Condo is as pictured and in a quiet area of the island! The veranda is large, relaxing and an amazing view . There is a small grocery and good restaurants at properties on beach side of road. I recommend renting a car to explore the island and to dine at the Oasis. Foods amazing and only 5 minutes away on french side.
FYI, the condo is up 2 flights of outside stairs, only 3 towel sets for a 7 night stay for 2 guest, and washer is in a separate building from condo.
Overall had a good experience and hope to return again soon

It was our fourth stay at Princess Hights, the third at Roy's condo.
We love the place! It fits all our needs. The apartment is very spacious, immaculately clean, very well stocked up with everything you may need during your stay.
The views from the terrace are fantastic!
Covenient parking, great restaurants and beaches within short driving distance.
Will definitely return again!

The property is well maintained and very safe. You're 10 minutes from town but personally I prefer to have a more quiet location like this. And you're only minutes from several nice eating places. You have to be able to climb a couple of floors of stairs to access the unit.

We've been to Princess Heights many times and have stayed in both buildings. This unit was large with many thoughtful amenities to make your trip easier. Such as beach chairs, books to read, kitchen with all the appliances, laundry supplies and bathroom toiletries. The front office team is great as usual. I needed to see a doctor while on the trip and they were very helpful and prompt in getting me the care I needed. Comfortable bed which my back appreciated. Enjoyed having coffee lounging on the large deck.

Great vacation in the favorite place!
It was our third stay in Princess Heights. We love the place! It's always a delight returning here. Great views from the terrace! Nice restaurants in the area! Great beaches within walking or driving distance.
The reception office was very helpful! The check-in was a pleasure. All our questions were answered and all our needs addressed.
The owner of the apartment is wonderful! From the moment of our booking the communication was prompt and pleasurable. Any questions we had, he answered literally within minutes. The apartment is beautiful, well equipped with all you may think of while vacationing. We had a great time! Will definitely return.

Princess Heights !!!
We stayed at Princess Heights in April 2022 and it was simply an amazing experience!
The unit is exactly as described by the owner.
The view, amenities and location is perfect.
Roy is an excellent host and replies to any inquiry instantaneously. One of the favourite things for us was to sit in the evening on the balcony and enjoy the sound of waves on Dawn beach after exploring everything this island has to offer. We highly recommend this place to anybody planning to visit the island!

Great place to stay on Dawn Beach
We have stayed in the Oyster Pond area in the past, so we were looking for a place to stay this time. This rental fit the bill perfectly. The staff was very friendly. The unit was nice and comfortable.
The only surprise was the stairs. The description says the unit is not wheelchair accessible. It does not say there is no elevator in the building and there are 43 stairs from the parking lot to the unit. While this was not a problem for us, others may have an issue.
The Oyster Pond area was very hard hit by Irma. Many of the restaurants in the description are closed and some will not reopen. The previous trips we have not had to go far to eat dinner, but the choices are very limited for now. The Dawn Beach Club beach bar is open limited hours and the Infinity Restaurant at Oyster Bay Resort is open. There are also two other restaurants in Oyster Pond that are open (BZH and L'Oasis).
The beach is still beautiful, and the sunrise from the balcony is stunning.
I highly recommend this unit, as long as stairs are not a problem for you.

St Marten 1 bd condo Princess Heights
A lovely place to stay. Quiet and well appointed with comfortable furniture and a very comfy King size bed. Also located at the Dutch/French border so you get the best of both worlds. ( FYI there is no elevator )

Loved our stay @ Princess Height condos!
The balcony was huge so we opened the French doors in living room and bedroom which an amazing peaceful tropical breeze blew through the condo! We spent most of our time when in condo sitting on balcony and enjoying the ocean view! We also ate all our meals on the balcony! Thank you Roy for sharing your beautiful condo with us! Wonderful room with spectacular views. The Weston Hotel in front of Princess Heights got hit hard by hurricane hurting the beach area. Other than that great place to stay. Very nice kitchen patio and living area.

