About this apartment rental
Recently remodeled, sunny 1-bedroom apartment on the 2nd floor of a 4-unit building with all new appliances, washer/dryer, new queen size bed, new queen sofa couch, newly constructed deck right off the kitchen, and a new fence in the backyard for privacy and security--and with a fire-pit and BBQ to boot! Easy walk to Eastern Market and H St NE nightlife and restaurants.
This is not an English Basement but a 2nd floor apartment with big windows, full kitchen, 55" smart t.v and wi-fi, a queen size pull-out sofa with 3" memory foam topper, and a queen size bed in the separate bedroom with a new Nectar mattress, pillows, sheets and duvet. There is also a queen-sized air mattress (with fresh sheets, pillows, and blankets) if needed for additional guests.
It's 750 square feet living space, and 6 people can use it comfortably. More than that and it will get too crowded.
The walk-in shower has a built in bench, a rainfall air-injected shower-head, and stained glass sky-light. It's a total spa experience!
The wood deck opens from the back kitchen door, and is perfect for morning coffee or evening drinks. We also just fenced in the back-yard for more privacy and security, and are currently working on the garden area with a fire-pit. Feel free to light up a (small) fire at night or use the barbecue whenever you like.
Please read the "House Rules" if you plan to come with pets!

I brought my teenage boys to DC to sightsee. This place was the perfect fit. Not quite close enough to walk to downtown but we used Lyft and our own vehicle and got to see and experience everything. The apartment had everything we needed. Not just the TV, there are board games and books to entertain as well. Two AC's kept the 102° weather at bay so we were always comfortable. John is a great host and Raina was right there when we checked in to let us know she would get us anything we might need. Then we just had our privacy which was very cool. I absolutely recommend this apartment.

John was a super host, and extremely responsive before and during our stay. He went out of his way to make the apt accommodatimg for our asd son, and to let the neighbors know that it may not be "as quiet" as usual due to this special circumstance. This communication made me feel at ease as a parent and inclusion for our son.
There was a slight mix up with sheets/towels; however, John took care of it promptly.
Parking pass was much appreciated for as soon as we parked for the first day, city worker was out checking cars! Now BEWARE..this parking pass doesn’t work downtown/at capitol area as we soon figured out. A 25$ ticket later for parking w/o a pass, made for one mad moment in the day that we thought was handled by the org. parking pass. Also, driving is a nightmare (we are from a metropolitan city and expected this), so give yourselves plenty of time to get to your destination. We ended up utilizing the metro system a great deal during our stay, which was a 16 min walk from the apt each way. (Sux when it rained every other day!)(but memories were made for sure). We also utilized the pay as you go scooters and bikes (make sure you read redocking rules carefully!).
The area of the apt appeared to be very safe and we had no issues walking, biking, driving, etc.
Couches and pull out bed weren't the most comfortable. Master bed was very comforting.
I would definitely recommend John's apt for location and overall communication with guests.

Friendly caretaker and responsive. Uber friendly but not Metro friendly.

We stayed here for only one night to see a show
at the Howard theatre the renovations that were done at this property were amazing! Comfortable bed, nice bathroom, well arranged and kitchen & nice furniture.

Great for a quick weekend stay .

This place is conveniently near a few bus stops: D6 and X2. I used the bus and metro the entire trip. Overall place is as described and was easy to check in and drop our bags. One night it was noisy with some people fighting but I would stay again.

Good for a relaxing time when not out. Would recommend.

We enjoyed the spacious and nicely decorated apartment. Hosts John and Reina were very helpful. Couple things to consider if you’re traveling with more than two people: the table in the kitchen is small and the kids thought the pull-out couch wasn’t that comfortable to sleep on. Not a big deal and we made it work. Overall a great place and we‘ll be back if and when we visit DC again.

My boyfriend and I loved the place. It was super cute and the co-host was awesome so sweet! The shower was amazing and the back deck and yard area was so cute. We will definelty staying there again next time we visit D.C.

This is a super cute apartment in a good neighborhood and within reasonable driving distance of anything you want to do in the DC area. Overall, we were very pleased with the property. One of the neighbors even helped me when I was having trouble with the front door keypad. John was immediately responsive after booking the property. However, he messaged that there would be a parking pass in the apartment when we arrived, and there was not. I messaged him regarding this and I never did get a response. We ended up not having a problem with parking and were able to find a space very close to the building.

Place was good. It was very near to attractions in DC. Property manager was very helpful.

My girlfriend and I stayed the night for our anniversary. The apartment was clean and very nice. I liked that it was within walking distance to most of the things we wanted to do in DC. Both John and Reina were very helpful with questions. Thank you for helping to make our trip great!

Our stay at Kingman Hill was pleasant, apartment was clean and amenities were reasonable. We would likely stay there again.

The host (John) communicated well beforehand & provided helpful information, including parking permit which was a huge plus. Good location for our visit to DC. If you like to walk, most of the main DC attractions were less than 30 mins away. Our dogs enjoyed spending time with us on the back desk and daily walks around the neighborhood. The unit was nice for 3 people and two dogs. I will also mention there are 3 other units in the building being occupy by renters. I do want to add a few feedback during our stay: Need to provide a vacuum in the unit. Need additional bathroom towels (as there was only 3 towels available). Additional pillows require as the only pillows available were for the bedroom. The TV remote had no numbers. Sofa bed needs a new mattress (not comfort). If you are allergy to CATs (not a good situation) as the tenant next door has a cat door which means you or your dogs will run into it back desk area (which we did). Although having a washing machine & dyer was a BIG plus, the dyer lint trap wasn’t clean out for a while. The unit is a non-smoking rental however we often smell marijuana coming from the neighbors which limit our stay outside back desk. I pass no-judgement just not my cup of tea. With that being say, we left a day earlier to avoid any further incidents. Overall, JOHN gets a rating 4.9. The area was not what I expected 3.5 rating.

