Loved this property. Had a great view. Very comfortable beds and lanai furniture. Lovely outdoor shower outside the master bedroom. And a nice kitchen and grill for cooking in.

Superb in every possible way. The master bedroom is heaven.
Location is perfect to access the west coast as well as offering an amazing scenic drive to Volcano NP.
One day, we drove around the entire island.
The house is well equipped with everything you need to cook on the kitchen as well as chairs, umbrellas, and snorkeling gear to use on the beach that is an easy walk from the driveway.
We will be back and def rent this house again.

The pictures do not do this house justice!! It is perfectly designed so that you have an ocean view from the moment you wake up, to when you are cooking breakfast, to sitting on the couch to watching the sunset from the multiple terraces. Gregg did a magnificent job designing the space, and it is beautifully decorated.
Cleanliness is really important to me, this place was spotless. Also so grateful the A/C worked perfectly, and the beds were comfortable.
Loved all the outdoor (and indoor) showers, and couldn't get over how the moment you started a thought of..."I could use a"..., you turn around and found it has been placed there... towels, kitchen tools, board games, aloe, flash lights... everything has been thought of was exactly where it was needed.

Tranquil, peaceful, beautiful, and comfy are the best words to describe this property. The elevated home/deck with breathtaking views of the ocean, the sound of the waves crashing against the rocks, birds chirping, the rustling of the palm leaves, and the cool ocean breeze was such a treat all week! And that bed on the porch was fabulous for lounging! Trails for hiking are within walking distance. And the decor inside was very well thought out and so tasteful…with plenty of Hawaiian books to browse through and games to play. I highly recommend this Vrbo!

This property was a winner with the entire family. The house is as beautiful as the area. Waking up to the sound of the ocean each morning was incredible. The house had everything we needed. The ocean was a two-minute walk from the driveway. We enjoyed snorkeling and tide-pooling. Quite a bit of undertow getting in and out of the water which might be difficult for young children. Staying south of Kona put us right where we wanted to be for our activities - Volcano National Park, Coffee/Chocolate Tour, etc. - but far enough away from everything to feel completely at peace. The host took time to tell us everything we needed to know about the house and the area around it. Wish we could have stayed longer.

The home is directly across from the beach with great views of the ocean. The house was every bit as great as the pictures! Very clean and well stocked. The host has thought of everything you might need or want while staying here. Plenty of room for our family of 4 to be very comfortable. The location is convenient to travel to many destinations on the island as well, or to just relax on the beautiful lanai and look out over the ocean. We look forward to staying here again in the future!

This was exactly what we needed for our short vacation on the big island. The design and quality of this well constructed new home is truly top notch. The large lanai and deck with stunning ocean and nighttime starry views were incredible! We loved absolutely everything! And direct access to beautiful Pebble Beach, which became our private beach at certain times and falling asleep to the sounds of the waves was so lovely. It's deep into Capitan Cook so if you're looking for a remote, quiet and lovely retreat to, look no further! I would just recommend grabbing groceries in Kona and getting a bite to eat before heading down and arriving before dark. Superb stay! I would love to go back!

This house is even more amazing in person than in the photos. We really loved it. The only drawback is that it's at least 20-30 minutes back up the road to any kind of food, and we were really terrible at planning for that, so we spent too much time leaving!

Our family of four truly enjoyed our stay in this beautiful home! It was clean and comfortable, had everything we needed to enjoy dinners at home or take a trip to the beach! This is a quiet neighborhood and it was wonderful to relax and just listen to the sound of the waves on Pebble Beach. We hope to visit again soon!!

This is a beautiful place to stay on the Big Island. The home is so comfortable and the view is stunning. Even though we had a list of places we wanted to visit on the Island, we found it difficult to leave the veranda. It was just a perfect place for the four of us.

The property, location, and check in/out process was top notch. Me and my family have stayed on the islands a few times now. This property is right across the street to an amazing pebble beach. The beach never was crowded and was very clean. The property owner was very nice. Our flight got in late at night so he had gone to the property and turned on a few lights for us, so we could see. Don’t give it a second thought, book it. You will not regret it.

We loved staying in “Old Hawaii” for our time on the Big Island! The place was immaculate, peaceful, and provided necessities like shampoo, soap, drinking water, snorkeling gear, shade, sun, and the calming sound of waves crashing on the pebble beach. We saw dolphins and sea turtles on our morning hike on the trail by the house. There are so many incredible places to explore. We loved learning history using the app Big Island Revealed as we drove about the island. We’d love to stay here again!

Our family of three loved staying at this peaceful location right across from Pebble Beach! The house has a large deck to watch the sunsets and frequent rainbows, and the absence of a neighbor to the south affords sweeping views over the lava fields in that direction. As its name suggests, Pebble Beach is a unique black rock beach. We loved how quiet it was and the snorkeling around the reef to the right of the cove is good and close to shore. There's also a hiking trail that leads south from the beach to a cinder cone that we enjoyed exploring in the cool of dawn. The house itself shows the owners' pride of ownership with beautiful Koa wood accents, an open-floor plan that maximizes the view, and a wonderful-to-cook-in kitchen. If you're looking for a place of serene beauty that's far from crowds this is it!

