Beautiful place! Lovely staff! Very clean and comfortable!
It’s a little distance from tourist sites (15 mins in a taxi) but worth the small amount in a cab to stay in such a nice house.

THE OWNER IS THE WORST EVR HOTEL IER I HAVE MET IN MY LIFE . I AM TRAVEL AGENT SINCE 1981 . ALTHOUGH I HAD PAID THE ROOM THROUGH BOOKING.COM HE ASKED FROM MY CLIENTS TO PAY AGAIN AND HE DID NOT LEFT THEM GO .....
ALSO HE ASKED FROM MY CLIENTS MORE THAN THE ORIGINAL AMOUNT !! I CALLED HIM PERSONALLY AND BOOKING.COM ALSO CALLED HIM MANY TIMES ..HE DID NOT PICK HIS PHONE ....

The owners of the riad were extremely welcoming and went out of their way to ensure we had a fantastic time.
We liked everything about the property, but the pool and terrace were under renovation and we wish that had been mentioned before our arrival.

Riad Sebti Fes is a guesthouse run by a very welcoming family and staff. Ismail is super kind, professional and friendly and always makes sure you’re well taken care of. Muhammed is always at your service and ready to help with any requests. The two ladies are also very professional and polite, and prepared us each morning the best homemade breakfast we had in Morocco. Additionally, the staff also provided us with a tour guide named Rashid to show us around the Medina and all its landmarks who stayed with us the whole day and was super knowledgeable and such a kind soul. This has been a wonderful experience with outstanding staff service and beautiful and honest people. We hope one day to be back and we highly recommend it to anyone staying in Fes. Thank you Riad Sebti Fes :)

The staff and comfort of the Riad were excellent. Some of the best staff we have stayed with on our holiday.
The pool was out of action and the location was far from the medina, although the taxis were easy to get hold of so wasn’t a major issue.

Definitely the 1st class Riad with the top facilities and services.
Riad Sebti Fes is located at the rich part of Fes which gives you peace of mind after the crazy Medina tour.
The Riad has stunning decorations with very high quality bedding and towels.
The breakfast was the best one we had in our 10 days tour in Morocco, we stayed in 4 different hotels and Riads, Fes was our last stop.
Every day when we came back, the nice tea and traditional desserts were waiting for us.
Ismail and the owner were very helpful to arrange everything for us, the special restaurants,taxi and the excursion tours. We learned a lot of local knowledges from Ismail which are very interesting.
We definitely will go back to Riad Sebti Fes
in the future.

Unfortunately the place was unable to provide hot water during our stay. Winter in Fes is cold and to not have hot water was disappointing. this continued for 2 nights.
Dinner was also charged at 400dh per person which would make it the most expensive dinner on our trip.
while this was later brought down to 250dh it still left a bad taste in the end to negotiate for dinner.
while this is advertised as a home away from home, in our case it just fell short.

1. When we arrived, all doors were closed and nobody was there. Your concierge arrived a bit later.
2. The gate was locked when we returned later the next day, so again, we needed to yell many times for someone to open the door. We would expect an always open door, or a key to the main door.
3. We often heard the concierge debating loudly with the housekeepers.
4. The glass door of the shower couldn’t open properly. I really had to squeeze myself trough it.
5. When the staff came to check the shower, they left behind a dirty floor
6. When we returned in the afternoon, we expected a cleaned room with fresh towels. But we found the room, the way we left it. Including the dirty floor they created.
7. When we asked later: “do you need the key in order to clean the room”, the concierge said that he only needed the key that morning to check the shower and not anymore. I would have hoped he understood we wanted the room to be cleaned.
8. The pool was dirty & green.
9. And to top it all off, my wife had a dirty knife this morning at breakfast.

We spent one unplanned but exceptional day in a beautiful house located in quiet district some distance from city centre. We were pleasantly surprised by hospitalitiy and friendliness of the owners and the staff. It was our last day in Morocco and we will never forget that day with really beautiful people. Hope to come back to this riad some day in the future.

