The property was perfect for our family! Check in was easy, house was very clean. Location was great, Walkable distance to everything, we have 2 young kids (2&4) and we used a wagon for our beach stuff and my 4 yo was able to walk to and from the beach everyday, sometimes multiple times. We had a small issue with the AC and Joe had it taken care of the next day! Awesome house, amazing host. Highly recommend!

The house was clean and very comfortable. Joe, the property owner was in communication with me from the day I confirmed the rental. Joe responded to all my questions before and during my stay almost immediately. He greeted us when we got there and and even let us check out an hour later the day we left, due to the fact that we were flying back to Tucson and our flight was at 5pm. Would definitely recommend to my friends.

We all were delighted with Joe’s place. We were seven adults and two kids and everyone was comfortable. The house was immaculate and the outdoor space had cool breezes on the hottest days. The short walk to the beach was a piece of cake, and when one child was too tired for the fireworks, we stood outside the house and had a perfect view. All in all it was a perfect stay and we hope to return soon.

My family and I stayed in Seaside Heights for our summer vacation and rented both the upper and lower levels. Both properties were well maintained, clean, spacious enough for our family and quests. The kitchen was furnished with basic necessities. The location was peaceful, only a few blocks from the boardwalk, and has parking. The patio area has a grill and was an ideal spot for relaxing and enjoying a meal. Joe was welcoming and ensured we had everything we needed. I highly recommend him to anyone looking to stay at Seaside Heights.

Highly Recommend
Joe was welcoming and wonderful. He was responsive to any questions we had before, during and after our stay. My family and I would absolutely rent this property again. (Only little comment is the pin on the map for the listing is closer to the beach than the actual house - not Joe’s fault - and it was a great location that my mom (70) and dad (80+) walked to and from the beach/boardwalk everyday easily). Overall 👍👍!!

Great house for us
The property had lots of privacy and access to everything. Laundry, Grocery store, liquor store and of course the boardwalk. The house was plenty big enough for all of us and the whole family had a great time! Thanks Joe!

The houses were shining clean and well within walking distance to the beach and boardwalk. Our 20 somethings loved the ease of going back and forth as did we.

He was immediately responsible in fixing a minor electrical problem and we felt very well cared for.

Clean, spacious, perfect location, great owner
Our extended family of 14 (including 7 kids between ages of 7-14 and one set of grandparents) stayed at the house for a week in the middle of August. Because of its convenient location, we enjoyed being able to easily go back and forth to the beach and boardwalk, even with all of our beach equipment. We spent one day at Island Beach State Park, and one day kayaking/doing the water trampoline park on the bay side. The upstairs living room was big enough to fit all of us to play Pictionary. We also enjoyed dining outside by the grill. Joe was extremely friendly, understanding, and helpful during our entire stay. We would recommend this house to anyone seeking a stress-free vacation at the shore.

We had a lovely time, despite some of the littles getting strep throat. I am a little disappointed at the cleanliness of the facility, but that was easily remedied, and we did bleach after the kids were diagnosed, so no worries to anyone reading this.
What was really nice was that it really was in walking distance - a little over a quarter mile - to the beach. Very relaxing, and a very nice walk. Very close to the Acme and a very good Chinese restaurant around the corner from the Acme. Seaside Heights is very nice, with plenty to do on the boardwalk, including a nice little amusement park. The restaurants along the boardwalk and the pizza (3 Guys, I think it's called) are really good. You definitely get your money's worth there.
So, overall, my stay there was wonderful. Joe, the owner, was more than helpful and helped ensure our stay was very pleasant.

Wonderful family vacation!!
We really enjoyed our stay at Sand 'N' Seaside Properties. It was exactly what we were looking for and exactly what we saw online in the listing. No hidden surprises here. The apartment was clean, comfortable and fully loaded to make it our home away from home. Joe was great, very helpful and full of information for us newbies in Seaside, we really appreciated having him onsite. We had off-street parking, and felt safe onsite. Joe has gone to great lengths to make sure his tenants are safe on his properties and that was great for us having been with 2 kids. We were supplied beach passes which came in handy for our stay and the beach was a close walk. One of my favorite parts about staying at Joes was after having spent a couple of hours at the beach, we could come back home to our private terrace and enjoy some drinks in sheer peace.
I would definitely see Joe again for future vacations, as a previous tenant stated... "US Canadians love Joe's place", and that's hitting the nail on the head. My only regret is having only had a week there... but we will be back Joe! Maybe with extra guests too... ;)

Best weekend ever!!
I stayed here for Memorial Day Weekend with 50 of my friends. It was one of the best weekends of my life and it was all thanks to Joe and his amazing properties. He was so accommodating, friendly, and overall just a very nice guy. The houses were great too. We all fit within three of the houses comfortably with no problems. Joe also had a couple of security guards for during the night who were just as great as he was. They made sure everyone and everything was in check but still managed to let us have a great time. Overall, I had an amazing experience here and would love to do it again next year.

