The building is a beautiful old stone stable block set in a stunning location overlooking Rutland Water. Our room had french windows that opened onto a beautiful view of the gardens & lake. The building, the location & the setting are this hotels saving grace.
Our room did however look 'tired' & in need of a makeover. The bathroom was 'tired' too. Avoid the breakfast - dreadful.

We were celebrating our wedding anniversary and we got married at Normanton Church so the location for us was absolutely fantastic! We had a beautiful view of Rutland Water, and enjoyed an evening stroll along the water to the church (I say stroll, it was 2 mins away!) The size of the room was better than I'd expected and the bed was super comfy. The staff I encountered were all helpful.
It's a nice hotel but there were little things that let the experience down a bit. There were rawl plugs on show in the bathroom and a random rusty isolation valve sticking out of the wall. The doors that opened so you could see rutland water didn't shut properly and the windows were filthy so you had to open the doors to enjoy the view- was bit of a catch 22 that one!! The WiFi was a bit woeful but 4G signal was good.
Could also hear our neighbours using their bathrooms but I'm not sure this is something that can be helped!
If it wasn't for the niggly ittle bits it would have been a more seemless experience.

Ideally placed not too far from the A1 which made it an good place to stop and break a long journey. As soon as we arrived and could see the reservoir we felt relaxed. What a beautiful view from the hotel. The staff were very friendly and welcoming.
The room was a little dark and felt a bit damp.

Our room was terrible, poor condition, damp and dirty smell. carpets and furnishings tired and dirty. brown net curtains, mould in the bathroom and dirty mirror with finger prints over it. We decided to leave after being there for 3 hrs and informed the receptionist we couldn't stay comfortably in the room.

Staff were very friendly, polite & helpful. Food (dinner & breakfast) was very tasty & enjoyable. Great to see fresh fruit offered for breakfast rather than the usual tinned fruit at other hotels. Room & en-suite were very clean. Location is wonderful.
Strangely, there seemed to be no light switch near the bed, which seemed odd (but manageable!).
I found the beer selection limited and rather poor; a few generic 'big name' lagers, plus Guinness or cider, with just one bottled bitter. I know stocking draught real/craft ale can be a pain, but a couple more bottled bitters would be an improvement, especially from some of the decent local breweries.

I have stayed here before. The room was in the annexe. the view was nice onto the reservoir. The room had a heated floor in the bathroom which was nice. Dinner was also nice and the service was good
The room/floor was freezing and I had to have the room heater on for a couple of hours before it felt warm. My room also had a whirlpool bath but I could only turn on the shower not fill the bath.

Beautiful location on the bank of Rutland Water. Large gardens in good condition, old building with loads of character and well modernised. Good wifi service.
Whirlpool bath pumped a load of dirt out of the jets, cleaning could have been better. Restaurant was limited and food OK but not special, didn't bother with breakfast as way over priced.

Bed was broken constantly made noise, room smelt of damp asked for extra pillows didn't get any, asked for a fan as the room was too hot, they gave us a fan that didn't work

the outside of the building was beautiful and the location is great
dirty sheets, horrible outdated dark room, toilets with Japanese functions that donât work, terrible mattress and clinical dentist lighting. no staff working at breakfast, continental breakfast was embarrassing (4 slices of salami and some cheese triangles) when we managed to track down a waiter we got a decent fry up, but were both unwell later that day.

only complaint is with Booking.com
Googling "Dog Friendly Hotel" Booking.com came up and on page directed to suggested rooms from a number of places.
I booked the nicest looking room, large with lake view... no indication at the time of booking that the room that the room I had booked was NOT in fact dog friendly.
The day before our arrival I was contacted by the hotel and told that they were full the night in question but I could not have the room I had booked as dogs were not allowed. The only option was for me to swap with someone who had booked a standard room... so pay for premium with a lake view but stay in a standard with with a a view of the car park.
Not the fault of the hotel who were very accommodating.
I later noted that had booked through the hotel itself or at Trip.com I would have paid substantial less and would not have had faced this issue...testing, neither site directed me incorrectly to a room we could not use.
My guess is the Booking.com upselling algorithms push you to a premium room... regardless of whether it meets your search criteria. I hope the same does not happen if you search for a room with Wheelchair access.
