This was our first time staying at Prime Hook beach and the location and property did not disappoint! My husband and I stayed with our 2 young children and the property was very clean and we had everything we needed to have a comfortable stay. Kris, was wonderful with communication and made the week stress free and enjoyable with an easy check in and answered any questions we had. Downtown Milton is a short drive where we got to enjoy lots of good food/ice cream and live music. If you enjoy fishing we could have spent hours on the bay during high tide! We can’t wait to come back!

Best thing was the upper deck

This is the second year we have stayed at this home. We love it! We love the house, the beach and the privacy of the area. My daughter, grandkids and pups join us for a very memorable time. Towns nearby offer a variety of menus if you choose not to cook or just order in and relax on one of the two decks and watch the ocean. Jim and Kris are there if you have any concerns, and can’t wait to go back next year.

Love the privacy! The first week was with family and the second week was alone. Well needed.
The space was perfect. Loved not dealing with the traffic in OC or Rehoboth unless we chose to.

Great location with a great spot on the beach. That is worth 3 stars. Good camera work in the listing. The stairs and deck need replaced. Both are safety concerns. The inside of the house is a DIY train wreck. House needs to be leveled to start. There were just as many bugs in the house as there were outside. A fly swatter is provided. Water damage on both levels showing itself on the ceilings. Very apparent. Having stayed many places in different parts of the country through the years, I feel we were overcharged for what we received.
We forgot to take out the trash cans to the street on Thursday. The blackstone was as clean as it was when we got there. That cover is nasty. We didn’t want our stay interrupted with an exterminator. That place should be sprayed regularly
Beautiful sunrises are found here. The upper level deck provides a place to enjoy those and the beach and water in general. We enjoyed our time here despite the home’s issues. We enjoyed our time in Delaware overall but have no interest in returning in the future

The house is in a great location! It is just a few steps off the deck to the beach. The house itself was great. It had plenty of room and a fantastic view from the second floor. We hope to comeback and stay at the house again next year!

The views throughout the lower floor and upper deck looking out to the water are just wonderful. Can’t beat it! I would caution a tricky staircase in the case of young children, grandparents, or others who have limited mobility.

This is a lovely beach house, directly connecting with the bay beach itself. There is a nice outdoor deck facing the beach with a table and a few chairs, which is perfect for having dinner, perhaps from the gas barbecue on the side of the house. The upstairs has a covered balcony a very comfortable couch, four chairs with cushions, and a wooden picnic table, perfect for sipping coffee in the morning and listening to the lapping waves. The downstairs has a full kitchen with a microwave, oven, refrigerator, k-cup coffee maker, and a traditional coffee maker. The downstairs also has a large living area with a couch, comfortable seats, and a television set up for streaming or terrestrial broadcasting. The two bedrooms downstairs are on the small side, basically just for sleeping. The laundry room is quite large. The upstairs has a tight spiral staircase, fine for adults and children, but maybe not so great for people with certain physical disabilities, although there is an outdoor wooden staircase there, which is definitely easier. The upstairs has a large bedroom and a separate living area with two couches. The driveway has enough off-street outdoor parking for at least four cars, if not more. The owner was very responsive to our few questions. We definitely recommend this place!

What a great property and location. We so enjoyed sitting out on both the front and back decks watching the water and sunrises and sunsets. Being right on the beach was so very convenient. House had everything we needed and more! Loved it!

Amazing trip! House had amazing view from top deck, and amazing on the bottom too, has tall chairs that make it soo nice. Kitchen was stocked well. Grill on deck was amazing. Spiral staircase inside looks alittle scary,but actually they are really sturdy. Brother has very bad legs and he used them to go upstairs with ease, used outside steps to come down, worked out great. Took him awhile but that is any steps for him. Inside of the house is decorated really cute. The downstairs bedrooms are kinda of small but only need them to sleep in. Upstairs is huge. Water pressure in showers were great. Outside shower is amazing too. They have binoculars upstairs and downstairs which was a plus..plus. I always forget ours. Dolphins were there every morning about 7 a.m. With amazing sunrises and starry skies at night. At sunrise in morning have whole beach to yourself to walk dog. Very peaceful. Thanks Again, Kris & Jim.

We booked a two week stay at Sandy Bottom. It was just wonderful. The house is very friendly and comfortable and steps to the beach.
We felt so at ease and relaxed that we barely moved from our beach tent that we brought with us. My grandkids had a blast in the calm waters and loved looking for shells and horseshoe crabs. I knew that Kris and Jim were there if I needed them, but we had no concerns or worries. The upstairs area was like a private hotel suite overlooking the water and I think I never would have left it if there was the possibility of room service LOL. I would love to go back next year if it works out. The community was very friendly and Milton and Lewes were great places to find restaurants and markets. Go and enjoy!

