About this house rental
Welcome to Prime Hook Beach!
This is a beautiful 3 bedroom, one bath raised cottage on the beach.
Watch the sun and the moon rise over the Delaware Bay from this quiet, comfortable beachfront retreat. This easy-going cottage offers a laid-back place to celebrate life, especially for those who travel with their dogs.
Cook your favorite meals in our full kitchen, already supplied with spices and condiments, or go out to a decadent meal in one of the area's gourmet restaurants. The beach resort offers numerous activities from golf and watersports to theater and tax-free shopping, all within a few minutes' drive, but this is the place you want to call home at the end of the day.
Relax while reading a good book in the sunroom, a bonfire on your private beach in summer if the wind is right, or just a simple moment of solitude wandering along the water's edge in any season. Retreat to one of your three bedrooms (one queen, one double bed, two twin bunk bed) and fall asleep with the sound of the waves lapping the shore.
There's one full bath and, in summer, an outdoor shower to comfortably rinse off the salt and sand. You can also hook up a quick-connect hose to rinse off your pup with warm water.
Only two hours from Baltimore, Washington and Philadelphia, yet a world away from the stress and hassles. Escape the hustle of your work week with a relaxing weekend.
Take time to rest, to play. Make time for yourself, and for those you love. Come to the Happy Crab at Prime Hook Beach, where we provide all the basics for your comfort.

Kitchen could use some more items. Can opener didn’t work and not enough utensils. There was a very soiled pillow on the bed. Stove top grimy, counters dirty, bathroom sink had hair in it, shower curtain was filthy, dead bugs on window sills kitchen floor not swept. I cleaned before I even unpacked. New cleaning co is definitely in order!

We really enjoyed our stay, wish we could have stayed longer, would definitely return, and highly recommend! A very cozy home, we were there with teenagers and they loved it too, it was great to be right on the bay! Thank you “ Happy Crab” !

When we first arrived, it was 93 degrees in the house. No big deal, we will kick on the A/C and get it livable was what we thought. The a/c did not work. We called the property management company at 4:30 on a Thursday and nobody answered or returned our call until the next morning. The emergency contact line mailbox was full, so we couldn’t reach them that way either. When they did call back, they sent someone out to the house. They couldn’t get there until 4pm. Again, we can deal with it. When the contractor arrived he figured out what was wrong and called the company to get authorization. This was at 4:25 on Friday. Again, nobody answered and the emergency line mailbox was still full. I still have not heard back from anyone about it. We had our dog with us and were unable to leave them in the house because it was unbearably hot, and my wife and I suffered all weekend. It didn’t help it was the hottest weekend of the year. The house itself would have been ideal, it the nightmare that we dealt with made it unenjoyable.

We are very used to the ocean.. so the bay was disappointing.. shore n water dirty.. The house needed silverware n coffee mugs..We went n bought silverware.. there wasn’t enough for 6.. coffee mugs were teacups..House was nice otherwise..Used the outside porch all week!! Wish the ocean view was a lil better.. need some brush cut down👍

The place was awesome, the house was beautiful with what you had done with it! Little disappointed with the wood pathway to the beach, wood is old and some pieces broken. But, other that that we loved everything. We want to rent this house next summer, so I will be reaching out to you again I. September!
Thanks again
Dan Mitchell

Spacious house, excellent location, steps away from the beach. Dog friendly house and neighborhood. Highly recommended! Will return next year.

Our family enjoyed our recent stay. The house had plenty of space for the 6 of us to spread out and was nicely updated. The beach was a short walk up and over the dune to a very private beach on the bay. As stated in other reviews, please note this is a natural beach with seaweed and dead crabs on the shore. We raked a nice wide area for ourselves which exposed beautiful sand and kept the flies away. If you want to vacation away from all the hustle and bustle of Rehoboth then this is the place for you. There are plenty of restaurants and stores in nearby Milford.

50 steps to the beach, 15 minutes to town. The house could use a little freshening up, but it was late in the season and dog-friendly so we get it. We really enjoyed watching the cargo ships and beachcombing every day. Great long-weekend getaway.

It was a delightful stay in a beautiful relaxing beachfront cottage.
The house was well maintained and clean with a super location.
Would stay there again!

This house was the perfect beach stay! Everything I expected and more! It was quiet and beautiful and made memories for years to come! The house was spotless and well supplied and had, of course, the perfect view! I will be back every year!

