The white building you see in the photos is actually a very old building and this hotel uses a single flat on the 3rd floor. As you can read in other comments the building is located in some sort of unofficial red light district.
We left our belongings in our room and they immediately asked us to make the full payment, which we did since we had no problems. When we lifted the duvet to sleep, we noticed that the duvet, pillow and sheets were dirty. When we asked for help, every bedding that came was dirtier than before. When we told the employee that we could pay for the night but we cannot stay in this hotel, he said that he could not do anything until the hotel owner came in the morning.
When owner came in the morning we told him everything we had experienced, the solution he found was to buy us new bedding sets. He advised us to go to another hotel. He already rejected our request for a refund by shouting at us, and when we asked him to refund at least half of it so we wouldn't lose money, he said that he knew his rights and that we could complain about his hotel wherever we wanted. When we told him that he had given misleading information (such as combining the beds) during the reservation, he laughingly told us that wherever we went in Tbilisi, the beds were combined and that we could not go anywhere because of New Year's Eve and that we could not complain about him anywhere.
It is neither ethical nor corporate to charge us for a stay that we could not provide because they did not provide proper information, did not provide a clean room, and did not accept the mistakes they made. Our New Year's holiday started like a nightmare because of this hotel and its owner. I never, ever recommend it to anyone.

В ванной были волосы мелкие после бритья видимо предыдущих жильцов. Администратор был крайне удивлен, пошел сам лично проверил, принес извинения. Возможно это единичный случай, тк все остальное было чистое.

Location is the best part of this property. It is situated perfectly near shops, restaurants and the metro station.
The airport in Georgia have this big board in the arrival area that says guests are gifts from God. Our stay in the hotel was almost perfect. Staffs were very helpful and courteous, except for Guram. This happened on our 3rd day (i booked 7 days). I was offended when he asked me several times to pay, although it was already agreed with another receptionist that i can pay anytime i want. I told him that i can pay via card anytime but he opted for cash. I came back late night after drinking with friends, past 12mn, and the moment I made my first step inside the hotel, he asked if I am going to pay now. What an a$$hole. And while i was paying, he was very rude. I asked if to confirm the amount which is around 840 gels, he answered, it's 120 gels for 7 days and told me to count the cash i gave him. And then he told that he asked me because i was checking out the following morning and he just wanted to make sure that I settled my bill. He has the whole day to check the status of my stay and should have known that i still have several days of my booking before he harassed me with the payment. His tone changes as soon as he realized his mistake. I would have given this hotel a perfect 10 if not for him. It was really unprofessional of him. Never had a good experience with him. he doesn't know how to greet. Everything else was perfect with Achie, the other receptionist. Total opposite of Guram.

The reception-staff was super helpful and always happy to chat. The breakfast was simple but good and the rooms are not very big, but that's the price you pay for staying in the middle of the city. Therefore the view from the little balcony is interesting, especially at night when "the other side" of the city awakens - next to the Hotel is a happy-end-massage.
The bathroom is also tiny but the shower is big, not every corner there is clean, but the rooms are fine.
We liked the style of the little hotel very much, it reminds you of a cosy living room.
ATTENTION: The hotel is not easy to find. You need to enter the big door at number 106 and walk the stairs until the last floor, then turn right, go straight until the end and take the last door on the left. The reception will help you to find a parking spot.
Breakfast could be a bid more creative and the bathroom corners a bid cleaner.

We stayed here for a month, we got married in Tbilisi and for the price this was a good place to stay and we have special memories here.
The hotel is a great location, surrounded by shops and restaurants and conveniently placed near the metro station. Not too far from the lovely old town.
The WiFi was a good connection, Which was necessary for my husbands remote job.
The staff were friendly and attentive.

