Very friendly staff, good location close to food options. Relatively quiet. While they do not have luggage facilities they did accept for luggage to be left in their office (upon arrival).

Do not expect the pictures to reflect reality. Carpet is run down, dirty, uncleaned (crumbs). Couch filled with crumbs. Bed mattress worn out. Wifi worked on ground floor, but somehow not on top floor until 2 days in the stay it suddenly did work also on the top floor. Curtain broken. Overall, in need of some TLC for the price at this time of year.

The location, the size of the room, the friendly staff, the cleanliness. The kitchenette was very useful.

The head board is too far from the bed—couldn’t sit comfortably in bed.

This is my favourite place to stay in Brighton. I have stayed in this particular place a total of 4 times and each time the room is well-designed, clean, spacious, well-equipped with really comfy and wam bed. The location is fantastic, from some rooms you can see the sea, near interesting, independent shops, restaurants and cafes.

A minor, minor point, there was no much toilet roll left out, not enough to last 4 days, so I bought my own in the end. The reason this stands out is that everything else about the place is outstanding.

Comfortable bed, access to a little balcony, kitchennette and a useful little fridge. I was upgraded to this room by Booking Genius.

The room was good enough, nothing bad to say though I would have appreciated an addapter for European plugs.

The view, the location and that it had a kitchenette and a clean bathroom.

The room overall was not clean, dust was in every furniture. At least the bed sheets and the toilet were clean. Also, the mattress was not aligned and my fiancé woke up with a bad back.

The owner of the facility is very kind and warm-hearted. So, from check-in, they practice how to unlock the door until the customer understands the facilities and other aspects of the facility. The facility is very safe and secure. The facilities are also very well equipped, with a sink, microwave, knife and fork, kettle and instant coffee, and other tools for most of life. The toilets and showers are also very clean and convenient. It was so comfortable that if my own scheduling was possible, I would like to live there for a week or a month. On the other hand, during the evening and night, the smell of e-cigarettes entered the room, whether from other rooms or from outside. I thought that if in the future, in addition to the no smoking policy for guests, a ban on e-cigarettes could be considered, more people would use the inn.

Small kitchen with sink, kettle, fridge and microwave. Cups and free tea/coffee with milk sashays and sugar. Rubbish bin in room and in bathroom. Several windows in room, which can be opened slightly. Heating available. Free good speed WiFi. Some plug sockets in room. Key code to enter building, code is changed daily. A plastic electronic keycard to enter room. Self-check-in. Information is sent via email. Owners are helpful and kind. Beach is a 5 minute walk, 3-5 minute walk to the Black Dove Pub, an Italian restaurant and a cafe. Brighton railway station is a 10 minute drive or UK £8-£10 by taxi. The street and neighbourhood is quiet, safe and friendly.

Entering the building and the room can be difficult after reception is closed and late at night, as we discovered. No instructions were sent to find the electronic keycard, although, the information was probably sent to me on an email and I simply missed it. No breakfast, either included or paid option available. Table in room a little small for two people to eat dinner on?! Some rooms are up steep stairs and no lift/elevator to any of the upper floors.

The entrance code to the building was changed without us being informed. No breakfast, either free or paid option.

The staff were very friendly and the room was lovely! It was easily worth more than we paid and we got a small balcony with a Seaview. There was an issue with our previous booking so we booked to stay here at short notice and the staff were incredibly accommodating. Would definitely recommend staying here, and only a 10-15 minute walk from the city centre and the pier.

Location was close to everything, room was nice and organised and was perfect for the mini break we had.

It was dusty and a bit unclean. Also the bed frame squeaked every time I moved which woke me up throughout the night.

Not the cleanest, the milk in the satchels seemed off as made lumps in the coffee. But it was cheap so didn’t expect too much.

The room was beyond amazing for the price, and the staff are some of the nicest people that I’ve met.
