The villa was nice and close to the beach and had a 7-11 less than 50m away which was convenient. The villa itself was spacious with good working aircon.

The road the villa is on is very busy and loud with many trucks & motorbikes going up and down during the day as well as night. The rooms at night were very bright from outside lights. The beds are very hard too

Firstly, the layout of the house is fantastic! Huge bedrooms with large living/dining/kitchen spaces. Decor is homely and made to be very comfortable. We all loved the rooftop lounge idea but unfortunately did not get to use it as it was raining the whole time we were there. We also greatly appreciated that the air-conditioning worked so well! Host, Julia, is also wonderful to deal with and provided prompt replies via the Booking.com messaging system. She even assisted with our last-minute requests ever so readily. A big thank-you to Julia! The location right next to Kamala Beach and its close proximity to amenities was bar none! There is also a Thai restaurant, The Bua, serving excellent food just across the house. I'll definitely choose to stay at the Kamala Beach House the next time I am visiting Phuket.

There was a strong woody smell throughout the whole house when we arrived but that could have been due to the house not being used for a while. There were also many small flies hopping about in the basement bedroom which were just annoying than anything serious. The main door may need some maintenance as I have on several occasions thought that I had closed the door properly to then find it still unlatched. Stayers should pay attention on this point, when closing the door. Other than the above, Kamala Beach House is truly the perfect place to stay in Kamala!

The kitchen is very well equipped and it was easy to cook our own meals. The air conditioning was very effective and we lover the roof top area where we could lie in the sun and chill out. The Bua Restaurant is just across the road and their food and cocktails were awesome. The pool table was great and the swimming pool lovely to cool down in. The 7-11 and Big C supermarket is close by to shop for ingredients. It is not in the busiest tourist area - still close enough to the beach to walk.

The property is located on a very busy, very noisy road. The bedroom with two single beds are located downstairs in the basement (as is the pool table), and not suitable for people with young children. The gate tot the road does not lock - no one came in, but it does make one feel a bit vulnerable. There was no complimentary coffee/tea/sugar etc provided, which would be nice to know beforehand so you can prepare.

We loved everything about this villa and the location. It was so spacious for a family of six and we were sad to leave. Our host was very accommodating and she always replied quickly via WhatsApp. We very much appreciated the fact that she was able to let us check in early as our 1 year old grandson had flown from NZ. And it is only 1 minute walk to the beach with a taxi rank opposite the villa 😊

Comfortable and homely, spacious. Short distance to Kamala main road and beach.

Lots of stairs we had to be very vigilant with the baby, no bathroom at ground level.
