Locatia foarte buna, curatenie in camera,caldura, comunicarea cu gazda.

Ca si recomandare- apa ar putea fi mai calda la dusuri.

Una struttura all’avanguardia, in un’ottima posizione per me la migliore a Roma (piazza Re di Roma - San Giovanni )molto accogliente in un palazzo di costruzione decennale, assistenza di un portiere, ascensore, confort come nessun bisogno di chiave o altro, basta un codice da inserire su un tastierino all’ingresso dell’abitazione.

Pareti troppo sottili se ad esempio si becca una comitiva con bambini stranieri e/-o gente che urla 😂

Bardzo fajna, bezpieczna i spokojna okolica. Wokół kilka fajnych knajpek, super włoska pizzeria, carrefour, 20 minut na piechotę do Colloseum. Dojazd do Campino 50 minut komunikacją miejską. Przez 5 dni mieliśmy 3 razy sprzątany pokój. Super! Polecam!

La ubicacion, no es muy centrico pero está super bien conectado, hay paradas de bus muy cerca y accedes a cualquier sitio desde ellas muy rápido. Estaba todo muy nuevo y limpio. La atención genial desde el primer momento. Hay supermercados y bares en la misma calle, la zona es tranquila.

The place is spacious and clean and close enough to the subway station. However the double bed is just two single beds pulled together and can be uncomfortable to sleep on. No fridge or other amenities are provided in the room.

We booked the place last minute and were on the go for most of the time the day before checking in with little internet access. We reached the property during check-in time and realized that the property only offers self-check in with no option to show your ID to the reception (which is non-existent). They provide the instructions for check in with a video and a pdf (for which you need internet of course). You can access the building door only using an app (requiring internet) and we had a lot of trouble entering since our internet connection was bad (fortunately somebody opened the door for us). The key that they provided to enter the apartment never worked to open the main building door so we were constantly struggling to enter. First time that I experience something so complicated in Rome or other parts of Italy (I'm Italian and I travelled quite a bit in the country). Having a self check-in process is useful as an additional option especially when you reach a property out of the check-in time but cannot and should not be the only option (yes it's required by law to show IDs but you can make a copy of them during the check-in process like every other property does). To complete our stay, the people living in the building are clearly upset that this guest house is in their building, I'm not sure what kind of awful experience they had in the past. We had a person shouting at us (literally shouting and cursing) that we had left the door of the elevator open (we had just taken the stairs to go down and it was not us since we did not even use the elevator but the person would not hear any explanation just kept on shouting and complaining about the people on the 6th floor). Other people were unfriendly and not polite. Very bad experience overall and the room is not worth the hussle if you just wanna have a pleasent and relaxing stay in Rome.

I arrived at 23.00 to the property, we had no problems what so ever to inter the building, but we had problems entering the flat. I have sent different WhatsApp massages to the host, and despite him seeing it he never bothered answering any of my massages, i have tried to call him but he was rejecting my calls despite him knowing that i have young kids with me. It took more than an hour to enter the appartment. Very un cooperative host.

Elevator is very small

Location is good, supermarket and restaurants are nearby.

Toilet wasn’t working as we checked in. We asked the staff for help but they didn’t come until the next day and we have to go out every time we wanted to use toilet. Property is located on 6th floor and elevator had problem every single day, sometimes it doesn’t work for a whole day, sometimes several hours and we have to climb 6th floor by feet.

The stay in Licia house was amazing. They had everything we needed and most helpful staff. If we ever Travel to Roma again, we would stay there.

This is not a 'Guest House' for a family. This is student travel a shared kitchen between the rooms, (we did not use) We simply had a room with 3 beds, one of those was a folding bed. The other rooms were filled with young students who loved to come in at 3.00am and drink and party. Great place for students - NOT FOR A FAMILY.

Described much better than it was. It is not central, everywhere is a taxi ride.

The stay was incredible and honestly very fast and great the way they handle check-in, the incredible cleanliness and the perfect finish of the room. Just keep in mind that you must share the apartment with more people but we never had a problem with noise or anything.

Just be careful with the person at the reception of the building, he was very disrespectful because that morning when we were going to leave we were waiting for the taxi with my family and two children. The very rude man told us how to go out and wait outside, your stay here is over , but we didn't move because we had suitcases so he took a mop and started cleaning so that we could get out of the entrance (super disrespectful) I didn't move and I told him that it was very rude of him since we We paid and he touched my arm as if pushing me to move and then he took the door and began to push me more, honestly we tourists are going to enjoy ourselves and we are the ones who pay to see another country and feed many mouths there, all people should be friendly and helpful because it is what one takes from the country. BUT THIS MAN DOES NOT EVEN DESERVE TO WORK THERE.

Everything was good except they put a lot of air fresheners in the bathroom to try to hide the smell.

Walking distance from the center and from the main attractions, it was clean, the self check-in was ok, maybe too many e-mails, and the PDF with accurate instructions would be sufficient.

Poor value for the money. Very poor value for the money. When you pay almost 200 EUR/night and they write "soundproof rooms" you really expect that to happen. They increase your expectations and afterwards you realize it's just a fake statement... no soundproof, you find the noise of a cheap hostel... It is an apartment with 5 rooms, normal doors, you can hear people speaking from the room next to you, you can hear doors opening and closing, everybody speaking loud on the main hallway where is also the coffee machine and people start making coffee at 7 AM (by the way, you pay 200EUR per night for the room and the coffee costs extra 50 cents, they couldn't leave that for free or include it in the price of the room), every morning you can hear the garbage trucks picking the garbage from in front of the building, the bathroom "soundproof" drywall/wallboard is so thin that you can hear the water filling the toilet tank which is inside the drywall. At the end of the stay you receive a 10% discount voucher for your next stay. No worries, we'll never come back. People usually want to sleep in their vacation or if they make a compromise, they pay less for a noisy and they need to stop requesting any feedback higher than 9.0 and let people decide the grade. I just reported this to Booking for fake "soundproof" statement and high grade induced by requesting that to people. Instead of putting so many "close the door" signs, there should be more "keep quiet"

Great location, great caffe and grocery store minutes away, nice room, nice bathroom, nice and equipped kitchen just outside the room, comfy beds. The stay was really nice.

Only thing is a bit thin walls but nothing serious.

It is in the city center, cozy bars are nearby, 15 minutes walk to Colosseum. Really good location. Apartment has virtual keys, which worked really good, we didn't have any problems with that. Also, it was really clean and cozy.

Location was by far the best and most important reason for choosing Licia Apartments. Away from crowded streets (like Trastevere), but only 10 min distance from Circo Massimo / Colosseo with good bus/metro/train connection for both - city center (Pantheon, Fontana di Trevi, Colonna Traiana, etc) and airport as well. Spacious house with enough room for 4 persons. Very responsive hosts.

with the passage of time, bathroom area needs a slight renovation / refreshing (shower cabin it's recommended)
