Fireplace , a lot of rooms

Most of the bedrooms were downstairs (more of a basement type feel) and the heating did NOT keep up . We had the thermostat at 75 and it would only get to 66 all night so our kids couldn’t sleep well and had to come upstairs and sleep on the couch uncomfortably ! To try and compensate for the cold downstairs we turned on the fireplace but then the loft got super hot (as heat rises) It was very dark downstairs , the lighting wasn’t the best. The handle on the kitchen sink just falls off when you turn the water on. The Plumbing in the master bath sink drained very very slowly. Very thick dust on some of the ceiling fans. The Coffee pot was very dirty on the inside of the machine where the water goes and couldn’t use it. Needless to say we complained the next morning to the maintenance people and they offered to come clean and fix things but we weren’t willing to wait and take the chance that the heat issue would be resolved and have to go through all of that again that night or have to scramble to find a new place to rent , nor did we want to have to be gone all day while they cleaned and worked on things so we opted to rent the only other cabin we could find available in the area and sent a message to the owners to cancel with the Phoenix cabin and haven’t even received a response yet from them in days !!

John from property management was very responsive before we arrived. Overall our group was happy and had a blast. Location was good. Very curvy tiny uphill road to get there, but once there it was great. Trolley is 5 min down the hill to get to most attractions. Nice kitchen, decent bathrooms, laundry machines were efficient. We did not ask for more supplies, but with the large group we had went out and got things like extra tp and paper towels ourselves. If you plan to do a lot of cooking, there were some pans, a crockpot and electric griddle along with stove and large fridge. Hot tub was not bad. It did get used most nights by at least 2-4 people. We had 10 people and a toddler (some had shorter stays than others). Side note...picture of house on Maps is an old photo of a different (light blue) building that had burned down. Cabin was built after the Google car took pic.Loft with Pacman game table was cute. One controller is missing the ball handle on game table, but still worked. Foosball and a game console are up there, too, along with twin size bed that was reasonably comfortable. King size bed on main level was very comfortable. Two queen size beds are downstairs near futon room and laundry.

For some reason negative comments show first, be sure to read positive, too...Some beds were not comfortable. We ended up not using futon room because of this. Mattress cushions could help. Two futons were like boards to lay on. Two chairs in futon room seem like they should be recliners but no one could get them to lean back. One of the queen beds seemed to dip in the middle a little. The website pics makes family area seem bigger. It is nice, tho. There is one recliner and a basic 3-seat couch there with a small tv. The table has chairs and there were a few barstools, but our large group watched football during downtime after lots of walking. The huge TV in futon room should be in the living room and small TV in the futon room, instead. Some of the pans/cookie sheets were "well used" before we got there. Either bring your own or bring parchment paper for baking.

It was only 1.5 miles from the Downtown Gatlinburg. It is not far from a trolley. It is listed as a 3 bedroom but it also has a bed in the loft upstairs and 2 sets of bunk beds downstairs. There are 2 sets of stairs so if you have small children bring an extra gate, they have 1 gate already.

The mattress on the bed with a the deer comforter was flipped upside down and was VERY hard and uncomfortable. I did not know that the bed was upside down until I was stripping the sheets off the day we left. My husband and I did not sleep very well while we were there as a result of this. So I was pretty disappointed when I seen this. Also the flooring in the downstairs bathroom is starting to come up because there is no inside shower curtain.

I love the location. Everything was excellent except the cleaning of the bathrooms.

I didn’t like the kids loft didn’t have a tv to watch. Also it was dead spiders n bugs in the tub and sink.

I was delighted with the cabin, I liked all the facilities of the place, very clean, excellent location and very comfortable

Was spacious.

Constant traffic going by! Noisy! 75% of the remotes had dead batteries with acid leaking out(terrible for young children) carpentry work was very mediocre at best! Master bedroom was full of cobwebs in the ceiling! Master bathroom had no shower curtain and shower tile was not designed for water! Thermostats were backwards, would not stay set on temperature, steady got hotter and hotter! No gas for the logs in the fireplace! Tv in living room had terrible sound and kept going in and out! Almost positive hot tub didn’t have proper amount if any chlorine in it ( smelled moldy and mildewed), tried contacting realtor through email with no response at all! Very disappointed with this rental company considering the price they charge! Would not recommend renting from these people!
