Wonderful property. Very clean, reasonable price, great staff.

Our room was clean and had everything we needed for a 2-night stay. Nothing fancy, but can’t beat the price! Front desk staff was very friendly during check-in and shared great recommendations for local spots. The location was great too — so close to downtown SLO. We didn’t have any issues with parking in the lot either. We would absolutely stay here again!

I have stayed here multiple times over the last yera, however, this will be my last stay. The new owners seem like they are trying to 1) cut corners on cleanliness/maintenance and 2) nickel & diming you for every little extra charge they can eek out. My child came to the hotel from CalPoly to pick us up for dinner, and when I went to check out I noticed the hotel increased our daily rate because we had "an extra guest". My student did not spend the night. The first 2 staff could not explain why, nor communicate effectively in English, and ultimately the owner finally appeared, still chewing whatever she was eating from the back room (where she was present the whole time and heard the various exchanges) to resolve the issue. Ultimately they refunded the overcharge, though it took over a week and 2 follow-up phone calls. It's creepy they're stalking guests' comings and goings so closely. I've chosen to not stay here again, there are plenty of better, cleaner properties in the same proximity, and those with non-stalker staff(at marginally more cost).

Great stay for the price. Convenient, short walk to downtown. Friendly front desk staff, large, clean room. It was very quiet overnight although it wasn’t very busy when I was there so that may be different if the hotel was fully booked.

This hotel is a little gem for the price. The hotel is in a good location for exploring downtown. It was quiet and the property and rooms were well kept and comfortable.

Excellent location and super clean

This is very clean and nicely maintained property. The staff was very efficient and good. Location is great as walk-through a lot of places in downtown San Luis Obispo.

Unfriendly check-in agent. Check-in also took long. They had to call someone who came out to help. However, they were quick to charge a $25 fee for early check-in. We arrive at 2pm. One hour early. Inn was ok, but I would never stay there again.

The location can’t be beat, walking distance to downtown SLO. 5 min from Cal Poly. Plenty of parking. I have to really rave about hotel management. I embarrassingly left a dress and nice jewelry in the drawer/dresser. Before I even realized I left these items behind after check out, the hotel called me to let me know, and mailed it via UPS to my home. That made a great impression and we will return the next time we visit family at the university. The property and rooms are straight forward, but comfortable and well maintained.

Great for short stay. Perfect location, clean and quiet.

My reservation was for a two bed, 4 person stay. Upon checking in, I was asked how many people would be staying. I told them it would be my wife and kids, and she proceeded to ask their ages. She told me I would have to pay an extra $13 for my teenage son as he's considered an adult. They didn't offer a breakfast, so what exactly is the extra fee for???

Comfortable and clean but especially close to all the shops and restaurants. San Luis Obispo is a lovely place to visit.

Nothing fancy, but a nice, fairly quiet place to overnight at. Located right off of Hwy101, on one of SLO’s main streets (Marsh). Bathrooms look newly remodeled, bed was cushy soft-fine for me-but not for those with firm or hard requirements. Would stay here again.

Best place to stay in DT SLO if you’re visiting.

The room was clean but small

This property is nothing fancy. It is pretty much like the motels you would stay in on a road trip with your parents in the 1950s or '60s, so don't expect a swimming pool or breakfast buffet or rewards points. The rooms are clean and comfortable, the staff is friendly and it is conveniently located in beautiful San Luis Obispo.

The Avenue Inn is fair prices for a night’s stay and the facilities are well kept. It’s near the main area of Downtown SLO and convenient for shopping and eating and taking a nice walk.

This is my second time staying here. It is very affordable and clean. The staff was very friendly. The location is great. We spent the afternoon walking around all of downtown SLO, checking out all the different shops.

Was very clean. Close to downtown. No elevator. Was only two floors so not too bad.

Really cute place. Right in downtown so you can walk straight into where many shops and eateries are. Front desk was kind, too! If I had to be picky, I’d say the only thing we had issue with was the air conditioning (but we didn’t stay long, so we didn’t ask for help). Thankfully it was cooler, but that’ll be something we check on next time we stay. But with that being said, we’ll totally be back!