The place is not really a riad - its a luxurious villa, with lovely cozy and private rooms. The staff is super attentive and will do everything to make you feel comfortable. Generouse and delicious breakfast and dinner. Convinient place if you have a car to park.

We stayed in Riad Sebti because we didn’t want to stay in the medina with our rental car. The riad is not so far from the center and very easy to reach with a taxi. Our car was safe there. The Riad is in a more expensive neighbourhood.
We had a very nice welcome and Youssef and his wife did everything to make us feel good there. The breakfast is fantastic: you won’t be hungry all day and it is typical Moroccan.
The room was clean, comfortable and there is a pool. The neighbourhood is quiet, which is nice after the busy Medina.
Youssef arranged us a guide to visit Fes, which I would really recommend! Ali, our guide, is very friendly and took us to places where you would never be without a guide.
And we were lucky: Youssef has a really cute little pup Rocky, who was the star of the Riad.
Really recommended!
There was nothing we disliked. If you want to stay in the Medina, than I would recommend to book sth closer by.

amazing staff, feeling just like at home, the hotel owner Youssef helped us so much during our stay including assisting us thru the process of getting a replacement car after an accident. the staff are extremely welcoming and charming. food is also great, home made. Youssef showed us around in Fes. we felt a bit like locals. i would definitely come back here any time.

The riad is beautiful, it’s lavishly decorated and immaculately clean. The beds are very comfortable and the room is spacious. There’s also an amazing outdoor pool. Our hosts went above and beyond to meet our needs - we had difficulty finding a clinic in Fez where we could get antigen tests done and Youssef made some calls to find us a place. He even drove us to the laboratory and helped us negotiate the price of the tests. He also took us on a tour of the Medina which was fantastic - he was incredibly knowledgeable and clearly knew the best local spots. We cannot thank both Youssef and Fetiha enough for their generosity and hospitality. The highlight of the trip was definitely the phenomenal homemade Moroccan food that Fetiha prepared for us. It was easily the best meal we had in the whole of Morocco. The breakfast spread was equally impressive and scrumptious. We could not recommend Riad Sebti Fes enough!

We cannot thank Youssef and Fetiha (I hope I got the spelling right!) enough for the great welcome and the overall experience. Thier Riad is in the new part of the town, but even if you don't have a car (they offer parking btw) taxis in Fes are relatively cheap. A ride from the riad to the medina would cost you as little as £2.50. This place is very quiet and peaceful and the owners are always open to chat and to give advices about what to see or where to go, and the cuisine is absolutely fabolous. Breakfast is hands down one of the best I've ever had in my life. Definitely the best I had in Morocco! We also dined there one night and it was delicious! Recommended to everybody!

My husband and I want to express our gratitude to the owners of the house for their hospitality. They were as kind to us as they were to our relatives. They were kindly told an interesting route from Fez to Marrakech, as well as sights in these cities. Breakfast was great! Jozef and Fatikha are the wonderful owners of a luxurious mansion, where every detail is selected with taste.

The breakfast way exceeded my expectations. The quality and quantity are the best we’ve encountered in Morocco.
No riad can compare to this one. The hospitality and accommodations are unparalleled to any that you’ll ever experience. Youssef and Fatiha went above and beyond for us during our stay. Youssef gave us a thorough tour of the area and old medina. Fatiha and Aziza cooked the most amazing dinner and breakfast. We were treated like royals—seriously, like royals! I can’t thank this family enough. Just to show you how much they care about their guests…I forgot my sunglasses at their riad and was already on my way to Chefchaouen. They went through all different means and ways to get my sunglasses back to me—and I got them back before leaving Morocco! Seriously, the Sebti family treats you like family. You won’t find this degree of treatment, hospitality, and care anywhere else in Fes. I can’t put a dollar sign on this whole experience because it was so truly priceless. Stay here and I promise you won’t regret it.
