Location, history.
Host was very helpful but forgetful. Did reserve for dinner verbally with the host but table was not available. If with a car, it can be challenging to deal with narrow roads and acute bends in the old town.

Breakfast is OK, but served late from 8:30am which would be OKif there is coffee maker in the room. Being early birds we want coffee or tea as we wake up.
Ramona is very friendly and served us coffee when we accidentally showed up at 8:00am. The free pick up from Montepulciano main entrance was nice and made it easy to get to the hotel. Frank who picked us up also helped us carry our luggage to our room on 2nd floor since there is no lift on the property.
Serve breakfast earlier, say 7:30am or have coffee/tea/cappuccino available in the library for guests to serve themselves or have hot kettle for coffee or tea in the room. Bathroom is so tiny and not enough room or shelf space for our toiletries & personal items.

The staff were very friendly and helpful. Parking is a bit of an issue but victor parked the car for us . There is no lift but he helped carry heavy case. View from our room was lovely and bed very comfortable. Bar next door is great for an early evening drink watching sun go down.
The room is a little dated as is bathroom although it’s a good size. Getting into the town can be quite difficult by car and has put us off returning. We felt it was overpriced for what it is.

Very nice breakfast and exceptionally comfy bed. Beautiful views over both sides of the valley. Quiet and relaxing in every way. Great location at the top of the town and handy car parking, which is not usual in Montepulciano. Check it out with Luca before you arrive however… we were put off by the pedestrian only signs and left our car outside the walls, but hotel guests have access if you know the route. Enoteca which is part of the building was closed when we were there but looks like a great place to try the local wines.
Shower didn’t work too well.

Luca met us as we drove up, in the lot next to the church and gave us a nice tour of the facility that has not just the guest house but an attached wine bar (we ate there one night, which was fine as a light meal after having visited Pienza that day). Luca also suggested another excellent restaurant. Early March was perfect as there were no crowds, parking was simple and people had more time to be friendly (especially at the wine tasting collective). I wonder whether the place would seem overwhelmed in the summer, but in spring it was magical. Our room was very large, with views of both valleys. Nice breakfast (hot chocolate was fantastic!)

It has an excellent location in the middle town with on site parking. There is a great view of the countryside, both from in front of the building, as well as from my room. The room itself was very comfortable, with a large bathroom and shower. I had an excellent dinner at their wine bar with a great selection of local wines.
Make sure that you have a small car if you drive in, the streets are very narrow and hard to navigat.

I have visited this property now 3 times and it is quite comfortable with a lovely view. The service, accommodations and wine bar are all exceptional.

Such a charming hotel! The staff was lovely, friendly and very helpful. Our room was lovely, clean and the bed was comfy. Breakfast was a delight. The hotel made a reservation for us for our dinner at a local Michelin winning restaurant. Such a treat and we appreciated their suggestion. The view from the front terrace is amazing and the location is wonderful being so close to the main square.

What a wonderful find! The location was perfect. Staff so friendly. Room was very large and had a beautiful view of the Tuscan hills. I would definitely recommend this to my friends and family.
Nothing. Everything was great. I would warn guests that if they are driving a car, bring a small one as the only way out of the town is through a very narrow street.

Perfect location! Huge room, warm spacious shower, very clean. The breakfast and the wine bar were wonderful. All of the staff provided excellent service. We are especially thankful to Victor for his wine visit recommendations
The bed was the most comfortable we had in Italy, a true king size. However still much more firm than US hotel mattresses.
