Grant’s place was clean and comfortable. My friends and I had a wonderful stay there for my bachelorette trip! It was conveniently located not far from the downtown area and very relaxing by the beach.

All the conveniences you need for a large group of people. However, we couldn’t use the oven - alarm kept going off - needs a good cleaning.

My family and I stayed at this VRBO in July 2022 to have our first ever big family vacation and also to celebrate my mom's 70th birthday, who loves the beach and the Narragansett area. Although we were jealous of the master bedroom my sister/bro in law got out of the deal ;) the top floor was perfect for them with 2 kids (age 4, 1) in tow - they took over those 2 bedrooms and the upstairs living room (turned play space!) to give everyone else space and kept noise at bay when the adults were all staying up late downstairs. They basically had their own apartment, which was perfect. There are 2 other bathrooms, but only 1 other shower, but we worked it all out - easy peasy. The place was exactly as advertised - super clean, air conditioned, great appliances for cooking, easy to check in and out. We grilled out on the porch our first night, and although we had to bring in some of our own items here and there like sink sponges and more paper towels/TP, that's not unexpected, and there were so many great amenities provided like serving dishes, brand new Brita pitchers, great grilling tools, salt and pepper, and best of all, a cart, beach chairs and umbrellas for the beach for the couple of folks that couldn't fit them in the car. Easton beach was a short walk away (or short drive if needed), a liquor store with ice for coolers was around the corner. We also got to enjoy great sunset views each night. Perfect location, really! Newport for our dinners out is a short drive away - the fam with kids drove and the rest of us hopped in Ubers/Lyfts to make sure we got to the restaurants on time while they parked. So many wonderful places to eat in Newport only a 10 minute ride away! Long story long, we had an awesome 4 nights there, and want to go back and would book this spot again for sure. Big thank you to the owner as well for answering my many picky questions before and when we got there to make sure it was seamless.

We coordinated a little family reunion at the property. There was plenty of dedicated space for each little family unit - the young kids and their parents upstairs, the teenager in his own room, my parents in theirs and we had our own space. We were able to easily walk to the smaller beach, and hoofed it to second beach, farther down the main road. There were plenty of outdoor dinner options right down the road. We drove into "Old Newport" and walked around to great coffee, boutiques. Each morning, a few of us did the Cliff Walk. Grant was a text away and everything was extremely clean, comfortable and as advertised. We'd certainly return again with family or friends.

This beautiful property could not have been more perfect for us and our family. Close to the beach, restaurants, bars, ice cream and more, it was loaded with all types of thoughtful amenities such as beach towels, chairs, linens, and soaps, and cleaners. Grant was only a text away if needed, but so accommodating and helpful. Hope to see you next year! Thank you, Grant...we enjoyed every minute!

Stayed here for a family reunion. House worked well - room for everyone to have their own space and still be a true "get-together". Nicely set-up with everything you would need. Walking distance to lots of things. Would definitely go back.

This house was a perfect size for 9 of us for a family wedding. Most of the bridal party stayed at the Newport Beach Hotel a block away from us so we could simply walk back and forth. The restaurants and bars within short walking distance were perfect for what we needed. There were parking spots for 8 cars which was awesome and not having to pay for parking at the beach was great so we could go down there for a hour or two and pay the $15 parking fee. The house had plenty of room and based on the setup could be very private if you wanted to get away from the crowd. It had all the "little things" you look for in the kitchen when feeding lots of people. There was no hair dryer (this would be my only complaint). I was afraid the sitting porch would be too small because we like to be outside a lot but it worked out really well with plenty of room for eating or having coffee. The unit behind our felt really far away too. We never heard the group there at all. Grant was very responsive to us. He even brought in a pair of wedding shoes into the house for us that we had shipped there but arrived a day early. He sent me a picture of the shoes safe and sound waiting for us on the kitchen table! We would rent this house again!

We are testing out different locations around Newport each year, and this property functioned well for the beach piece. Easy to do both first and second beach and a couple of good food and drink options around.

This was a great house to stay in. Close to everything. Very clean and everything that you could need. Perfect for families. Would highly suggest to anyone else looking to stay in the area to stay here.

This house was very clean and hassle free. Grant was easy to work with and very organized. Everything was thought of and you can tell it's a priority for him for his guests to have a great stay. Plus you can't beat this location, walking distance to everything. Would definitely recommend.

Everything met or exceeded expectations based on the pictures and listing. Very close to the beach with many essentials within walking distance. Our group of 10 fit very comfortably, both inside and hanging out on the lawn. Couldn't recommend more.

Property was very well maintained and furnished, easy walking to coffee/restaurants, perfect for larger groups looking to relax and grill. Proximity to Newport makes it a good location to pop into town and get back home with little trouble.

We had a wonderful time at this property. It was an easy walk to the beach and to some wonderful restaurants. We are looking forward to planning a trip next year!

5 Couples with plenty of room, very clean and Grant was always quick to respond when I contacted him

We could of not asked for a better place for our family stay in Newport for a long weekend - this house is HUGE- with 5 bedrooms and two common areas, along with an outdoor porch and grill- it was more than enough space for everyone. The house was SUPER clean and had everything we needed. The location could also not be beat- steps to the beach, restaurants, and even aquarium and carousel for the kids- made it super convenient to walk everywhere and not have to pack the kids up in the car every time we needed to go out. However, it was also a really short car ride to get into Newport, which was great. My husband even was able to take his morning run at the Cliff Walk as that was nearby as well. This property is a true gem and to top it off, the communication from the owner was top notch- Grant was super accommodating and helpful our entire trip. Thanks Grant- we will be back!

Our group of eight really enjoyed staying at 31 Briarwood, Unit 1! The house was very clean, with plenty of room and a well supplied kitchen and BBQ. Grant was extremely responsive and helpful during the booking and check in process, and the proximity to the beach and restaurants was ideal.

House is in great location. Easy walk to beach and other amenities. Minutes from downtown Newport. House is very spacious. Kitchen well equipped and roomy. Bedrooms are large with plenty of closets and storage. Lots of space to spread out. Upstairs gathering space great for kids. We enjoyed our stay at Beachwalk very much!

Our family loved our stay. The property is much bigger than it appears in photos. We had 7 adults and 3 kids and we were had plenty of space and were extremely comfortable. The location can’t be beat, walking distance to the beach and the cliff walk, lots of restaurants, a great coffee shop and more. Highly recommend staying here!

We had such a wonderful time! With beach, restaurants and bars all in walking distance it made things beyond convenient! The home is immaculate and offers a really great layout for multiple guests. We will definitely be back! Thank you Grant : )
