday cottage and in the perfect spot being so close to the beach, the high street and the Lord Nelson. The house was cosy, warm and very homely. We even had milk in the fridge, a bar of luxury chocolate and a stack of logs for the burner...although not needed as the house was so warm! We stayed around Halloween and the town was fantastic in making an effort for the young trick-or-treaters! If we could have changed one thing it would have been the weather....not great and a first for our trips to Southwold. This is definitely our favourite place that we have stayed at in Southwold without question. Penny was very helpful and quick to sort out a minor issue that we had with the oven (nothing serious) which was really appreciated. We will hopefully return in the very near future.
