The accommodation was exactly what you need. Great eating establishments nearby. Market just a 10 minute walk. The best thing after a long day and long flight and issues with car rental it was so refreshing to have our host waiting for us as we arrived. 👏👏🙏👍😀😀

Local Experience
After staying at this property I have to say that the owner and the property manager were super nice and very very helpful. I appreciated them taking care of any issues that came up and also just helping with recommendations around the island. However, there were a couple things that I would say need improvement. The house itself needs some major upgrades. (Mostly in the rooms) There is lots of work that need to be done in the bathrooms and bedrooms. All of the bedrooms had very very hard beds which didn’t make for the best sleep. The area is awesome IF this is not your first time coming to the Cozumel and you want to have more of a local experience. It is not far from the beach and restaurants etc I would say about a 30-45 minute walk one way. (Again more in the local neighborhood.)

It’s all about the location
Renting this place was very easy, owner immediately contacted us. Location was the best. We were able to walk everywhere. Easy walk to town, laundry, grocery store, liquor store, restaurants. A couple things that came up while we were there were handled quickly. Jose, the manager, was a very sweet man and we enjoyed him. A couple appliances could be updated but we stayed for a month and it was fine. If there was one downside it was the neighbor who had four dogs who barked alot. Otherwise, it was a great vacation.

it was close to grocery, dining, pharmacy, and easy to get to from the main shopping district.

Don't miss this hidden gem!
Right away, I knew we would be in for a treat. The owner called me immediately to establish contact and answer any questions we might have. We arrive fairly late in Cozumel and the rental car business was closed. No problem, the owner just happened to be in Cozumel for business and agree to pick us up! Can you believe it? He was so kind and generous about sharing all the great spots in Cozumel, especially the restaurants. The house is very clean and set up well. The master bedroom has a large king size bed with comfy pillows, a/c, a sitting area and more closet space than I have at home. There are no windows in the master bedroom which is so nice to sleep late! The master bathroom is huge. All tile, ceiling fan for extra cooling if needed, lots of clean towels and etc. The kitchen is fully stocked with pots/pans, dishes, serving dishes, blender, juicer, microwave, lots of silverware and etc. Small refrigerator for keeping items cold, ceiling fan, plenty of lighting and a 6 burner stove with a bar area. Living room has high speed WIFI, dining table with plenty of chairs, bookshelf with books and we left puzzles for the next group. Ceiling lights for keeping the area dimly lite during the night. Love seat, couch and big chair with coffee table.
Both of the extra bedrooms, had windows for sunlight, massive closets, 1 set of twin beds, and a queen bed in the other room. Nice end tables with lamps and a/c for cooling. The guest bathroom has a walk in shower and plenty of room for one person at a time. I would HIGHLY recommend Casa Cloud 9 to my friends. We will return!

Live Like A Local!
My family and I found this hidden gem on VRBO and within seconds of booking it Patric (Jose) called and welcomed us and answered all of our questions. We felt like we were visiting friends before we even arrived. Cloud 9 is located six blocks from the sea wall and one street over from Cozumel Dive School which meant we could walk to the dive shop daily. Our favorite taquerias were also one block away!!! There are three grocery stores, a liquor store, a laundromat, private off street parking should you choose to rent a car, and several other businesses all within a stone’s throw.
We appreciated the air conditioned large bedrooms, and the two full bathrooms. We didn’t do much eating in although the kitchen is equipped to do so. The neighborhood restaurants are so inexpensive and so good we didn’t want to. The terrace on the roof top has another bathroom, a cool little pool that my boys enjoyed soaking in and plenty of private space to just be or even hang your gear out after a day of diving. We liked the front gated area too, as it offers plenty of space to hang wet towels, suits and laundry without worrying about resort rules!
Jose and Kathy have a wonderful local guide that is located in their home and tells you everything you need to know about the island, restaurants, beaches, taxis etc. we printed an extra copy and carried it with us . We found the neighbors very welcoming. You will be greeted by barking dogs and an occasional cat to make your stay even more authentic. Casa Cloud 9 was perfect for our family. If you are divers this place is a perfect fit.