A room with a view! What a view!
Spacious, luxurious, and comfortable. The unit is wonderful. The king bed and large pillows are a dream, the only negative is we couldn't get ourselves out of bed in the morning. We just wanted to stay in bed. The kitchen is very well stocked with everything you need to make meals. The grounds are very nice and the pool is beautiful. But the view is amazing. Large glass sliding doors in both living room and bedroom open up to the very large veranda and the view of dawn beach and St Barth's is fantastic. I Highly recommend it. Also , the staff is very nice. Roy, the owner is very responsive and a pleasure to work with.

A lovely apartment
Roy's apartment is a really lovely place, a great view out to the ocean, very comfortable to be in. Spacious, light, airy. The reception staff were very helpful upon check in and check out and very responsive throughout our stay. We had a small issue with the air-conditioning which was rectified within 36 hours and roy was also in touch to say he was also handling the issue.
The pool is a great size and theres a fun slide and diving board, if you want a change from the beach. Something about the water is a bit strange, i think it was a fresh water pool but it tasted a little salty. It made our skin feel quite dry once we got out but its a good excuse to moisturise.
The apartment is located an easy (if hilly) walk to local shops & restaurants, the beach is 5 minute walk away and the restaurants of the french side are only a short car ride away. Its a great spot with a fantastic sunrise (if you feel like the 5am start!) highly recommended and a wonderful apartment to do it from.

Beautiful, quiet, yet close to beach and restaurants
We loved it! The unit was clean and very nice. Bed was great. Lots of nice pillows to choose from. Furniture was comfortable. Really enjoyed the lounge chairs on the balcony. The property was well maintained. Staff was friendly and helpful. We would definitely come back.

Excellent condo
We stayed at Roy's Princess Heights condo for a week in March when my wife had a conference at the Westin which is a short walk down the hill from the condo. This worked out great for us. The condo was quiet, clean, and comfortable and the staff was excellent. The kitchen was fine and we cooked a number of meals there. The downside is we had to drive everywhere except for the Westin and the waters at Dawn Beach were too rough to swim in. Several people said that it is not calm very often there. A highlight during our trip was going to Pinell Island where the swimming and snorkeling was great. Also, be aware that there are no elevators at Princess Heights and there are 3 flights of stairs to get to the condo from the parking lot.

Great location, great accommodation, great stay
Lovely visit. Roy was fabulous providing very useful information prior to arriving. The condo is well equipped and beautiful with gorgeous patio vistas overlooking the ocean at Dawn beach. the location was great; just a short drive to great beaches and locations on the NE and NW sides of the island. All in all a wonderful experience that we would recommend for an island get away!

Terrific location with incredible view
This was our first time on the Island. Roy was very helpful throughout the booking process and provided valuable information about the Island and things to do. The views from the unit are spectacular and remember to bring sunglasses - you'll need them each morning to watch the sunrise while you sip your coffee. The unit is large and clean and the building overall is very quiet. The pool is very nice and also has a great view of the ocean. The beach is a short walk and the area is also generally quiet. Close by are some great restaurant options - we love The Big Fish. Rent a car so you can explore the Island: lots of great beaches, restaurants and things to do. We will definitely be back!

As wonderful as always
The stay a was as wonderful as ever. This must be the sixth year renting from Roy, and you really can't do any better to find someone to work with when looking for a place. The condo is perfect, well equipped, great space both inside and outside. The location is on the more quite side of the island at Dawn Beach and Oyster Bay. Plenty of great restaurants in the area, personal favorites are Daniel's by the Sea which is Busby's during the day. THe big fish, Mama's Pizza, and The Dinghy Dock.
Plenty of beaches to explore, and you can simply walk over to Dawn Beach In a few mins. You will need to rent a car, and Roy has recommended Prestige Car rental near the airport. I have used them for the past six years, and they have been great to work with too.
You really can't go wrong. come and enjoy all that St. Maarten has to offer with Roy as your host!!

Another wonderful stay at Princess Heights!!
My wife and I stayed for the second time at Princess Heights and we will not stay anywhere else when we return to the Island. We have been traveling to St Martin each fall for the past twelve years and we wish we would have found it sooner. It is in a great location with excellent views, very nice pool area, many great restaurants close by and an easy 15 minute drive to Orient Beach. The staff goes above and beyond to make your stay as enjoyable as possible (no worries). Our luggage didn't make the flight but when it arrived the next afternoon they brought it up to our room. The housekeeping staff also was very prompt whenever we needed fresh towels. I wish we could have stayed longer!!