This gem of a house was plenty big enough for my 2.5 year old, 5 year old, 10 year old, wife, myself, and my little pup. We loved the EXTREMELY short walk to the beach, outdoor hose to clean our feet, outdoor shower (we used this as our main shower), large living room, large master bedroom, large sun room, kids bunk beds, and the front balcony. House has PLENTY of room for a family of 5-6. The location is also perfect for us! Prime Hook has become our favorite spot, as it's VERY close to Milton and not too far from Milford, and their are so many great places to eat around both these locations that we never had to drive too far!

I wouldn't recommend staying at this property unless you like- unclean, cobwebs, ants, etc. I arrived and the house was not clean nor were beds made. I pointed this out to the cleaning lady who came back for inspection and she did not remedy any of the issues. The microwave was dirty and the coffee maker was covered in coffee grinds. I then found that one of the pillows on the bed had stains that looked like blood on it (gross). The laundry room is basically unusable as is the shower. We showered outside and bought extra clothes at the outlets to not have to do laundry. Midweek a storm came through and there were ants all over the place!! We ended up leaving our vacation early to not have to deal with all of the issues and uncleanliness. I sent photos of all of these items to the property manager. I really hope they fix these issues.

The beach is rustic and au natural. We enjoyed walks on the beach. It was horseshoe crab mating season and a take would be necessary to sit on the beach. The house is beautiful and spacious. The reserve you drive through to get to the house is spectacular. Kitchen fully stocked. Bring laundry stuff and dishwasher pods. Sheets and pillow cases are needed too. We loved this aspect as it was our own taste of home. Would recommend to stay here enjoy the view and go to the local beaches and boardwalks.

Pictures in the ad are not recent. Property is very neglected dirty, broken items, weeds and over grown greens outside. No, beach chairs! Stains all over the carpets, animal hair all over the coach, the beds had hair and sand all over the mattress covers. Mold in the ice maker, broken Toaster. Hard to cook in the kitchen with lack of items not supplied with cookware. Beds where very comfortable!!!! Best thing about this house was the bay and that's it. Don't waste you money.

We really enjoyed our stay! The location cannot be beat if you're looking for a quiet, nature-filled retreat. We spent a lot of time on the screened in porch area watching the ocean and reading. Will definitely stay here again!

The Happy Crab was nice and roomy for our family of 4 plus puppy. We enjoyed the sun room with views of the dunes and the beach was just steps away. The kitchen was updated, however, could use some more glass ware. The living room had a nice comfy sectional, space for everyone to sit. One issue we immediately noticed were the stains on the carpet throughout the great room and hallway. This is a pet friendly home, so maybe not the best idea to have carpet. Property Management offered to send someone out to shampoo rugs during our stay, which we declined. Master bedroom is a very nice size, but definitely needs an upgraded mattress and bed frame. The bathroom was clean with the exception of the shower stall, which either needs a serious deep clean or to be replaced. We chose to take our showers in the outdoor shower, which we all loved. The screens on the windows and the porch could also use a good power wash as they were covered with dead bugs. Lastly, one of the Adirondack chairs was broken and they are both placed in an area of the dunes that makes them unusable due to green flies.
Prime Hook beach is quiet and relaxing vacation spot with friendly neighbors. We also enjoyed the town of Milton and all it had to offer. Our family will be back!

Cute cottage… great location … yes it takes a 20 min drive to get a store… love the neighborhood, the beach … tons of horseshoe crabs. I was a little bummed how the water was murky but that did not stop us going into the water. I do recommend lots of bug spray… The flies are relentless.

Very nice house right on the beach. We had a few days of very hot and humid weather and then some rainy days. But the sunroom facing the beach is a beautiful spot to relax and cool off or hide from the rain. The A/C was great and there were no water pressure issues as someone mentioned in earlier reviews. The neighborhood was quiet; people were friendly. In the wetlands we saw dozens of herons and egrets. One minor problem we encountered was that the outdoor shower wasn't operative. But we contacted the realtor and she alerted the owner who came out and fixed the problem the same day we reported it. I want to thank them for their quick response and resolution of the issue.

