This was our first stop in Scotland and we could not have picked a better place to stay. Murray the host was lovely and welcoming, so helpful and the room was perfect for us. Location is great so close to everything and the bus station is right next door!!

4.3
Comfortable room, yummy breakfast with lots of choices; friendly helpful manager and staff - with luggage up and down the stairs, with helping us connect with our friends. Helpful information about surrounding areas.
Stairs!!

Breakfast was exceptional and host was welcoming and informative. The location is excellent not far from Waverley station and tram stops.
The rooms are a bit dated and our bathroom was very small. Also I think the carpets in the public area are showing their age.
4.3
Location was great. Murray was an excellent host. The window seat to watch the world was fab. Good size room, very easy to check in.
4.3
Very kind and helpful staff, good breakfast and I also got a very spacious room with a view on the sea. Everything was perfect!

A little traffic noise in the evening

Murray, the host, was amazing. He was so helpful, friendly and attentive. The room was super clean and the beds very comfortable. The location is ideal. It's a very short walk from the train station so you're close to everything. Breakfast was good with a good choice of cereals and hot meal options. We had the full Scottish breakfast and the scrambled eggs on toast, super tasty! Thoroughly enjoyed our stay and would definitely stay again.

Friendly staff, delicious breakfast , close to Train station and other city attractions.
No elevator

excellent location within minutes walking to the city centre touristic spots.
great friendly staff with great knowledge of the city and tips (like where to park for free not far from the property)
nice facilities, nice size room with plenty of space for clothes/suitcase.
full tray for teas and coffees
really nice breakfast, cooked to order, with plenty of options to satisfy all customers
next to the bus station so might get a little
bit noisy at night or early hours of the day. nothing different from a hotel in Princess Street

We had to reschedule our visit at very short notice. No-one could have more understanding, caring or helpful than Murray.
Nothing!

The bed and bathroom were a bit small.

The location was for us excellent close to the amenities we required. Breakfast was first class with many options. Staff were warm and friendly. Would certainly consider a future visit here.
The shower in our room was slightly difficult to use.

Central location. Welcoming host. Comfortable beds. Excellent breakfast. Good value for money.
Decor a bit dated, could do with refreshing. Noise from roadworks.

Murray was very welcoming and helpful, offering ideas for things to do during our time in Edinburgh that we might not have see or done otherwise. We had a great stay and lovely breakfast. Very happy to have found this gem and to be able to stay for another night at the end of our tour of Scotland. It was a very convenient location as well, 10-20 minute walk to everything we wanted to see!

Location
Room was small. Carpets were stained. Bathroom needed refurbished. Shower rail broken , big step down from shower. Furniture all scratched. No where to dry towels. No heating in bathroom so don’t know what would happen in cold weather.

Murray the host messaged us in the morning to check our ETA and advised us we could check in early in order to make the most of attending the shows we had booked. We received a lovely warm welcome and were offered some advice about where to go during our stay, which we followed and had a lovely night. Breakfast in the morning was exceptional, cooked fresh to order and was delicious. Murray allowed us to leave our luggage with him after we had checked out so we could enjoy another day in the city without having to carry a suitcase about. Absolutely fantastic service from start to finish and made our time in Edinburgh so much more enjoyable. An absolute gem of a place and we would highly recommend it and will certainly check availability here first for any future stays in Edinburgh, we would love to return!
Nothing!

Breakfast was very nice. Staff were personable and attentive. The building was in a very choice location in the city.
The room wasn't a lot for the money. Also, it's a rather noisy spot, out over the street, with the trams and the loading area for St James Shopping Center right outside.