Perfect Stay
We loved this condo. View from every window was amazing. Condo was very nicely decorated. The balcony was my favorite spot. Full access to the waves. Close enough to enjoy all the great island eats, shopping and beach. We plan reserving again before end of year.

This is our fourth visit to the island and our accommodations this time were the best of any of the previous ones. The photos do not do justice to the quality of this property. The interior was stunning, spacious, beautifully appointed and meticulously clean. From both the kitchen/living room and the bedroom we had unbroken views of the ocean. We loved the comfort of the bed and the bathrooms included the extra amenities such as shampoo, etc. There were plenty of towels and large beach towels. The kitchen included any item that you needed for meal preparation. We spent probably too much time on the balcony but it was hard to get motivated when we had such comfort and, did I mention the view? Other than the cars on the road, it was very quiet. The owner could not have been more helpful as were the girls in the office. The Dawn Beach is lovely; the Westin has two excellent restaurants - we ate at Aura - and a smoke free casino. Within a quarter of a mile are three more restaurants; we ate at Daniel's/Mr. Busby's, and Canoa twice - both were very good. We also ate in Marigot at Torpicana - this is our second time within five years and the quality was as superb this year. In Grand Cas we had an incredible lunch at Le Tastevin. Do not forget to watch the show and the sunset at Sunset Bar next to the airport. Overall, we could not have been more pleased with the entire experience. We will absolutely return to this condo.

My husband and I enjoyed our first trip to Sint Maarten, Roy the owner was very helpful .The condo at Princess Heights was just what we wanted. Beautiful view from the large deck, large, clean comfortable living space and a nice swimming pool. We had to climb a couple sets of stairs to the condo but we did not mind the exercise. Every morning we would take a walk to Oyster Pond and every evening before dinner we would enjoy the view from the deck. There are many restaurants on the Island, the ones we went to were Mama's Pizza, Daniels By the Sea, Il Nettuno in Grand Case, Lol in Grand Case and Pineapple Pete's. Everyday there was a different beach, Orient Bay, Frar's Bay, Le Gallion, Dawn Beach and a day trip by ferry to Anguilla. renting a car was a good way to see the isand and get a feel for the local people who were very friendly. Harmony Nights in Grand Case should not be missed. Great trip, great condo and location. Would visit again!

I stayed in the condo for a week this summer and had a wonderful time! The condo itself was great. Very spacious (even with four adults staying) and with all the amenities I am used to at my own home: internet, phone, TV, and Blue Ray DVD player. I thoroughly enjoyed the large deck outside. Sitting on the lounge chairs and staring out at the waves and palm trees below was one of my favorite views. (Yes, the Westin Hotel is below the condo, however I did not find it to be a disturbance to my view.)
The condo was also very quiet, and the staff was helpful. One thing I liked at the condo that I have not experienced elsewhere is the outdoor barbeque on the first floor. I barbeque often in my home in the states, and so being able to pick up food at the grocery store and grill some of the nights while on holiday was great.
The island itself was relaxing. Dawn Beach is the closest to the condo, only a short walk downhill and across the road. The beach is gorgeous and the Westin Hotel is very accessible for use of restrooms, or for an AC blast! Orient Bay was my next favorite beach, a 10 minute drive from the condo. There were lots of water activities available at Orient Bay, including a banana boat ride, a water trampoline, and wind surfing. The famous Maho Beach, next to the airport, is fun to eat lunch at to watch the planes arrive and depart, however it is not my first choice for a relaxing beach to lay on.
Overall, Dawn Beach and Orient Bay were my ideal beaches to visit.
Beyond the beaches, I liked going into Philipsburg, the shopping hot spot. Word of warning: travel to Philipsburg on days when cruise ships are not docked. When the cruise ships are in, vendors will not lower their prices as easily as when cruise ships are not in. The butterfly farm was also a nice place to visit. I never knew so many beautiful butterflies exist! A nice local bar to visit near the condo is "Mr. Busby's" or "Daniels by the Sea."
All in all, I had a great stay in the condo and enjoyed a relaxing time on the island. I would definitely stay in the condo again; the owners were great and have obviously taken time to appreciate their property!