We were so excited about this trip, the location was beautiful and the house was so cute. We arrived 1 hour after the check in time. You would think during a pandemic the house would be immaculate and clean, unfortunately that was not the case. I walked into a leaky refrigerator that left a puddle of water in the refrigerator and the floor. A coffee pot with burnt coffee in the pot. When we went to make the beds I found fresh blood stains on the mattress pad. The twin bunk beds top bed had a rail that was not attached and kept falling off. the bathroom was dirty and the shower smelled like urine. I slept on the couch for the 3 nights of my trip. I tried to call the realtor at Ideal Property Solutions, the first time I called her about the leak she responded quickly but when I called her about the unsanitary conditions, I did not hear from her until the next morning.. She then sent some cleaning ladies to remove the bed pad and fix the bed. They were nice enough but no one asked if I wanted them to wear a mask they just walked right in put a new bed pad on an then wanted to place the same dirty bedspread on the bed. I asked them to remove it. Then they proceed to tell us that the woman that came to clean did not have enough time to clean it because the previous guest did not realize he was leaving that day and held her up 2 hours. Then I proceeded to show her the bbq sauce stains that are way up on the wall, so gross. I would have preferred they called me and told me they needed more time to clean. I am trying to be very nice about this whole situation but this was a nightmare and not even willing to offer me some kind of a refund. You would think that the Owner or Realtor would check the property before someone would come to stay! I have multiple pictures to back all of this up. I did call the Delaware Dept. of Health and left a message funny thing is no one called back. I guess they do not take this pandemic seriously. They need to get a better realtor than Ideal Property Solutions and a new cleaning team! Sooooo disgusting too bad because the house is really cute.

Right on the beach, perfect for us & two goldens, easy in and out, exactly as described, will be back!

Beautiful house, view of the bay was beautiful and direct access to the beach was amazing. Beds were really uncomfortable, but the location more than made up for it. Place was really clean, self check-in was easy; it would have been nice to have a welcome packet to set expectations of what was required to be done at the property prior to check-out, but that is just a minor suggestion.

We spent Thanksgiving weekend here and were blessed with warm weather. Your home was just right for us and we were so thankful we could have our dogs with us. I personally spent a lot of time on the little sun porch and deck enjoying my coffee in the mornings and our son enjoyed the deck that looked over the marsh where we saw some spectacular sunsets. My husband bird watched at the Prime Hook and I went for many long walks with the dogs. Unfortunately, the naughty one found his way into the marsh, thank goodness for your outdoor hose! I know, not what a home owner wants to hear, but we got him all cleaned up! We also took a wander into Lewes. As others have mentioned, this is a beach area for people who are okay with nature. The beach does have plenty of horseshoe crab shells and whelk egg casings (which the naughty dog loved to pick up and shake). The warm weather did bring out the flies as well. Thankfully, the home owner did have a couple fly swatters and we put them to use. We mostly kept to ourselves and enjoyed the escape, but anyone we saw out and about waved and gave us a smile. Especially when the naughty dog ran for the marsh!!Thanks again for the lovely escape!

Listing was exactly as pictured. Perfect little gem of a place and location

The house is accurate to the photos in the listing. The checkin process was contactless and simple. As other reviews have mentioned the house could use a bit of work and the screens could be replaced. The kitchen has basic supplies. It appears the owner resolved some of the issues mentioned in the previous review - drain was working (although a bit slow) and the pathway to the beach was clear. We did not use the inside shower but highly recommend the outdoor shower. It was clean (bug free) and spacious. The water pressure was a little low but the water was nice and hot. The best thing about this house is the location! Yes it is remote as other reviewers mentioned and 20 minutes to restaurants/food but we thoroughly enjoyed this and spending time in nature. We felt safe with COVID and only encountered a handful of people at the beach. There are horseshoe crab shells on the beach however during our stay we did not find them to be problematic. You are still able to walk the beach or lay a towel out and enjoy! We tried a variety of crab cakes from several different restaurants during our stay and would highly recommend the ones at Woodys Dewey Beach and Surfin crab (about 20 min from house). Overall we really enjoyed our stay and would recommend this house to others!

We enjoyed our stay. The house was a nice size for our needs, and we were glad we could include our dogs. The beach is beyond private, it was perfect. We didn't mind driving 30 minutes to a restaurant in exchange for not having others in our space on the beach. The house was clean, but had a few minor inconveniences that wouldn't be tolerated in one's own home and shouldn't be at a rental either. The bathroom sink doesn't drain, the kitchen faucet leaks when in use, and the door knobs/locks stick. The walkway to the beach is terribly overgrown with large plants/weeds. They whacked my 2yo in the face every time he squeezed past. And finally, there is no iron. After traveling, we had packed suitcase clothes that remained wrinkled. Overall this house was great for my family and we enjoyed our stay. Fixing the issues will make it fantastic for the next renter.

We enjoyed the property. Very quiet area with no amenities so if you’re planning on eating at a restaurant, you’ll need to drive about 20 minutes. Master bedroom was spacious. Kitchen glass wear could use a refresh as well as mugs and bowls. Shower grout around base needs to be refreshed but it wouldn’t deter me from renting again.
