This home was perfect for our large family. We had such a great time. It is very close to all the parks, shopping and dining. The location is perfect! The lake is beautiful and the kids enjoyed the pool and the tennis courts at the Clubhouse. Jane was amazing to work with and was very kind and accommodating. We would definitely go back to this house if we plan on vacationing in that area again.

Overall the Villa and property were tranquil and serene just what we needed as a family. The amenities offered added to a very lovely family vacation.

The house was perfect for our multi-family vacation. Beautiful pool overlooking the lake. We enjoyed watching the sunrise in the morning & feeding the ducks after supper. The location of Lake Berkley is a plus. Very close to all of the Disney attractions. Only an hour drive to the ocean for a day on the beach. The house is well kept with 7 spacious bedrooms. Definitely a nice place to vacation.

The villa is situated perfect for Disney, a great central location Everything was exactly as described. Communication with Jane was excellent I would highly recommend staying here. The kitchen was well stocked etc

We enjoyed the house and activities. There was some ants downstairs in the master bedroom. Overall we enjoyed our stay and look forward to coming back.

My family had the time of their lives here. The house was exactly what we wanted. Jane was great at communicating at all times. Would definitely stay again.

If I could rate Jane higher than a 5, I would. We were in frequent communications prior to and during our trip. She went well above and beyond to help us deal with my 74 year old Dad's little bass boat. We had a few very minor things during our trip that she was completely on top of! Even things she had no control over, such as a minor pool issue due to rainy season, she was able to get the pool service out to us quickly when I know they had a long list of properties to get to due to the heavy rain. We were very happy here and highly recommend! As a side note, I would suggest that when you read negative reviews (this goes for any property, not just this one), keep in mind it is on the vacationer to actively try to engage with the owner in order to rectify any issues, even if small, rather than leave in your review without giving the owner the chance to do anything about it. In this case, Jane was on top of my frequent questions (due to traveling with my older parents). Thank you so much for a wonderful vacation!

We stayed 6 nights and had no problems. The house was clean, huge and plenty of room for my large family. Just as described. Quiet neighborhood overlooking a beautiful lake. Wonderful communication from Jane. Hoping to be able to come back and stay again sometime soon!

Our family really enjoyed the beautiful view while hanging out in the pool. Jane was very responsive and extremely helpful during our stay.

Unfortunately, this rental experience has caused me to question any further VRBO bookings. VRBO was unable to make the owner comply with their terms of service. That is problematic. BEWARE! The OWNER is in control of the AC unit. Not you, the renters. The upstairs AC was set at 79 for most of the day with it dropping down to 78/77 at NIGHTIME only. The upstairs AC blew out at 77 degrees. The owner blamed me for this while she states her AC unit is "temperamental" and that is why guests are not allowed control of the unit. Upon reaching out to VRBO to address this issue, I was informed this is violating their terms of services as that is not stated in the original listing. At present, this is still under investigation with VRBO. I have numerous pictures of the thermostat readings, some of which show the upstairs temp at 78.9 degrees at 8pm. Due to this, we all suffered greatly. The owner's response to this was to tell me to move as opposed to being reasonable with the AC unit. I was told that I "expected extremely cold AC" when I asked for the thermostat to be set at 74 downstairs and 75 upstairs. The owner also speaks of her thermostat reading her house temperature incorrectly. As well as telling me " I don't know how to read the thermostat or how to operate a thermostat". As a grown woman in my 50s, this was quite condescending. The unit is very simple. Not difficult to understand at all. Along with all of the AC issues, her pool and spa heater stopped working. Again, she blames the renters for this. She sent me an email with the entirety of the email saying, "Great! Now I have this to deal with!". I can only imagine what her response to this review will be as I repeatedly tried to work with her and was only ever met with justifications, denials, and defense. I invite all readers of this review to click on my name and see every past owners rating of me. Every owner has given me a 5 star rating. As I have given every past property a 5 star rating. This is not a vindictive review. This a WARNING review. I do not want any future renters suffering as we did. All of these issues are easily avoided. The owner needs to state in the ORIGINAL LISTING that she is in control of the AC. She refuses to do this which is in violation of VRBOs terms and services. There is a REASON she does not disclose this information If she did, the vast majority of renters would not book this property.

