Quiet. Very little A12 traffic noise. Easy reach of Dedham. Walking routes. Easy cycling. Comfortable bed. Excellent shower. VG electrical appliances and heating. Clean and smelled clean. Fresh fruit. Near rail stations.

Water for washing up not hot enough. No toilet roll. Lack of a small saucepan. A small pair of scissors could improve the inventory. I expected the key safe to be on the property, not near the outside gate, so it was harder to find.

Great location - warm and cosy house. Tastefully decorated. Garden was beautiful.

Lovely house, well equipped and comfortable

Was a little difficult to find in the dark, but eventually we did find it. We arrived late and left early, perfect stay.

We liked the well decorated, cosy bedroom and clean, pretty bathroom! The kitchen was well equipped and the sheets and duvet were well provided for the sofa bed!

A great addition to the home would be a full mirror, especially for people staying a little longer! Unfortunately, the little graden/balcony wasn't very accessible due to it being very overgrown but other than that it was great!

It was a little further out of Dedham than we had anticipated.

The little house was really cool! Everything was comfortable and lovely. Very clean. The kitchen is well equipped and there are tea and coffee facilities and even a bottle of milk in the fridge. Spacious bathroom, great shower and plenty of towels. The patio is really beautiful, full of flowers and birds. We had a great time there! The place is very quiet.

I loved this place. The only thing I would change is the bed, which was very comfortable but maybe a bit narrow.

Dedham itself is lovely; The walk to it, through lovely fields off main road - was gorgeous. Friendly owners but we didn't actually need contact. Bnb. is well designed and bed cumfy. Sadly, there was much rain during our visit bit we still enjoyed it!

The main area (where sofabed is) is extremely bright - lovely during the day but rather difficult during night at this time of year (many ceiling veluxes without blinds). Black eye shield was provided but it would have been useful to know this, for light sleepers. Bedroom was quite noisy in the night from road..... We hadnt realised from pictures that the airbnb is near a fairly busy road.

Lovely space - we stayed for the weekend whilst attending a wedding in Dedham. Very well equipped kitchen and living space with plenty of room for us and our dog! It's a shame we couldn't have taken advantage of the garden as it looked so lovely but the weather wasn't on our side. Jimmy the host was super helpful and quick to advise local places for us to get food etc.

Just a tiny note for constructive feedback - when first arriving it's pretty chilly while the heaters warm up so a few cosy blankets would have been welcome.

Honestly there was nothing

Check-in and out was very easy. The accommodation was perfect for a couple or small family with young children. Gorgeous view from the patio across the private garden and onto the surrounding farmland. The facilities were excellent and the hosts even provided a range of DVDs for all tastes.

The only thing I would have changed was the temperature when we arrived. It was sub-zero outside and the heating was turned down to low so it took a while for us to warm up! The heating was more than adequate though once we turned it up!

it’s our second stay at the bird house, it has all the facilities needed in a quiet location with helpful owners and own little garden area. recommended

We throughly enjoyed our stay at the Birdhouse! Jimmy was a fantastic host and went above and beyond for us during our stay. We loved the location, how cosy the Birdhouse was and the fantastic breakfast that is on offer! We hope to return soon.

Clean - light, bright and a lovely feeling of space.

Advertised that there is a washing machine which is incorrect. We purposely chose the accommodation as we were travelling with a few days of clothing thinking we could launder our clothing. The information in the unit stated that "You may request to use the laundry ... for longer stays .." we were not sure we qualified besides we never saw anyone during our stay to ask. Thr bed was really small and very soft. Plenty of space for at least a queen sized bed.
