Our staff rented this spot for a short weekend retreat. Accommodated a good size group and had all the amenities we needed!

Fabulous mini vacation!!! 5 days + checkout day, 8 adults and 7 children, plenty of room for everyone! House was beautifully clean and welcoming when we arrived! Great restaurants in walking distance. Property manager was very quick with responses. Mildly disappointed in the amount of beach we could access, but we assumed it was the time of year, we made it work and played in the water every day. We would happily stay there again!!!

Amazing house, very clean and great for a large group!

Outside of the property was filthy. Dog feces (one spot), cigarette butts on the deck (not a lot but even one is puzzling), zero access to the beach without walking about a mile away or climbing down the huge rocks. to the positive, inside of house was nice, recently remodeled but the deck was just really old, couches were old and dirty. yes ocean front but just not in the way you think. beach us underwater 90% of the day. not at all what we thought it would be.

This is not definitely worth of $2000 plus for night rate. Rooms are very small. Beds are not comfortable. We ran out of hot water after taking four people took quick shower. Our hot tub never works. I would not recommend this to my friends and family.

It is nicely decorated, well stocked and set up well for large groups. It was very clean upon arrival. However, we paid a premium 5 star price for a property that needs some serious upkeep. Upon entry-after having no choice but to track in dirt/sand (as it was raining) into the newly cleaned property, we were greeted by a(10"x10"+)two sided slice in the upholstery of the sofa. Damage had previously been whip stitched to repair but had reopened and stuffing was spilling out. Sofa should have been replaced. NONE of the bathroom fans worked properly (most not at all). Many bedroom shades were damaged/did not operate properly. It rained several times during our stay, adequate carpets (to help keep rain/dirt/sand from being tracked in) are not supplied - we had to constantly sweep and towel up the mess at entry doors and deck accesses. The sand area of the property had trash and broken glass left by previous occupants. This is a very accommodating house, but it is not maintained to the standard expected for the price paid.

Excellent home for family reunion. We had 13 stay at the home but had 10 more visit most of the stay! Views are beautiful! At low tide surfers and swimmers were able to climb the boulders and swim right in front of home. Plenty of street parking. A wonderful vacation for all!

My only complaint is that the air Conditioning Unit on the lowest level went out twice. We had someone come out and fix it the first time it went out. Reviewer Comments: Overall, we were disappointed with the quality of the beds at the price point of this rental + the timer on all light/fan switches in the house. On arrival - the AC went out as we were in a heatwave, we alerted team who came out very quickly only to have AC/HVAC scheduled for day 2. First night extremely HOT with requirement of every BR to re-install timer on ceiling fan (would only work 4hrs so had to get up in middle of night to restart in every BR). Additionally, we uncovered on day 2 that dishwasher had a leak and could not be used entire stay so we hand washed all dishes. To their credit, we did not alert BF team as we were busy with funeral and family obligations which is why we were there in first place. The house is no frills and not very comfortable furniture. We did love the deck with multiple outdoor couches and firepit - that area is highlight of house. Additionally, only 1 Beach towel/1 regular towel per person - not enough for any length of stay. Advise to bring or order extra towels unless you want to be doing laundry often. They did have 2 W/Ds in storage that was in good condition to support.

The property was spotless clean, and very well located. The kitchen had everything we needed to cook during our stay. Parking was easy - the garages are small but there was plenty of street parking right outside the front door. The only negative I can come up with is that there really is no beach access, and during high tide you can't even see sand. But all in all, it was a great time. Thank you.

The third bottom level was convenient for the kids to hang out. The shaded sun decks were a must. The beautiful doors opening out to the ocean was spectacular. The rental access with all the amenities were at your fingertips. And Nina, the housekeeper and gardner were extremly polite. Everything was spotless. The best vacation ever.

Reviewer Comments: This is the 5th time we stayed at a Beachfront only property in the past year, and I was unsatisfied with the rental. For 10 bedrooms, there was a very small fridge on the top floor and no other fridge. We needed to use coolers for our drinks throughout our trip. Also, the air conditioning on the first floor didn't work at night. Someone came out twice to fix and got it running for a moment, but it always went down. So the 3 bedrooms on the first floor was always hot at night. Lastly the laundry was a house away. For 13K for 4 days I would expect to be able have a set in the unit. We needed to leave the house onto the street to wash clothes with no laundry basket. There was a hookup on the first floor, but no units in the closet. Also, the couch arm was broken. We have another reservation for 825 for the last week in October, hoping to have something different. When I called management was very professional and was very helpful. We are hoping to come back to this property next year, hopefully the issues are fixed. I suggest putting in a drink area outside the bedroom on the first floor to include a mini drink fridge and possibly a coffee maker.