Eight (8) adults stayed at the house for a winter golf outing. The property was very clean and was as advertised. We enjoyed the pool and spa and the property was well equipped with towels, kitchen equipment and all of the basic needs. We thoroughly enjoyed the game room in the evenings. There was a couple of questions that we had on the first day to which the owner promptly replied. I would highly recommend this property and several of the guys already wants to make plans for next year.

Janes house was very well appointed and close to Disney and Universal attractions. We had 10 people in our party and there was plenty of room for everyone. The house was clean and communication with Jane was outstanding. On our next trip to the Orlando area, we wouldn’t hesitate to rent this house again.

We enjoyed the close proximity of the house to all the restaurants and Walmart on 192. The lake behind the house and the playground, the pool & hot tub, the furnishings, appliances and kitchen in the house were amazing. I expected a few tropical decorations in the home as being in Florida but it wasn't done up that way, however, it was done up beautifully with decorations. Jane was quick to reply to any emails or messages we sent. The one issue that really made it not perfect was the pungent odor in the games room and the fact that the a/c in the house was set too hot. We were unable to change it as we requested and everyone was uncomfortable with the warm temps and humidity inside the home. My 2 year old grandson actually woke up with heat rash. It was cooler outside much of the time. Jane told us that the a/c would freeze up if set any cooler than it was at 76 to 78 in Florida. There were certain times of day that the temps would be automatically set just a bit cooler. I'm not sure what kind of a/c she has but I have owned a successful 6 bedroom vacation rental on VRBO only 3 miles away for 10 years and never had any problems when the a/c was set manually by any of my guests. For the price that we paid we should have been able to control the a/c temps ourselves. This is the first time that we decided to try renting someone else's vacation home to stay in other than my own to see what other vacation home owners are offering and to see if I could get some ideas to make any improvements to my own vacation home.

The house was just as described. We all had plenty of room to move around. Jane was very easy to communicate with and responded to any concerns.

My family and I had a wonderful time. We enjoyed the game room and the pool. My hubby really enjoyed the sauna (he just had knee surgery). We all enjoyed sitting in the sauna after walking around all day at Disney and Universal with our tired achey legs. We didn't really watch TV as there was so many other things to do. The guys had to throw a line in the lake. They didn't catch anything but had fun anyways. It was nice that there were fishing poles there, even though my hubby brought his pole, but the others got some time in with them. Enjoyed our stay. Great place to stay with a large family.

Home was beautiful and enjoyed my stay!

House was perfect for large family group. Clean and well stocked kitchen for home dining and close to range of restaurants for dining out. Children loved the Disney themed bedrooms and playing in the pool at the end of a long day in the parks. House backed on to a lovely lake which is home to a variety of birds and other wild life including alligators and a raccoon, and wide mouth bass for the fishermen among us. A perfect base for a family holiday.

To many stipulation for this subdivision and out dated its a charge for everything even a name change on your list of people staying sercurty is very rude and strict want stay there again

This home was everything it was advertised to be. There was more than adequate utensils, plates, cups, glasses and cookware. The house was spotless when we got there and there were clear instructions for everything. My only recommendation would be a different charcoal grill. We had brought with us as a precaution. Of course, they do offer rental of a gas grill! It was a perfect vacation and there were 14 of us. The game room was great and had activities for all ages.

We were all very impressed with the location of the property. Had a blast playing beach volleyball all week. House was large and clean!

We had a wonderful stay in the home, with abundance amount of space. I have nothing bad to say about the home! It was clean, easy check in, and very home feeling. The whole family enjoyed, especially the kids in the game room!

