Situated just one block from the beautiful Indian River, Dolly's House affords you the best New Smyrna Beach/Edgewater has to offer. Enjoy fishing, kayaking, paddle boarding and boating on the river, or take a ten minute drive to the beautiful beaches of New Smyrna.
A short 15 mile drive up 95N takes you to Daytona International Speedway, Daytona International Airport and more beautiful beaches. Orlando International Airport is approximately 90 minutes away by car.
When you've had enough of the crowds at the beach you can enjoy a day in your own heated pool. After your swim, relax with a glass of wine around the pool or in the screened-in patio. The yard is fenced in for complete privacy in the pool area and there's a grill so you can enjoy cooking and eating outdoors. The laundry room is off the carport, with another bathroom and a shower to wash the sand and salt off after a day at the beach.

We spent a bit more than a week in this wonderful house. The host Kathleen welcomed us with a delicious homemade pie, a bottle of sparkling wine and a huge bowl of candy for the kids. Although we arrived late, she welcomed us in person. The house is in a great shape, more than well equipped even with a beach wagon, beach chairs and much more. Pretty close to local beaches, Daytona and Cape Canaveral. Orlando theme parks are some 1,5 hours to drive. Full recommendation, we will book that house whenever we are in the area. This is a lovely house, impeccably clean and very well maintained. The neighborhood is quiet. The pool is lovely and very private. Kathleen always adds personal touches specific to our likes. This was our 3rd time visiting and it was great. We will be back for sure.

We thoroughly enjoyed our stay at Dolly’s house! The house was clean, had a great pool, and was well stocked with plenty of towels and other things to help us enjoy our stay. As someone who loves to cook the kitchen had everything you needed! Upon arriving we were surprised by a 6 pack of beer, creamer for the coffee and fresh muffins - such a nice touch! Kathleen was extremely helpful during our stay. We would love to come back again!

This wonderful little cottage provides the perfect getaway. The host has thought of everything you might need and is there to answer any question or concern. Located in a quiet neighborhood yet close to everything. We enjoyed being away from the crowds and noise of the beach, but still within a ten minute drive to being parked on New Smyrna Beach. The pool and porch area are private and clean. Can't wait to visit again.

Neighborhood was quiet and very calm. The house was well stocked, appointed, and decorated. The lanai and pool were very relaxing. Edgewater is just a short drive from Daytona, New Symrna, and Sanford/Deland/Deltona for lots of restaurants, shopping, and sightseeing. The house is very close to the Indian River and all of the great local parks. The host was very friendly and easy to contact. Great vacation.

What a wonderful 2 week vacation. Kathleen is an amazing host, from greeting us with baked goodies and wine to helping us when there were problems with our rental car. The house was perfect as well as the pool. We would definitely stay again.

We usually visit Florida yearly to vacation and visit family. We typically stay in Titusville, as that is where our family lives. This year we tried someplace new and decided on the Edgewater/New Smyrna Beach area. Dolly's place was perfect for us and 2 of our college age daughters. The house was clean and comfortable. We had everything we needed. The kitchen was stocked, we didn't cook this trip, but if we had wanted to there was everything we needed including spices. Our very thoughtful host Kathleen welcomed us with drinks and a yummy pie. She even had honey for our coffee. She is close by, but never interfered with our time at the house. It was nice to have her near for any questions we may have had. The beds were comfortable, nice linens and plush towels. There were lots of pool and beach towels for us. The were floats, pool toys, beach umbrellas, citronella candles for our time outdoors. The bathrooms were stocked with TP, a first aid kit and extras. I think this is the first time I never had to buy extra TP, paper towels or trash bags for a rental. We were close to NSB and enjoyed trying new restaurants and visiting our favorite regular places nearby. Edgewater is convenient to Titusville, Daytona, NSB, Orlando and several Springs in the area. We really enjoyed our stay at Dolly's Place and look forward to another visit.

Super clean and impecably stocked and furnished. Bed was supper comfy. Natural light is great with the skylights. Pool was super clean and only the tinyest bit cool. Priviacy 95+ and the neithborhood 100. hope to add to our regular list of stay locations in the area. All that and fresh baked bread on arrival, who would ask for more?

Home away from home
My father and I had a wonderful stay at this vacation home, I was very surprised at how accommodating the owners were. Whenever you travel you're always bound to forget something and it was like they had already thought of that and had it there for you. Anything we did use we made sure we replaced with it new for the next vacationers. I would definitely Refer this rental to others. Hopefully it will be available the next time we go to visit my daughter and granddaughter because we definitely would love to stay there again.

