Great little B&B offering free parking near the city centre. Owners are very friendly, allowing us to park our car early and check in early as the room was ready. Great to be able to park and freely explore Kilkenny. Lovely breakfast, including vegetarian breakfast, and all round great stay. Beds were comfy and room was nice. Homely decor.

Everything was great. Facilities might be a bit on the "not modern" side but it's a homely B&B and everything works fine, and the price and location are unmatched. Can't complain!

The location was centrally located so that was a big plus but it took awhile to find due to one way streets. We were using Apple Maps. The breakfast was good. The host did help carry one of our suitcases up the wood stairs as my husband had a knee injury.

The twin bed in the room was HARD, the larger bed was an old spring loaded one that was uncomfortable, squeaked everytime one of us moved. My husband suggested that I pad my side of the bed with the extra comforter that was in the closet. That helped me, along with a sleep aid. The room was cold. The host did come in to show us how to make adjustments however the bathroom was warmer than the bedroom. I don’t mind an older building, Bob but the beds should definitely be updated.

I would put even more stars if possible! Everything was perfect! Great location for walking around Kilkenny. Room really comfortable clean and cozy. The owners were extremely kind and welcoming. Perfect breakfast. I definitely recommend it and for sure we will come back!

The hosts were so accommodating and friendly, free parking, location was so close to the city centre, room was spacious, bed was very comfortable, good shower facilities and the WiFi was excellent. The breakfast was included in the room rate, and was delicious. Highly recommend anyone to stay here when in Kilkenny.

the location was excellent for proximity to near by restaurants and pubs. Staff was also very friendly and breakfast was very good.

We stayed in room 3. The mattress on the bed seemed very tired and in need of replacement.

Perfect location! Close walking distance to the Smithwicks experience and Kilkenny castle. Also able to skirt all the traffic from the city center. Was warned from Co. Kerry locals of the traffic nightmare Kilkenny can be but didn’t experience ANY of that with this perfect spot. Rooms were largest on our trip. Comfortable beds, nice shower. The Irish breakfast was sublime! My husband couldn’t stop talking about it on the rest of the trip 😁

Hosts Agelina and John were very warm and friendly. The property was spotless clean.. Room was a good size and the bed very comfortable

The noise of people moving throughout was disturbing at night time and early morning from 8.30 am. This is caused solely by the facts that all the floors are wooden surfaces. The hallways, stairs, landings,dinning room and bedrooms.... carpet fitted to the stairs and floor rugs could possible correct the problem.

Friendly n interesting staff comfortable stay n quiet room. Lovely breakfast n hosts amazing. Close proximity to facilities n town, very good n nice decor.