Host was amazing with communicating with us before and during our trip. The apartment was just as listed. Everything was super clean, which is a huge deal for me. Kitchen was well stocked so we were able to make a lot of our meals there saving us hundreds. The neighborhood has a ton of character, and the neighbors were nice. Street noise wasnt an issue for us at all. There is a grocery within walking distance, parking on the street wasnt a problem, and the main DC attractions were less than 20 mins away (about a $20 lyft ride so not bad). Or you're able to park at the nearby metro stop and bus in. Best part of everything was that we were able to bring our dog! We will deff be back again if we visit DC.

Just a nice, clean, well furnished apartment. We loved the neighborhood. John was a wonderful host.

I think this would be a good one bedroom apartment for most people. We are seniors, and had a bit of a hard time hopping on and off the high stools at the counter for meals. Also the stairway leading up to this second floor apartment is somewhat narrow and steep. The beds were comfortable, the shower was great. The kitchen had everything we needed to make a few meals. Our dog loved the back yard. I liked it that they had a recycling bin and a composting container. We had no problem with parking on the street.

John was the best host! He was incredibly prompt in his communication and provided so much helpful information!
The apartment was as described, had great sleeping options, and the location was great for our visit to DC.
I will mention that while this is a non-smoking rental, you can smell smoke when the neighbors are smoking in case that’s an issue for you. If not, I would definitely recommend this VRBO for your next visit to DC!

We were very happy with our recent stay. Communication was amazing beforehand, and we had everything we needed. The home is even better than the listing. There are so many nice features to the home that go unnoticed in the listing. Also, the owners had things prepared for us to improve our stay and get to know the area better. We will definitely book here again at our next stay in DC.

This is a great property for visiting Washington, the apartment is really good. It's very comfortable and John is a great host. Nothing was too difficult.
The main sites are all within walking distance, thoroughly recommended.

Great stay in D.C.
John was an excellent host, he was so friendly and helpful, we would love to have him as a neighbor.
The apartment is cozy, comfortable and well equipped, it is very close to all of what D.C. has to offer and is perfect for a family vacation or a business traveler.
This area of D.C. is obviously in the midst of a revitalization, it is not sterile or touristy and will immerse you in city life which is what we were looking for but when you shut the door to the apartment the sounds of the city are gone and you have quiet comfort.
The only suggestion I would have would be a t.v. In the bedroom so that at the end of the day your guests might be able to relax in bed and watch a movie, other than that I can’t think of anything that they didn’t already think of.
Thank you John for a great stay.

We enjoyed our stay.
Property was in a good location near a bus stop. Restaurants and grocery stores within half mile. Inside was very clean and nicely decorated. Owner tells you they remodeled it themselves so not perfect but they did a good job. Owner was super accommodating. Even offered to do our grocery shopping and laundry and give us a ride. I highly recommend this apartment.

Everything we needed for a relaxing week. Near Capital Hill and Uber arrives in 6 minutes. Nice to have the back deck for morning coffee and afternoon wine. Thanks. John!

John was an excellent host and very accomodating to any requests from us. The apartment was very clean and the shower was awesome. The back deck was nice as having a spot to relax in DC is hard to find. I loved that the apartment was on the second/top floor so noise was never a problem. Close to the Metro Bus and Train and this proved to be our best mode of transportation.
Very close to H Street was has alot of shops and various places to eat. Something for everyone to enjoy at H Street.

Our recent stay was great for the most part. The unit is warm and inviting. Neighborhood was quiet with virtually no street noise. John was very cordial and accommodating. Bed was very comfortable.
Plenty of coffee in unit which being from Seattle was critical! The best feature is the overhead rain shower head. Maybe one of the best showers we've ever experienced. After a long chilly rainy day it sure felt good. Hard to get out!
Our only complaint was that there appeared to be no cafés or Neighborhood restaurants.
One tip if you are not renting a car. We found that cabs were considerably cheaper than Uber or Lyft sometimes 1/2 as much.
If I were visiting DC again I certainly would plan on staying here again.

EXCELLENT communication! Having a family and visiting Washington DC, for the first time, made me a bit nervous, especially the idea of using public transportation. John answered all my questions quickly!
Wonderful place to stay, the five of us were very comfortable here. Within walking distance to the subway and the public bus is close by.
We had a wonderful time and would not hesitate to stay here again.

We thoroughly enjoyed our stay in John's comfortable, well appointment and conveniently located apartment. What a delight not to have stayed in a basement apt. Charming and cozy with light, windows, and a deck. An amazing bathroom, well stocked kitchen, and generous living room seating. It is easy to get to DC attractions, shopping, and restaurants. John is a thoughtful host.
We hope to return.

John is a very patient and great host. We got to DC early and were not sure where our parking pass would allow us to park. I called John several times as I didn't understand about 'zone'. John explained it to me and directed me where I could park in DC without getting ticketed... and all this before we even checked in. Apartment was clean. I appreciated the deck out back to relax by myself. We were instructed NOT to clean when we checked out as (per John) we had already paid for cleaning in our fee. Well, we tidied up what we could when we left, but the fact that there was an offer made me feel good. :)
Oh, and the location is great. we're practically 10'-15' from everything we wanted to do.
Thank you, John. We'll definitely look you up when we visit DC again. :)