We could have spend all 3 days around the property. Plenty to do- trails, snorkeling, pebble beach. I would recommend it for active people that visit the big island regularly and want to enjoy nature on their own. If you plan lots of organized excursions, plan for about 60-90 min drives to get to them.

The pictures of those are awesome, but seeing it in person is waaaay better! The location is perfection for a non tourist vacation. Visiting the beach is awesome. We snorkeled almost everyday! Some days we went twice because it’s steps away from the house. The house was immaculate when we checked in. So clean, super appreciate that! Gregg is an awesome host, he’s responsive and gave us a tour of the home and suggested activities to do around the island. We should of stayed longer! 9days is not enough time.

The views from the home are amazing. Nothing beats a 2 minute walk to the black pebble beach. Every aspect of this home was above expectations. This was our favorite place of many stays on the Kona side of the Big Island.

We loved our stay in this paradise. The host was great and provided great information at check in. The house was clean and everything as the pictures had shown. The view from the decks are incredible. It is a beautiful quiet neighborhood and all the people we spoke with were nice and very informative. The host provided chairs for the beach as well as snorkeling equipment, which I highly recommend to use at the beach across the street to see the beautiful reef about 20’ off shore. There are several hiking trails adjacent to the beach. I would highly recommend this house and the host. If I’m ever back on the big Island, this is the place I would feel at home at.

The description doesn’t even tough how well stocked and thought out this property is. House is in a neighborhood but feels very secluded and private. Beds were amazing and comfortable (i actually book many listings based on bed reviews). Owner us very communicative and helpful. Everything we hoped for a quiet stay in Kona. It was more convenient to the things we wanted most to do on our short stay...visiting the volcano and snorkeling at City of Refuge. It was fun exploring a quieter area of the island as we had only stayed previously in Kona.

We had a wonderful time staying here. The house was perfect for our group (two couples) - we were looking for something in a quieter part of the Kona coast, but still reasonably close to food, activities, trails, etc. We loved that we could hike, lounge on the beach, swim/snorkel, all from the front door. We even climbed the hill in the mornings to get a quick workout in! We really enjoyed the Captain Cook area and found most excursions that required driving never felt too far away.
The house itself is beautiful. The location, layout, craftsmanship, furnishings, decor (and so on) were all clearly planned with a high attention to detail and appreciation for quality. Gregg was a thoughtful host who is kind enough to share such a special space with visitors like us. Honestly, we feel so fortunate to have stayed here and I can only hope that some day we are lucky enough to go back.

Our stay was wonderful! Gregg called us on our arrival to make sure we got in OK. The house was a wonderful location for us as a base to go north to Kona as well as to head east to the volcano and Hilo. The house was very well appointed and very comfortable. We loved the outdoor shower. Sunsets were outstanding and the stony beach was great snorkeling! We can't wait to stay again!

We just enjoyed a long weekend at Gregg's beach house in Kona Paradise, and it was everything I hoped for and more. This is hands down the nicest vacation rental I've ever had in all of Hawaii, and certainly at this price point. If you are looking for a nice vacation in a highly amenitized house that is off the beaten path, adjacent to the beach, but still convenient to the key tourist attractions, this is the place for you!
Gregg has thought of everything in this house. The kitchen is well-stocked and has everything needed for your stay, including just about every condiment and spice imaginable. The bedrooms are nice and have A/C, and the outdoor shower in the master is fantastic. The house is simply stunning inside and out, and it sits on the second row with nothing in front of it except a parking lot for the beach. We spent countless hours on the covered patio enjoying the near-unrestricted views, listening to the birds, and watching the surf. We had a great time at the pebble beach out front, and we also really enjoyed the black sand beach which was only a short hike away. Gregg supplies everything you need, including snorkel gear, an umbrella, a cooler, and nice Tommy Bahama beach chairs. And for those wondering, the internet is very good. We didn't use it much, but we had no issues doing basic work and making some FaceTime calls from anywhere in the house or on the patio.
I have never been back to any vacation rental in the past simply because I like to see different things, but I will be back to this one. It's a slice of paradise in Hawaii, and you won't be disappointed.

I can't say enough about the location and amenities of this beautiful house. We watched the sky light up in the morning from the master bedroom and enjoyed the sunsets from the front deck. We took a walk along the black rock path in the evening and utilized the well appointed kitchen for preparing breakfast and a few meals. We appreciated the air conditioning, but really only had to use it one evening as the fans and the breeze kept everything cool. I was surprised at how much I enjoyed the lovely outdoor shower which had lovely views while having a great shower. The drive up and down to the house is a bit harrowing as it is very steep, but the rewards were totally worth it. Gregg provided very detailed directions and guides which were appreciated. I wouldn't hesitate to stay here again and enjoy the beautiful views and accommodations.

From the first evening to the last morning, we enjoyed ourselves greatly in this gorgeous property created and managed by Gregg.