On one occasion we needed to leave early and the staff were kind enough to package us up some food to help ourselves to early in the morning. This was a nice addition and very thoughtful.
The balcony is nice. Sitting there in the afternoon and watching the hustle and bustle of people with a backdrop of peaceful mountains was a real treat.
The pictures of the hotel are a bit misleading... The actually hotel is up many flights of stairs (almost 100 steps in total before you reach the actual room) The building it is located in is bizarre and hard to navigate. For somebody with mobility issues it would be impossible. It's a hotel within a block of flats and that isn't clear from the advertisement.
It's very noisy at night. Partly due to the road (which of course is not the fault of the hotel) but also some neighbours were drilling and making a lot of noise. At night time you can hear all the noise from downstairs. The building is located in some sort of unofficial red light district.
We were initially disappointed with the breakfast. Though hotel staff did ask us if we wanted anything extra for breakfast in fairness.
The beds that were pushed together were uneven, so it was awkward to sleep comfortably.
We were charged 25 Lari for laundry. (around £7) Which we thought was a decent price for the amount of items that needed to be washed, However we saw a large bag of washing powder for 20 Lari in the shop, So not sure it was a fair deal.

Thin east facing curtains and thinner walls/doors 5 meters from the front desk. You will hear literally everything in the lobby/dining area including staff watching vidoes on their phone late at night, as well as much of your neighbors' activity. They pressured me to use cash on arrival as well as to give them a 10 rating when I left. The bed is small and hard (not queen size) and the room is so small I couldn't even open my suitcase except on the bed. The booking.com room description is a joke. No washing machine but they will overcharge you to wash your laundry while telling you it's a good price.

Nice receptionists. Nourishing breakfast. Location that is comfortable to travel, next to a metro station. Balcony. Supermarket right in your building.

The hotel is great and it's highlight is Guram. He made our stay exceptional and gave us great company during our stay. The rooms are well kept with a great view of the street.
It's a bit noisy at bight as it's close to the street and the entry to the hotel is a little bit weird but once you're in it's great.

Very friendly lobby staff. When we arrived at 6am to the wrong location down the street with “break your back” luggage, the gentleman at the front desk didn’t hesitate to spring into action to help carry it up 4 flights of stairs, or to help chase down our cat when he decided to become a Tbilisi roof vagabond after he slipped out onto the balcony!
We also very much enjoyed the breakfast and the long conversations with the two lobby staffers about everything under the sun. A very pleasant stay!

LOCATION is just perfect and the best thing was the room with Balcony! you can sit and enjoy the View! staff is extremely nice and Helpful! if you need anything and ask them they will do their best to assist you!

I lived in a small cosy room located in the attic, like ones in Paris. It's really clean and charming. Location is very good, because it's close to the metro station and various restaurants. Several Carrefour supermarkets are in walking distance. The room was properly cleaned every day.
Breakfast could be more varied. It could be cold in the room in case of bad weather, so don't forget the socks.

This was a great little hotel! I think it had just 5 rooms, so it seemed much more personal than a regular chain hotel, we got to meet everyone who works there and they we all very welcoming! Everything was so clean and fresh. Rooms were cozy and well decorated with nice yellow accents. Bed was comfy, bathroom was clean and everything was in great condition. Basically hotel feels new. Location and view from the balcony were amazing. The hotel overlooks a beautiful street with newly renovated historic buildings. Everyone in the hotel was very friendly, on our first day we asked for a kettle and a cup and were given them for the time of the stay. Breakfast was included, it felt like you were invited for a breakfast at your friends house, very charming! If you are not from around here try tvorog with sour cream and jam :) 10/10 would stay again

It is a very cozy place, convenient location in the city center. The bed was very comfortable and the room was nice and clean. The administrator Guram is very kind, friendly and always ready to help with any question and with any problem.
During the day it was quite noisy because renovations were going on next door.

The Hotel Avenue 106 is a very small property but very well maintained. The Hotel staff were in constant touch with me and made sure that we understand the location on the date of arrival. The location is just minutes walk to Metro, best shopping areas, very good restaurants. You can get a taxi at the doorstep. What else do you need on vacation.
The only for us was that we were travelling with heavy bags and the hotel is on the 3rd floor of the building. Carrying our suitcases full of warm clothes was a pain. Walking up and down the stairs was a good workout for the legs, though.