The authentic Mexican Experience
If your looking for an authentic Mexico experience this is the place for you!! The home was super clean, the owner and property managers were both very helpful with anything we needed, great local eateries that were suggested. The neighborhood felt safe to walk in even at night time by myself, My mother and a girl friend even went out at night by there self and felt perfectly safe, a short walk to the ferry and the seawall for the "tourist" area, but the local places were so much better! Taxi was inexpensive to get anywhere on the island (but you really did not need one). Had a great time and plan to return soon. Please if your not ok with living like a local, then this place is not for you! You will be among the locals NOT in a resort, and in my humble opinion that is so much better. Thank you for allowing us to stay in your home and for sharing this piece of heaven with us!

Casa Cloud 9 was a perfect fit for us.
We just spent a month on Cozumel, staying at Jose’s property.
We were met by Jose (caretaker) at the house. He showed us the ins and outs of the property.
Jose (caretaker) was very helpful getting us settled in. The house had everything we needed. Pots, pans, dishes, lots of towels and sheets.
The property is in a good location. Safe neighborhood. We walked everywhere. 15-minute walk to the square. 10 Minute walk to the Municipal Market. Two grocery stores one block away. Rotisserie chicken on the corner. 3 blocks away is a great botanas bar, El Gato Negro. As long as you are drinking a beer, they keep bringing botanas (snacks). On the 3rd round they bring out a whole fried fish. Delicious. And Live music.
The pool on the roof was refreshing. The hammocks were great for napping. And even a half bath on the roof.
Jose (owner) was available anytime by phone or text to answer any questions we had. Great communication.

Great Place
Enjoyed staying at the property. The property is a 10 minute walk from the ferry. It is not in a touristy area and this is something we were looking for and loved it. There is a grocery store within a 5 minute walk and multiple restaurants within walking distance. There is a pharmacy and a hospital withing walking distance as well.
Owner was very good at communicating with us. He sent clear instructions and the check in was quick and easy. Any problems we had were resolved within hours. I cannot say enough good things about the owner. We had problems with car rental, he offered help; we asked for restaurant suggestions and he offered help. Any questions or concerns we had, he was there. We have rented multiple cottages here in Canada and apartments in other cities and Jose is by far the best property manager we have ever dealt with.
Would I stay there again - for sure, would I recommend it to friends - you bet!
Thanks!

Just as advertised
This accommodation met our expectations and was as advertised - three spacious bedrooms, fully equipped kitchen, and close to grocery stores, liquor stores, and a laundromat. We stayed for two weeks and after the first few days we returned our rental car because it was so easy to walk to the city centre restaurants each night and more relaxing to take a cab to the beach club during the day.
The spiral staircase to the outdoor terrace is a bit narrow and would be difficult for anyone with mobility issues - just so you are aware.
Jose answered all of our texts and emails almost instantly which was very much appreciated.

Spacious home in a great location
Great cozy location (located in a court of homes not a busy street) with a spacious interior. Big well-equipped kitchen and room for a great dinner with family or friends. You’re minutes away from the main square and surrounded by great shopping, restaurants and the Super Aki grocery store is a 4-5 minute walk away for all you chefs out there! Casa Cloud 9 is a great spot and with upcoming updates, it will be even better!

