My room was at the front of the property and there was a lot of road noise all night.

The breakfast was delicious and perfectly cooked! The room was cosy and had good heating.

There was nothing we didn't like.

Alison was the perfect host. Extremely welcoming. And helpful with any questions we had. ( to be fair we didn't have any as she had explained everything fully on our arrival ) The whole guest house from top to bottom is immaculate. ⭐⭐⭐⭐⭐ A great variety of breakfast items are on offer. The food is piping hot and delicious. The location is also excellent its literally 3-4 minutes walk to the town centre. Very comfortable beds in a quiet part of town. Hot shower, nice warm rooms. We will 100% Be booking with Alison again. A definite little gem of a place.

Arrived in a rainstorm to be given a very warm welcome by Alison. Well appointed room and en suite and very clean. Most excellent breakfast which was greatly enjoyed. We'll certainly rebook No 3 if as likely, we stay in Penrith again.

TV in the room needs to be larger.But this is a very small criticism.

beautiful property absolutely immaculately clean our room ( room 5) was lovely ,we were blown away by how clean,well presented and equipped it was , the lovely owner Alison met us on arrival made us so welcome ,showed us to our room ,nothing was too much trouble ..we intend to stay again and I’d highly recommend this lovely place 100%

The owner is the most lovely helpful person. The place was spotless yet homely. The breakfast was very good. The room was lovely and quiet. The beds were very comfortable. Excellent location, limited parking is well orchestrated by the owner. Would definately return to this lovely B&B.

The bed felt narrow, but i think that was because im not used to a single, the owner was so helpful and moved my bed against the wall which really helped and i slept very well after that, she was also very reassuring that it was ok to tell her even the smallest niggles, and she would do her best to help.

Alison was SUCH a wonderful host! She picked me up from the station and drove us around in her car a couple of times - which was way too nice and she really didn’t have to do that! Her walking tour tips were top notch, and I’m so glad we followed her advice and visited Keswick as well! Such a nice change from London. Alison went above and beyond with her service, and the breakfast was absolutely wonderful! The little fruitbowl before our big full English breakfast was exactly what I needed! The WiFi in the house was great, and the diningroom and conservatory were lovely places to sit and chill, when we wanted a break from our room. I would HIGHLY reccomend anyone to stay here.. so if you’re reading this - stop what you’re doing and just book already! I’ll definitely be back.

Great breakfast and a very convenient location for the town centre with free parking to boot.

location was perfect, straight off the motorway for an overnight stay. The host met us at our car and was helpful, friendly and lovely! The room was lovely and clean with a good selection of tea and coffee. She even gave us wine glasses to take up to our room! Breakfast was superb with fresh, local ingredients. Nothing was too much trouble and we would recommend this place to anyone. We will definitely be back.

Alison was very helpful throughout my stay. For example, providing a lunch as I had a very early start one morning. Location was very close to the centre which was great.

Bigger and more absorbent towels would improve the score.
