There was no staff, I never met anyone belonging to the b&b. The owners were out of the country with poor access to WiFi. It took all of the arrival day to get in touch with them, would only give code for door on full payment.
The room I had been assigned was not cleaned, dirty bathroom, wet towels, unmade bed etc. It took nearly an hour to get in touch with owners, this was approaching midnight. Owners sent text message offering free "upgrade" it was a similar room in the basement with a bigger bed. This room was acceptable but for the spare bed with a stained mattress which appeared to be stored there and blocking access to the window and the wardrobe.
Aside from my unfortunate experience I felt that the place needed updating.
I did not consider it value for money, breakfast was €20 extra but there was no information on what it would consist of or how one might order it.

Location, quiet neighborhood, decent value for money, kitchen access equipped with everything you need (tea, coffee included), close to bus station, comfortable bed, desk included if you need to work on your laptop.
The bathroom sink had leaks which turned into slippery floor, tv on side of the bed (usually in front of the bed so you can watch when lying in bed), cleaning could be improved (stained curtains), lamp had some wires coming out of the wall

My room was very quiet, overlooking the backyard. The bed was exquisite, multiple pillows. Big shower. A kitchen with a tea kettle across the corridor.
The neighborhood is very nice, safe and pleasant to stay in - there is a big park 200 m from the house.
There was some kind of ambient perfume in my room - I prefer no artificial scents.

It’s in a very nice and quiet neighborhood. Bus stop is one minute away and metro station is 5 min away by walking, which is just beside the European Commission headquarters. Staff were very nice and friendly.
Sometimes I could hear the noise of motorcycles. Fortunately, I am not a light sleeper so this would not affect my sleep but if you are easy to be disturbed by noise, be cautious.

It was a good choice, I would repeat if I go back to Brussels. Walking to the city centre is too long, but it is very well connected through public transport. There are parks nearby and some restaurants for a quiet dinner.

I booked last minute and was impressed by the flexibility of the host (who even kindly lend me a phone charger), especially since I was only able to check in very late. The room was very clean and large, with everything I needed for a good night's sleep. I will definately come back here, also because the price is competitive.
Nothing to declare, all was as expected... and even better.

The toilet smelled really bad and when I asked if they could something about it, they didn't even check and basically told me to get lost.

Perfect location, near EU institutions.
Very noisy due to lack of insulation of floors. I was on the ground floor and the noise on the floor above was incessant until well past 1.30am so impossible to sleep. It was the same problem for the two nights I was there, which was really upsetting when you need to go to work feeling exhausted.

Everything was amazing, the room was warm and cozy and big and the bathroom was modern and clean with the amenities one could ask
It was a bit far for a walk to the center but the bus station was exactly outside and it was a ten minutes ride

We had a communication problem when we arrived, nobody greeted us and we waited outside. Also, we couldn't come on Friday because our flight was cancelled, but they couldn't cancel it and they took the money anyway. Maybe they could help with this. Overall I don't like it and I don't recommend it.

Sara who met us at the property was very friendly and helpful. It was a very clean and comfortable room and we were able to make tea or coffee whenever we wanted to. Also a lovely location, very close to cafes and bars.

The room had a big bed, a big wardrobe where you could leave your clothes and a private bathroom. We also had a kitchen for all the people staying in the room.
The room we stayed in had a problem, and that is that something must have broken in the toilet, so during the days we stayed there it smelled a lot of pee, until we realised that the water was coming out of the toilet. On the other hand, there was also a lot of water coming out of the shower, so you have to be careful, because when you open the shower screen to get out, it all pours out.

Unfortunately our room (first on the left/ground floor) was very noisy. We could often hear every child crying upstairs, every door closing, almost every step taken by the person in the building...

It was a clean and comfortable room with a huge shower and a lot of space.
The room was extremely noisy, you could hear everything going on in the rest of the house. The doors creaked and the front door was exceptionally loud when opened and closed. On Friday night people were partying so doors were constantly being slammed into the late hours of the night and when people talked out on the terrace you could hear every word.

It's a really good place for the price. The room was spacious and the beds/pillows were quite comfortable. Pedestal fan was provided as well since the weather was quite warm. Very good storage with wardrobe, chest of drawers and a bedside table. The bathroom was quite decent size as well. The room including bathroom were neat and clean. The room was supplied with the iron, ironing board and hairdryer. While there may not be any kettle/tea/coffee within the room itself, they do offer unrestricted access to a shared kitchen (with other guests). The kitchen is nicely equipped - good selection of teas, kettle, cutleries, plates, glasses, microwave, electric hob, fridge, nespresso coffee machine (with pods) along side a small dining table and a sitting area. The location is absolutely fantastic, whether coming from or going to city centre or other Brussels Stations (Midi/Zuid, North/Nord, Shumann, Brussels-Luxembourg) you're always in a close proximity to a busor metro station. There is a bus stop literally within a minute walk to get buses to city centre, while coming back the buses drop you at stations within 5 minutes walk. Some very nice cafes, pubs and restaurants near by too. We stayed for a week and it was a delightful stay - no issues whatsoever. The owners are quick to respond/sort out any issues and provide clear information before the stay begins.
Nothing as such but perhaps a bell/intercom or another communication mode to reach out to owners in case anything is needed during the day. (They were available via the mobile phone, but thinking of international tourists who may experience roaming/connectivity issues or if owner is unable to answer the phone)

The noise level in the bedroom is acceptable, although you do hear every step of your neighours upstairs.
The street noise in the living room where the 3rd person sleeps is unacceptable. You hear every car and bike, and all accelerate right in front of your window as this is just after a curve.
Sleeping beforw 1am or after 6am is not possible in the living room.
