Stayed 3 times over last 10 yrs. The location is good in theory, however, on this occasion, it was a negative

2 night stay. 1st night, there was singing and loud shouting outside until 4am. We were in a front room on the river on the 3rd floor. Single glazed windows meant we could not sleep. Next day we asked for a room at the back of the hotel and were told the hotel was fully booked. Both days at breakfast there was hardly anyone dining?

Great location. Great views. Massive room. Plug sockets next to the bed. Lovely large bath. Had a communal garden area.

Frühstück kann man total vergessen. Ist aber typisch für Italienische Hotels dieser Kategorie.

Habitación en 4 planta horrible, súper vieja,se escuchaba el somier de la cama cada vez que te movías, hacia frío..abrimos el armario para coger una manta y olía a pis el armario y la manta...fatal..el baño minúsculo..y además de todo esto cuando salías del ascensor NO funcionaba la luz y tenías que ir a oscuras(por la noche)hasta tu habitación... Bajamos a recepción pero nos dijeron que estaba todo completo y no nos cambiaron de habitación ni nos dieron solución.

Better room than first stay. Bathroom refurbished but badly thought out. Bedroom not improved, air conditioning lousy.

Alles ist recht heruntergekommen, Fensterläden ließen sich nicht öffnen, die Fenster waren undicht und der Strassenlärm war nachts schon sehr störend. Eine Bodenfliese war locker, die Luft im Bad trotz Abluft sehr muffig und die Zimmertüre hat geklemmt. Schade um das schöne Gebäude.

The hotel age and style is like stepping back to a much grander time. Breakfast was well provided with a good selection and the breakfast room felt very grand

Our economy room was very small and basic.

The room was clean and tidy and the hotel was a good location.

However, the beds were awful. They were pull out beds in disguise and were not even on the floor so you were slanted. The hotel was opposite to the river where youths hang out to all hours drinking and making noise and disturbance. We did not get any sleep.

This property is in a fabulous location for the sights and sounds of Pisa. The furniture and decor hail from another era so you are transported to a time of the grand tours.

The window frames are rotten and single glazed so the rooms are very noisy (revellers until midnight, street cleaners at dawn). The bathroom was appalling and needed a complete renovation. The bed had an interesting framework but the mattress was dreadful. Breakfast was adequate.

Property is centrally located easy to walk to the Leaning Tower and surrounded by bars and restaurants. Very traditional old fashioned charm. Roof bar was a nice touch.

A little noisy at night. Think we must have had a room by an outside bottle bin as loud smashing bottles in the early hours woke me up both nights.

The staff were extremely helpful and friendly at all times and even with the additional exertions that I had to overcome we had an enjoyable experience.

Although search parameters included accessibility to reach our room my disabled partner had to access a very steep ramp followed by a narrow lift that meant transferring to a narrow chair. There were also no aides to assist in the bathroom.

The authenticity of this hotel has been bringing me and my family back since I first came in 1997. I hope to be coming back for another 26 years. I am not sure if the hotel are aware that we are probably one of their most faithful customers! Prof Patrick C Brennan

The location is lovely, along the river in the city centre, 1 min from the main pedestrian street, less than 15 mins from the station; restaurants, bars and main tourist attractions are easily reached. The hotel is in an historical building, the rooms at the entrance and the staircase are elegant, there's a lovely terrace at the top where you can have aperitivo or smoke. There's an elevator. The staff at the reception and at the breakfast rooms was nice.

We stayed in an Economy Double bed room, it was a bit run down and in need of renovations: the furniture needed to be updated (it seemed like a hodge-podge of pieces leftover from different rooms and low quality too), the walls were stained, the floor tiles were broken and moved when stepped on, there was no insulation and big gaps on room door. Restroom was ok. The air-conditioning couldn't be adjusted, only turned on or off. Last but not least, our room wasn't clean but quite dusty and it was full of mosquitoes that annoyed us very much the whole stay. The breakfast selection was poor.

The location was great, and the staff were helpful and friendly.

The air conditioning in the room wasn't great. It didn't seem to keep the room cool during the night, but it was extremely warm in pisa during our stay.

Nice romantic hotel in old style.

Hotel is very old and needs renovation. Absolutely all the pictures on the internet on booking.com are photoshop masterpieces.

Location and age of building

Room very basic, no air conditioning and came on eventually during the night.

Felt like a hotel that the aristocracy stayed at when they did their Grand Tours. I loved all the interesting history and antiques.

Liked the history of the hotel, the ambience and the roof terrace. The male staff were excellent.

The air conditioning in the room didn’t work. There was a fan but it was much too noisy to use. The room was very hot so we had to have the window open and the noise prevented me from sleeping.