Had a blast!!
Me and my friends rented out the 6 bedroom house at 308 Webster Ave for 4 nights. Our after prom experience really couldnt have been any better. Im so happy we ended up choosing this property to stay in. The home itself was clean and set up nicely. The owner, Joe, is a very nice man and simply asks for everyone to respect his property. Theres also so much to do in the area. We went to the waterpark, go karting, mini golfing, and the beach (all in 5 minute walking distance). And when we werent doing any of those things, hanging out at the house was just as fun. Theres plenty of backyard space to hang out and barbeque. You wont find a better place to rent. 5 out of 5 stars. Will be recommending this property to anyone who asks.

BEST PROM SPOT AT SEASIDE!
I went down to Seaside after prom with a group of 40+ kids from my class and we had a blast at this property. It is a great price for all that is offered to you! The bodyguard at night is perfect for making sure everyone stays out of trouble but still has an awesome time. The houses are very nice and comfortable to stay in. The walk to the boardwalk is literally 3 minutes. I would recommend this to every class that is looking to have a great time and keep the price affordable for everyone!

Hidden Oasis In Seaside
The best property you could possibly find! I am from NJ born and raised. Spent most of my summers in Seaside Park with my parents and other family in the summer time. We rented from Joe and his family several years back because our "usual" Seaside Park rental was no longer available. We were dreading the fact that this property was located in Seaside Heights. Much to our surprise this property is a hidden gem. Clean, updated, all the amenities that you could possibly want in a summer rental. Because the whole clan like the home so much we are now on our 3rd season of renting from Joe. We have gotten to know his family and even have dinner with them on some occasions! They make the property fun, safe and welcoming. Blocks from the beach, outside showers and FREE parking. I could go on and on about the quality of this place. There is plenty of outdoor room for those non-beach days and flat screen television for those rainy days. There are other families that rent the same week as we do and we now try and coordinate with them so its like a big reunion. Places like this that Joe offers are what makes memories for ever!

Best Prom rental
My group rented 2 prom houses in May for a large group of 35 and the kids and us moms couldn't have been happier. The houses are great and have everything you could ask for. Houses were clean, well maintained, and had flat screen TVs, WIFI, and gas grills so the group could BBQ. Owner owns 3 big properties that are all together forming a nice big open place. The yards on all properties are Fenced across the back of the whole compound so group has privacy. Owner also has family security that is there to make sure things go well and to keep out any unwanted guests. The kids had a great time and the experience could not be better. When my next daughter has her prom were coming back here.

WONDERFUL, SPOTLESS, SUPERB & INCREDIBLE!!!!!
This is a MAGNIFICENT place to stay!!! The apartments are spacious & maintained beautifully. You have the versatility to change units if you want to extend your stay longer. The owners are on sight & if ANYTHING should happen it is modified so quickly & friendly. The family welcomes you upon arrival & attempts to please their guest with any requests, yet they do this while giving you privacy at the same time. We stayed & extended our stay longer... Accommodating for sure. The outdoor showers are great, picnic tables, private balconies, parking, beach badges. You name it- if they can help in any way they will. It's quite unique to find such a lovely gem that welcomes families, proms, bday celebrations & still be in a safe, clean environment with apartments that are so well maintained & CLEAN!!! Honestly, I am a hard person to please & this property exceeded my expectations. I have been going to Seaside for 40 plus years & a lot of places have not been maintained. Well, not this one. I would stay the whole summer if I could at this property. It's fun, clean, private, cozy, feel like you are at home, & for all ages!!! Fun in the sun & the backyard with privacy & palm trees.. This is my family go to every year now. I hope this helps you renters for I do not write reviews lightly.:-)

This was the perfect house for my son's Prom Weekend get-away with his friends. There was a total of 18 friends in the group and the #304 house was able to comfortably accommodate them all! The house is clean and updated and only a short walk to the boardwalk. The owner, Joe, provided us parents with a great sense of security, knowing that he is on the same property, and that he provides each occupant with a wristband (to ensure that only those that are staying there belong there). I was also very impressed that there is a security guard present at all times. Joe was a pleasure to work with--he made the whole experience easy and comfortable for us, and the kids thought he was great too!! I highly recommend this home and wouldn't hesitate to use it again in the future.

Amazing Experience
First and foremost, Joe and his family run a great business. I was there for MDW with my prom group of 10 on 304 Webster. The apartment was clean, he allowed us to check in early, never bothered us (amazing considering we were a boisterous bunch of 10 teenagers). At night the property was secured with a security guard and he or a memeber of his family is there to assist at a moments notice. I would definetly do it again and reccomend to anyone else! Great Prom House rental !!!
My daughters prom group of 13 couples searched a long time for the right rental to accommodate their large group for their post prom weekend at Seaside. We could not have found a more perfect set up. The owner has 2 houses totaling 4 apartments that can hold groups as large as ours. The houses are clean and updated with new amenities. The large backyard is open and a great place for the kids to hang out. Joe the owner is right there in the third house and was around to oversee the teens in the event they needed him. He gives wristbands to the rental kids to wear which minimizes the possibility of stragglers joining or trespassing on the property. The teens had a great weekend and all the parents were extremely satisfied with the rental, security and overall service that Joe provided. If you are looking for a prom house down at Seaside-- look here first!