Excellent family dive trip
Our family of 4 adults stayed here on a recent dive trip to Cozumel. We enjoyed this house very much. The pictures on the website let us know exactly what to expect. It was relaxing, and comfortable like staying at someones weekend cottage. We found this rental an excellent value. The house is located in a regular neighborhood. The furnishings are comfortable with all the items that we needed. We enjoyed shopping and eating locally. It was nice to have our breakfast and one additional meal at the house. This allowed us to keep within our budget. One meal each day we dined out, alternating between restaurants that the locals patronize and the upscale restaurants for tourists. All were wonderful. Walking to shopping and restaurants was easy and safe. But we are all healthy, strong individuals and we were not out very late. We went diving 5 out of the 7 days on the island. Having the space in the house and on the porch was wonderful. We could spread out our equipment to dry and still have room to relax. We rented a small car to allow us the ability to visit other places on the island. This was a great and we enjoyed site seeing. We also drove to the dive boat each day. Parking the car was a challenge because of the typically narrow street and multiple vehicles parked in the area. The locals that we met were very friendly. We really enjoyed staying at this house. It made a dive trip for our family affordable and relaxing. We would certainly stay here again.

Not as expected
We traveled as group of 4 adults, one couple and a set of female friends.
Despite other reviews, we did not find this place to be clean or nice. The house host has changed since prior reviews and does not speak English, which made things very difficult. His initial "tour" of the place was mostly done as sign language, thus, it was not very informative.
When we first arrived no one was there to let us in. The owner had neglected to get our travel itinerary (something I did not know he needed) and when the house host asked to go home, the owner said yes, thus, leaving us stranded upon arrival. We had no operating phones and no way of getting a hold of anyone. Good thing the neighbors are nice and spent a lot of time helping us out. It took 30 mins for the house host to arrive after that - as we sat on the street with our luggage, exhausted from a long day of travel.
The A/C in the main bedroom did not work for the first two days. Therefore, we had to share two bedrooms. When the A/C was fixed the old one was left in the bedroom for us to remove.
The entry way to the house is piled up with junk to the right and left - at one point a toaster was there, just sitting on top of the pile of junk. It was taken away, but the rest of the junk remained - including the old air conditioner that we put there for lack of knowing where to put it.
The two bedrooms that had dressers were completely filled with stuff and unusable. Thus, despite having a house for two weeks, the guests had to keep most things in their suitcases as not enough hangers were available for hanging stuff up.
In general, the place was dirty. Available silverware had rust on it and looked unclean. Kitchen cabinets were filled with junk - it became scary to open up cabinets because we didn't know what would be there. There was no dish soap anywhere but there was plenty of motor oil under the sink. Just junk and clutter everywhere - making everything feel and look dirty.
The towels were about as good as ones people would use to wash their car. Mostly rags with stains on them.
The jacuzzi didn't work the whole time we were there, which was disappointing.
If you're looking for a cute, comfortable place to stay, I do not recommend this place. It's old and in disrepair and needs much cleaning and fixing up. We're a pretty diverse group who range from roughing in the wild to needing 5 star accommodations - we all disliked this place for these reasons and more!

Awesome place to stay!!
The wife and I stayed here over Christmas and New Year's and had a blast!! Rueben is a Godsend! He showed us around the island a bit and drove us a couple of places. Everyone we met were nice and very friendly, even the cat Sancha that we kinda adopted while we were there. I would HIGHLY recommend this property to anyone coming to the island. We are already talking about another stay this year!!

Fantastic trip!
This rental was a great price for a 3 bedroom home! The location was convenient, safe and close to the airport. Roof top patio was a fun place to hang out. The owners and local host were very friendly and attentive. They provided great advice on what to do/see in Cozumel. We had a fantastic trip. Thanks Jose!

AWESOME TRIP
My family had the best time in Cozumel. House is close to downtown and the best shore snorkling in the world. The house is a walking distance to resturants, super market, and other loations. The kitchen has everything you need to cook your meals. House is very clean and comfortable. Go to the money bar for snorkling and eat downtown by the plaza... great food and very kind people. We will be back again next year...Thanks Jose.

This is really a fine house that is very close to the airport and fully accessible to all the downtown locations. On a cul-de-sac that is very quiet. A great grocerty store is a 3-minute walk.
The bedrooms are all spacious and nicely appointed. Great TV, high speed internet, and a balcony on the roof that is great for sitting and watching the sunset.
Very clean and everything functioning well.