This is a wonderful place to stay in Florida! The hosts were so friendly and attentive and went out of their way to make sure we had everything we needed. We had an absolutely lovely time in the pool. The house is extremely close to New Smyrna, the amazing beach at the national seashore, Cape Canaveral and our family.

Nicer than the pictures
We really loved this house! The pool was great and we made sure we were in it at least a little every day. The location was also great! Go for a walk along the river to see lots of crab, birds and even dolphins. Kathleen was also great - thoughtful welcome package and very attentive. We hope to go back!

Great Sister's Week without the Fear of Covid
My sister and I had a great week at Dolly's House the beginning of October 2020. The pictures matched the house and it was very very clean! No Covid worries at all! The beds were comfy and the pool was great! Kathleen was a great and even had wonderful muffins waiting for us when we arrived! I need to get the recipe-yum!. The house had everything you needed including towels, sheets, hair dryer, plates, pans, beach chairs, pool floats, etc. It was so nice to not have to bring all that stuff with us--it was all there. The neighborhood was quiet and very relaxing. The beach was really close to drive to, but we really just wanted to stay at the house and enjoy it and the pool. Would highly recommend it and would love to return for another stay. Great Sister's Week!

Kathleen very good at letting us know about everything ahead, the place was very clean and there is literally everything you can think of.
The pool is so much bigger than the pictures show, and it was very nice. We enjoyed having different seating areas, especially the one out front, where I personally had coffee and read. Her books are a very good selection, especially the novels. The house is big on its own, we were two couples and had all the space needed and more. If we are ever visiting Florida again, we will definitely get back!

Fun in the Sun
This was our third stay at Dolly’s House. As always, it was wonderful. This year we were delighted by upgraded patio. The owner took great care in creating an outdoor dining space and lounging area. Two large patio umbrellas enabled us to enjoy basking in the sun or relaxing in the shade.
The garden spaces in the front and back of the house are carefully tended and add beautiful colors and scents. Fresh herbs for cooking are a generous treat.
This immaculate property has a everything one needs to enjoy a break from the cold northeastern winter.

Absolutely loved Dolly’s House! It was beautiful and cozy. Loved it there so much we didn’t want to leave and we booked an extra night. The pictures don’t do justice! Kathleen was an absolutely doll herself. Location was perfectly located to everything within an hours drive. The welcome basket upon entering was heartwarming. The pool was amazing, my favorite part was sitting on the screened patio every morning having coffee and listening to the birds. Also after a long day in Orlando at Disney , Univeral Studios and of course New Smyrna beach. The pool and patio was a welcomed comfort. Ooh and the master bed was like sleeping on a marshmallow. We will definitely be back again. Except next time just me and my husband no kids for a nice relaxing retreat.

Dolly house what a wonderful stay!
The stay at Dolly’s house was great- and it all started with a welcome basket of pound cake, fresh fruit, whipped cream, and wine!
This two bedroom, 2 full bath house even has an additional 3rd full bath in the attached laundry room! There is a wonderful screened pool and back porch, where we spent many hours relaxing! The house is stocked with everything you could possibly need for an extended stay!

Winter Wonderland
Yes, it was winter for some of our stay at this cozy home. But, it certainly wasn’t the northeastern US version that we are used to! Sunny and warm days were the norm!
Dolly’s House is just perfect. The kitchen is very well equipped, which delighted my husband. The private screened porch and heated pool were my happy places!
Kathleen is a fabulous host and a wealth of information about the area. We found a family-owned butcher shop on her recommendation and made several trips there.
We bicycled to the NSB farm market and walked to the movies. Of course, the beach is beautiful and can be accessed and enjoyed easily.

Well maintained hidden gem!
We loved our week at Dolly's House! It truly is a hidden gem. Located off a main road in a quiet neighborhood, it's a good home base for lots of different things - New Smyrna/Daytona Beach, the Space Coast region, and Orlando. The house itself is very clean and well maintained and had pretty much anything you could think of. Two bathrooms, two bedrooms, and a heated pool off an adorable screened in porch lit with colored lights. The bedsheets were really comfortable, which is not something I would normally notice. Kathleen lives right next store and was very responsive to any questions we had. All in all, the next time we stay in the area, Dolly's House will be at the top of our list.