This trip was a trip we were to take with our children and grandchildren in March of 2020. We ended up rescheduling it due to the pandemic. We rescheduled this trip several times thinking that the pandemic would be ending sooner. That being said, Jane was wonderful to work with. She was very understanding of the situation, and she kept working with us to ultimately do this trip 2 years later with 3 more grandkids. We are very grateful for her kindness. The place fit our whole family comfortably. It overlooked a pretty lake. There were so many different kinds of birds that we saw right outside the pool by the lake. We even saw an alligator in that lake toward the end of our trip. There is a walking path around the lake with a park just on the other side of it. The kids loved it and my mom enjoyed walking there. The house itself was nice. It had dated decorations, but we knew that coming in based on the pictures. Our family fit comfortably in the kitchen/family room and we watched several movies at night. The pool was a blast. The kids loved it. We purchased the heat for the pool and it was very worth it. On one of our down days one of our grandkids had an accident in the pool. I told Jane right away. She called the pool company and they didn't need to drain it but they bombed it with chemicals and we were then able to use it again thankfully. It was taken care of right away. This could have really messed things up because with all the kids, the pool was where we all wanted to be. So, this was very much appreciated too.. The only thing that I need to share was that we had an issue with the air-conditioning being set at 72. This may not be an issue for others but we had a hard time sleeping with the 72 temp. We sleep at 68/70 comfortably. We asked to get the temp lowered but it wasn't able to be done due to the air-conditioning unit not being able to handle the colder temp setting. Besides that we had a wonderful time there. The home is 30 minutes from Disney in a quiet and safe gated community. Wonderful memories were made. Thank you Jane for your hospitality. We very much appreciated it!

The rental process was flawless. The stay was beyond wonderful. The property management was extremely accommodating, making sure there were no problems or concerns due to the weather. A storm had passed through the day prior to our visit and you never would have noticed it’s damaging affect. I am truly grateful for the time and effort that went into making my family’s stay memorable.

There are a lot of options to stay at in Orlando, I'm glad we selected this house. Our family, five kids ranging from 7-15, stayed for a week. There was plenty of space and my kids loved the game room. The owner was very communicative before the stay which made the process of getting to the home very easy. We would stay here again next year.

We stayed here for the short distance to both Disney and Universal. We really liked the house and the set up of the bedrooms. Very easy if you have little ones because they provide cribs, strollers etc. The owner is very prompt in answering any emails you send. My kids loved the pool! We would definitely stay again.

The property was nice. Great location. The weather while we were staying was hot and humid. The property owner has control of the settings for the air conditioning. We were not able to adjust the air conditioning enough to cool the house. Inside the house was warm and humid. We contacted the owner several times to request to have the air adjusted to a lower temperature but the owner did not solve our problem. She only gave us a weather report for the Disney area. If I wanted an update on the weather I would have checked my mobile weather app. I would not rent this property again.

Jane was extremely pleasant to work with and went out of her way to accommodate us. Super friendly and a very beautiful home. There was 11 of us and everyone really enjoyed this place. Nicely located too.

Hello, We had an absolute wonderful time at this home. Julie was always responsive and positive. Paul and his wife with the management team were superb! Any request we had, was handled promptly. The house is large, spacious, nicely laid out. Pool was heated and ready to go. I read many reviews prior to booking. Some things I want to share as FYIs. These are not intended to be complaints because they are not. The grill is a charcoal grill like the ones in a park. No cover. It worked great for our needs. The game room is the garage. It might have a small musty odor but this is FL and it is a garage. We had fun with the pool table. The pool is small for this size house but is a great way to cool down or hang out. Community pool is larger and colder, lol. We never saw sugar ants. We had 1-2 little centipedes in a tub but again this is FL. I just crushed those bad boys. Plenty of bath towels and pool towels. No beach towels. Bring your own washcloths or luffas. The decor is dated, but we were not there for the decor. The house could have been cleaner, but I am a true clean freak. I guess we must remember this is a 7 bedroom , 4.5 bathroom house that has sometimes only 6 hours to clean between large groups of vacationers. Some of the wall hangings especially the swag over master bed and other cloth items and super high ceiling fan have a significant mount of dust on them. Paul and crew offered to come back and do extra cleaning but we chose to just enjoy as is. All in all, I give them a 5+ star. We will be back!!