This property is amazing. We loved everything about the house. It was perfect for our family of 15. The house was clean and ready to go. So easy to check in and close out. The location is close to everything. Thanks for the great vacation.

The management company responded quickly to all our concerns. There were some dirt does on the, some sort of oily substance, but were easily cleaned up. The property was pretty much as advertised. The one item was that the beach shown in pictures was really only available for a limited time, at low tide. The views were great. Easily accommodated our group of 15.

The house and ocean view is beautiful, but overall we were extremely disappointed. Upon arriving, the inside of the house was filthy. The couch cushions were stained, we had to clean up a spilled bottle with some kind of fluid in it that was under the couch but coming out- every bed but 2 in the house had stained sheets- some looked like bodily fluids like blood. The walls were dirty... the outside had water bottles left outside, trash everywhere- there were many broken things in the bathrooms, and both the fooseball table and the hot tub were broken and not working. We called “management”, texted and emailed multiple times and finally they sent out “maintenance”, which dropped off sheets for us to change... we had to change the disgusting sheets off the bed, with no gloves for ourselves or anything. I took pictures of everything- then we had to clean the disgusting walls so we didn’t touch anything. There were boogers on the bathroom walls... boogers! We literally spent hours cleaning when we first got there- when this was supposed to be a relaxing week with family we haven’t seen in 3 years. They texted in the morning to see what beds needed to be changed- but we had stayed there the night before! We couldn’t sleep on those disgusting sheets, but apparently they thought we should have. I spent literally hours trying to communicate with them- trying to get to the manager who could finally help us. He came by, told us he would take care of everything, and gave us a $50 food gift card. $50 didn’t even cover my own cleaning supplies I had to go purchase. We splurged for this trip- we paid a little over $1000 a night- and we could only do that since we haven’t gone anywhere with covid- for that kind of money it should have been 4 star, and it was worse than a motel 6, and he NEVER followed up. They finally said they would come and fix things, but by that time they had wasted so much of our time, and it had been so upsetting we decided to just deal with it and told them not to fix anything so we could try and finally relax. It was awful,a joke, and so disappointing. Also- the beach pictures in the photos- the ones with SAND... there is NO SANDY BEACH at this house. The owner told us later apparently that is only there during certain times of year- it is a total rocky beach. Those pictures are misleading which was heartbreaking for that is really the reason why we chose this house. Beware, this property is not what it promised to be.

What a beautiful beach home and location! Thank you so much for allowing us to make incredible memories at your home. We did have to park our rental car on the street due to the broken garage door on arrival but the property manager was on top of trying to take care of the issue and it wasn’t that big of a deal. There was also a plumbing issue in one of the bathrooms but again the property manager got someone out right away and took care of it and since there were multiple bathrooms we really weren’t that inconvenienced. The only thing I would suggest is providing a few more paper towel rolls and proving at least another full set of eating utensils. With the 15 guests we had we would run out of forks to eat at eat meal. Overall we are hoping to make this trip an annual trip and would love to come back again. The place is breath taking!!! Would highly recommend!!

The pictures ate exactly how this house looks. The house was clean and nicely set up with bath towels and beach towels. Everything was perfect. The kitchen had a good anoint of dishes and cooking pots/pans. We were also able to check in a couple minutes early. Only down fall was the small fire pit did not work. I definitely recommend staying at this place with family and friends.

There was more than enough space for my entire family to gather.
There are three spacious decks overlooking the ocean and every bedroom has an ocean view. Beachfront Only's staff is always on top of things, just a phone call away but I did not have to contact them at all as everything was perfect! If you are looking for space and privacy I would highly recommend this home!

The only reason why not 5 star is lack of washer and dryer. When the tide is down you can climb down the rocks and hang out on the beach, though it is a bit rocky. They only give you one bath towel, so you are re-using same towel since you can't wash anything. Be nice to have some "beach" things/toys to use.

The office was closed when we arrived and it took one 30 min to get a hold of someone. My brother was stuck outside in the cold. Second complaint is the hot tub in the photos was not at the house. We had to call for them to bring us one but it arrived on our last day and we didn’t even get to use it because the water wouldn’t reach temp. The water got hot the next morning but that was the day we had to check out. The house is clean and in nice area. Just a couple things that made the stay unpleasant.