Peaceful
Great little getaway for my family. Pictures don't do justice. This place has amazing views from the upper deck. This might seem like a weird review but I just want to say that the upstairs shower had GREAT water pressure lol. From someone that has thick curly hair it was perfect! We also enjoyed the afternoon low tide and sandbars and our maltese loved it too. So happy that our little dog could come because dogs are family too. Plenty of beach chairs to choose from too. Quiet little neighborhood with stores and restaurants about 10-15 mins away. Thank you Jim and Kris for letting us stay in your clean and comfortable home!

Quiet, serene, paradise on the Delaware Bay
We decided to take a family vacation this year; potentially the last one if my college-aged son continues to insist he’s too old for family vacations. Our goal, after these crazy 2.5 years, was to relax, decompress and enjoy the beach and each other. Well, mission accomplished!
Jim and Kris’ home was well appointed and so perfect for our family. Nice decor, clean with comfortable beds. The home is on the beach with beautiful beach views from the lower living room, deck and upper deck. Each of our boys had their own bedrooms downstairs which was necessary for some secluded teen time or to chill on their own. The master suite upstairs and upper deck was perfect for star gazing, watching the barges/ships, puzzle building and just drinking coffee in the morning or wine while watching the water at the end of the day. (Nice touch on the Keurigs on both the upper and lower level, btw!)
The beach is secluded, (no hectic Rehoboth/Bethany crowds), but the neighborhood is welcoming. We rented and rode bikes, found more different types of shells than I have ever seen on any beach coast, flipped over a couple horseshoe crabs (they are so cool!) and during low tide walked the flat beach for several miles up and back. The home is easy to access from the highway, which also allows for easy travel to other shore communities like Lewes, Rehoboth and Dewey. We hit the Dewey Brewing Co and Dogfish Head Brewery, both ridiculously close with great beer and food. Also spent some time at the Outlets, eating homemade ice cream in Milton and dining out in Rehoboth and Lewes as well as walking around the quaint towns. For runners or walkers there are many trail options and a nice one with access just behind the Outlets. A major benefit was that the home is dog friendly…our yellow Labrador hung with us and enjoyed not having to be left behind. A Food Lion, Dollar General and Liquor store are all within 15 min so don’t over pack.
I can’t say enough about the communication, hospitality and good will by Jim and Kris. Both were responsive and kind.
And… yes, it is summer down the shore, so you’ll have to pack the bug spray and sunscreen. Living outdoors most of the week with nature requires pre-planning.
What a wonderful time and stay. Would love to come back during the fall or spring to get a flavor of the seasons down there in that community!

What a great place!
We had such a great stay at this property! Our family really enjoyed being steps away from the ocean, and looking at all the horseshoe crabs on the beach. Watching the sunrises from the upstairs deck was a great way to start your day, and the sunsets are pretty spectacular too. The restaurants are within 15-20 minutes away, and there’s a lot of activities to do within a 30 minute drive. The house was very comfortable to be in all week, even when we had a rainy day. The outside shower was very helpful after a day at the beach. Thank you so much, we loved it! :)

The property has access to a private beach behind it. The beach is nice and not crowded, and ideal for children. If you go in the summer, be prepared for horseshoe crabs everywhere!
Because Prime Hook Beach is secluded, there were not a ton of restaurant options very close by, but there were plenty of options within 10-15 minutes. Lewes is about 20 minutes away, and Rehobeth Beach is about 30 minutes away. So it was not an issue to find great restaurants and shops.

The kitchen was well stocked with serving platters, mugs, glasses, etc. The bathrooms were nice, as were the bedrooms. The two bedrooms on the first floor were a bit on the small side, but were otherwise very comfortable.
The second floor balcony was the highlight of the house for us. We really enjoyed sitting outside on the balcony, especially during sunrise and sunset, and gazing at the beach, bay and starry skies. To get upstairs, there was a narrow spiral staircase, which was not always the easiest one to go up and down on. But there is an additional outdoor staircase which goes directly to the second floor bedroom.
And finally, the owners of the property were very responsive and welcoming. On our first full day of our trip, the second floor AC went out, which was worrying given how hot it was that week. But Kris responded right away and got someone right over to take care of it. We were only without AC for a few hours, and appreciated the prompt response.
My family and I really enjoyed our stay here and would absolutely stay here again in the future! We appreciated the house, the owner and the area. If you want some relaxing, quiet beach and family time, this is the place for you.

We loved that they had a cordless hand vacuum to pick up any loose sand we (or our dog) brought in, and the motion sensor lights in and around the house came in handy when we were turning in for the night. The Roku equipped TV’s were a huge plus, so we never ran out of things to watch while we unwound in the evenings. We also appreciated the selection of pamphlets and local newspapers/magazines that Jim left, which advertised a plethora of local shops, activities, and restaurants. It was also a treat to see all the wonderful wildlife around the area, from fish and birds to deer and wild rabbits (our dog was a particular fan of the rabbits). It was also an easy drive to get to Lewes, Rehoboth, Milton, or Milford (not necessarily short, which we didn’t mind, but very straightforward). After the first one or two trips into town we didn’t even need the GPS to find our way back, just take Costal Highway to Primehook Road!
An overall fantastic experience, we hope to come back soon!
