Doesn't meet my expectations. Photos shown in profile is just created disappointment.

A very decent property considering value for money and access to Calangute Beach. Good clean rooms.

While I was happy with the rooms. The overall property facilities and vibe could be better.

I liked the location of the property as it is just next to the beach and you can walk for 2 mins and reach the beach.

The wifi is too slow and most of the time doesn't work.

Beach access and main area where we can see people 24X7 around the beach and shoping area. Safe and economic place to stay. Better choice for bachelors.

No restaurant at monsoon season. It would be very useful if buildings renovated, looks like old building. Privacy might be little low since doors are very old. No hot water by default.

The staff would come wake you up at morning 9 and force you to check out by 11:00 hrs.. they would keep shouting every 15-20 mins to pack and be ready for checkout.. so unprofessional

I liked only location.

Reception unattended most of time.No room service.cafeteria in- operational.Very poor phone signal and no Wi-Fi.Windows/doors without mosquito mesh.No hot water in bathroom.Toiletries like soap/shampoo pouch etc.not provided everyday.Campus not maintained.

1. room was not tidy, bed sheet was so thin was afraid it would tear just by touching it. Pillows were not clean 2. bathroom sink outlet was leaking, so bathroom floor was always wet 3. asked for change the room to a cottage, the receptionist didn't even try to check, simply ignored and then asking again he says all are filled 4. only one charging point for mobile 5. Wifi was not working 6. room floor was moist, water was seeping inside room from one of balcony doors 7. No chairs inside the room and long table has huge gaps between the planks, not sure whats that used for *it was strange that I had to book only online for the rooms. Instead of upgrading from 2 guests to 3guests with the extra charge I was asked to cancel the booking and rebook 3 guest cottage.. that was a bit of inconvenience and it was charging me more as compared to charging extra for 1 guest. Feels I wasted my money and stay at this place. Forgot to mention no car parking, so if you get your own vehicle, try to find a corner or pay and park in nearby municipal parking lot (they will try to loot you with minimum Rs. 100, this is even if you park for 10mins or 4-5 hours :), i was not able to find what was the minimum parking fare. online search says Rs. 50) ** these experiences ruins the Goa experience literally.. anyway we had some fun outside these bad experiences. Enjoy the times with friends and family, even if you don't enjoy the stay :)

Powercuts are very often, due to which I had to suffer in non AC environment though I booked for AC room. No breakfast or cafetaria is there as shown in online pictures. No continuous power supply. AC machines are very old brands like godrej which work worst than fans and need to be replaced Not recommended in Summer No power backup

Too much electricity issues in nights. no generators in night time 🥵

Location is very near to beach

Very rude behaviour of staff or Attender really felt bad for it. Room is not as shown in the images. Disappointed with the washroom not at all as shown in the preview images Not suggestable for family

There should be clear communication between Booking.com and the Property owner with reference to booking changes, rates etc..

Location, ambience... etc.

No car parking facility, power back up and internal telephone extensions. Otherwise everything is good.
