We stayed at the Hall Cottage for two weeks with various family members coming and going. We found the layout very congenial to family meals in the kitchen, on the deck and in the screened in porch. Cannon & Gruber responded to requests for straightening the bed frames (the floors are delightfully uneven) and pest control (so more dead palmetto bugs and ants than live ones). The AC works GREAT. Kitchen is best equipped of any rental we have had. Two refrigerators is the bomb. One last pest surprise: a copperhead appeared on the deck, but Cannon and Gruber quickly addressed that with Snake Away and is going to look into landscaping. Never saw it again. The front left stove burner in the main kitchen could use some attention - basically has one setting (high).

The location is great! Quick and easy access to the beach. The layout of the cottage allowed for plenty of seating and an easy flow. Two smart TVs, WiFi, and AC works well. Cannon & Gruber were fast to respond with any issues that arose during our stay.

The house was dirty when we got there. It looked like all the did was change the sheets. Floors had orange sticky stiff on them, counter tops had coffee rings left, a strong smell of bug spray, fridge did not keep our stuff cold. We will not be staying here again!

Theses problems were just the start. Linens came from a correctional facility and the mattresses from an out of business thrift store. Years of travel and we have never experienced such disregard to the renter. Refrigerator had only 1/ 2 a shelf and dirty. You can not prepare food in this dirty kitchen that has inadequate pots pans utensils. No comfortable furniture throughout the house. All are years worn. To top the dismal experience of the living areas, the washroom downstairs was flooded with a overwhelming odor of mold and mildew.
This place is totally bust.... The owners have never done anything to this property since it was built in 1940.

Charcoal grill was falling apart , thought that it was misrepresented in the advertisement , saying grill was available . Other than those couple things it was a good time . We enjoyed our visit. Overall it is a good place. Really needs some updating (especially the bathrooms)! We had lots of room and everyone enjoyed themselves. The location is great and loved the porch. The owner was great when we had a AC issue and when there was a leak coming from the ceiling. The management company dealt with the issues promptly then the owner contacted us and was wonderful to deal with!

Great oceanfront cottage!
This cottage is like going to my grandparents lake house when I was a kid. Plenty of room for everyone and several areas to socialize when not on the beach - Large kitchen, large living room and back porch. There are several decks as well. It's an EASY walk over the dune to the beach. Linens were included so that was a HUGE bonus and we really appreciated it. We easily fit 5 SUVs/Trucks in the driveway. It's within walking distance of the pier and restaurants. We would definitely stay again!!

Perfect perfect place to stay after running the 200 mile tuna run. Plenty of room for all us. Great screen in porch area and access to beach. And great location from finish line! Had a blast! Would stay again next year.

My son was married on the beach in front of the house. Wedding party had plenty of room and the apartment was awesome. Reception on the deck and screened porch. Realtor offered additional parking in their lot to help out. Great ladies so helpful and did everything possible to make sure the wedding was a success!

Atlantic Beach was perfect for our family: not too crowded, water not too rough, tide pools in the evening, very clean, other families in houses nearby. The walk to the beach was hard work (over a dune) but even the two year old handled it well (most of the time :-) The apartment is great. The main kitchen was good. The living room was comfy. The enclosed porch was handy for prep before and clean up after beach time. The laundry machines were excellent. The bedrooms are small and crowded with furniture, most of it not very useful. The upstairs bathroom is tiny and shower was uncomfortable. THERE IS NO BATHTUB so if you bring little kids, bring a small outdoor pool to put on the deck for their use. The deck was not useable most of the time due to lack of shade. The beach is not visible from the first floor, but the sea oats are lovely.
