Relaxation at its best in the Colorado Mountains! Our home has 7 bedrooms and 5.5 baths. 3 bedrooms are king suites with a private 5 piece bathroom, sleeps 15+. Our home is perfect for large gatherings. It also has three separate living areas, and a fully equipped kitchen. There is a huge back deck area with a hot tub. The home is secluded, but still close to town and shuttle.

Our main level offers a king suite with private deck and 50" TV, another king bedroom, a half bath, our fully equipped kitchen, a sitting area, and a family room with 50"TV and Wii! The large deck is just off of the sitting area!
Our lower level offers a family room with sectional sofa and TV, plus a bedroom with 2 queen beds, and a full bath. We also have a bonus ping pong table area.
Our Upper level offers 2 more king suites with 50" TV's and private decks in both. There is another king bedroom, and bunk room with 2 sets of full over full bunk beds, and a full bath. We have another family room on the upper level with 50"TV and Xbox, there is also a large table for poker, board, or card games with a deck off the side!

Our Kitchen is fully equipped with everything you might need to have a large family dinner, and our dining area has seating for 14. We have an additional table in the garage that can be brought in for larger groups, or for groups that would like to enjoy dinner outside on our large deck!
All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker).
Please note we do use noise aware sound monitoring to ensure our county wide quiet time hours are being followed.

4.) Our home allows a maximum of seven vehicles, a maximum of two in the garage and the remaining in the driveway. No on street parking is permitted and the county will tow at your expense. Campers are not permitted.
5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out.
6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.
7.) No boats or trailers are to be parked at our rental properties.

The Winter Park house was a perfect fit for our large family (13 adults, 2 kids, 1 infant) We do a vacation every summer, and always look for a large property, but this is the first time we have ever had MORE space than we needed! Typically we have to 'make it work' This property had 3 King Master suites, plus 2 additional rooms with King beds, a bunk room, and a fully finished basement area with 2 additional queen beds, and a living area. We only have 2 kids in our group, the rest are adults and/or couples, so the amount of space was exactly what we needed!! No one had to 'squish' together. We loved the Many balconies for private enjoyment, 3 family room type spaces for relaxing a huge garage that we spent a ton of time in playing games and socializing (to include ping pong!!) Everyone was able to spend their time exactly how they wanted to! The kitchen was fully stocked with cookware and dishes, more than we could have ever needed! We found a big stack of beach towels that came in handy for the hot tub, and our day at Grand Lake. The host checked in with us multiple times to make sure we didn't need anything, and kept in great communication on our departure day. There is literally not a single complaint from anyone in our group. We hope to return to this property in the future.

This house was great for our large group. We loved the king suites, the wrll appointed kitchen, and the wooded area around the house. We saw a huge moose! There were a few things that need fixing, but the communication from the host has been great.

We had a very wonderful stay at the Winter Park Mountain Home! We brought the two sides of our families together for a New Years vacation to Colorado (one fam from Michigan, the other from New York). We cooked meals everyday in the stocked kitchen, played lots of games, enjoyed the hot tub, and surrounding winter activities. The kids LOVED the bunk room, especially that they could watch a movie in there without the adults trying to change the channel ;) Couldn’t have asked for more from the house and location!

The house was perfect for our entire family--6 grandkids, 4 adult kids & partners, etc. Lots of room and conveniences. The kitchen was well supplied with appliances, dishes, condiments, etc. . We all enjoyed the deck, yard, and hot tub. It would have been nicer to know in advance that you supplied extra safety rails for the bunk beds. Even though we had earlier inquired about needing rails, we never received a response. So we bought our own rails only to find out that the house had them. We also had some problems with billing as, apparently, you switched computer programs in the middle of our connections with you. Despite these issues, which I hope will be easy to correct, we hope to return another time.

We stayed in the off season (August) with a multi-family group or friends. We really appreciated the large number of ensuite bedrooms and multiple gathering rooms. We made good use of the deck.
The location is great for short drives to hiking and other activities, though the immediate neighborhood is not directly connected to most of the neary trail system, making a short drive to trailheads a necessity.
The hosts provided excellent communication throughout.

We had 16 family members for a reunion and there was plenty of room in this beautiful mountain home. Check in was easy and the house is as depicted in the listing. The weather was perfect all week. We had to contact the management company once for a clogged drain and it was resolved quickly by the maintenance guy. Only have two suggestions. The first is have linens available for the fold out couch and maybe an umbrella for the back patio table. Would recommend this home.

Place was advertised as having XBox and WWii so we didn’t bring ours and the kids were really disappointed when the X Box didn’t work and there was not a Wii!!

Beautiful area and location. Very peaceful and relaxing. House had ample room to house our family of 18 with everything we needed. There was ample on property parking. Some small maintenance repairs need to be done but did not affect our stay. We were fortunate to have a moose and her baby spend time on the property. A wonderful experience.

The positives: Big enough to accommodate 15 of us. Beds were comfortable.
The negatives: Owners not accommodating at all upon booking and/or regarding policies. Communication is lacking/unclear. House smelled of cigarette smoke. The house is dirty, surfaced cleaned at best. Ceiling fans, inside drawers, window tracks look as though they're never cleaned, they’re covered in dust, dirt and grime. The freezer drawers were disgusting. We didn't even want to unpack our things to set them down anywhere. The stairwell that leads up from the basement into the laundry room looks like it has never been cleaned and smelled of vomit. The door in the laundry room that leads to the back patio is an interior door lock which is a huge safety issue. The kids were able to easily get into the house via that locked door by simply using a fingernail to turn the lock from the outside. Maintenance issues such as loose doorknobs, unsecured faucets, cracked drywall, dirty painted walls do not leave the impression that the house is well cared for. And for the 5-star price they're asking us to pay a night, these things should be 5-star quality. The location was great, the town was beautiful. We’d love to go back, but with these owners owning as many properties as stated, I’m not sure we’d want to book another house at their prices, for the quality that we got. Had to edit this down to 1500 characters, would've loved to elaborate more so next guests know what they're getting vs what they're paying for.

The location provided easy access to amenities in the area, but the best part was having a welcoming place for multiple couples to reconnect and enjoy conversations. We had our wedding in Granby and rented the house for us and the wedding party to stay in. The size is perfect for a large group with essentially 3 master bedrooms, 3 living areas, a huge garage for games, and a gorgeous backyard we really enjoyed. We never felt like we were stepping on each others toes due to the large size. The hosts are fantastic and made sure we had everything we needed.

Our extended family of 14, ranging in age from 8 to 80, spent five wonderful days in this home. Highlights included the location (close to Winter Park, but tucked away in a quiet neighborhood with forest all around), three master bedrooms with private bathrooms, big and well-equipped kitchen, and the beautiful large back deck. The property could use a little TLC, though… some screens were missing or broken, the lower dishwasher rack didn’t slide out properly, most of the soap dispensers in the showers and sinks were empty or nearly empty upon our arrival. These were all small issues, though, that did not interfere with our enjoyment of the home or the lovely mountain experience.

The home is located in Fraser, and it is a short drive to everything in Fraser and Winter Park. We chose to drive back and forth to Winter Park Ski Resort rather than take the bus. Althoug the bus stops nearby, it is about a quarter mile walk, and it is tough to walk back home from the bus stop when wearing ski boots. The drive to Winter Park Ski Resort was not bad and there is plenty of parking, especially if you get there early.
The home was comfortable. The radiant heated floors kept the home and garage nice and warm. There was plenty of seating with the three living areas, large dining table, and bar stools. The mattresses were comfortable too.
The home was well-equipped for our large group. There were plenty of beds, linens, living areas, and bathrooms. The kitchen was stocked with plenty of dishes, glasses, silverware, small appliances, and pots and pans. There were plenty of televisions too, but I could only get cable to work on one (it did not matter to me because I was not there to watch TV, but it may matter to others).
The parking was great. We had four vehicles, and we hap plenty of room to park and maneuver them in the driveway.
The home lacked recycling and had some deferred maintenance. I did not see anywhere to recycle waste, and it would have been nice to have recycling because it could have cut down on 75% of our waste. The home also had some deferred maintenance issues that I thought should have been addressed before our arrival: the dishwasher has a broken lower rack, there were light bulbs in need of replacement, the refrigerator light was in need of replacement, the hot tub jets did not appear to be working correctly, and some of the seating seemed like it wàs worn out or sagging.

The home lacked recycling and had some deferred maintenance. I did not see anywhere to recycle waste, and it would have been nice to have recycling because it could have cut down on 75% of our waste. The home also had some deferred maintenance issues that I thought should have been addressed before our arrival: the dishwasher has a broken lower rack, there were light bulbs in need of replacement, the refrigerator light was in need of replacement, the hot tub jets did not appear to be working correctly, and some of the seating seemed like it wàs worn out or sagging.
