The grounds and house are amazing, and Sean the property manager is very responsive and accommodating. The house is really well-stocked with everything you might need. It's an older house with some wear and tear, but that really does not detract from the overall experience. Make sure to wear the provided water shoes if you go in the ocean though - the sea urchins are very stabby.

Perfect location for a family vacation! The house was big enough for everyone to have their own personal space and several areas inside and outside to gather for meals and get togethers!
The pool provided hours of fun for all ages and the shoreline allowed for snorkeling, fishing and beautiful sunsets and sun rises!

Beautiful property, excellent communication from the manager. Would absolutely recommend!

Bali is my favorite place in the world and this home brought me right back! It’s so beautiful. The views of the sunsets are so special, we would watch them every night and paddle board during the day. There is a farmers market right across the street that was great for coffee and fresh fruit. The location is 10/10. The bay has manta rays that you can book a tour to see. Truly, the photos don’t do it justice. There are lots of little sandy hang outs and lookouts by the bay. As soon as you arrive, the plants and trees make it look and smell like its own tropical oasis. I spent lots of time walking around and looking at and enjoying them. The beds and linens were very comfortable. The kitchen comes equipped with everything you need and more. Two of the master suites and the 3rd upstairs room have AC, the rest have more of an open air feel with fans, which we didn’t mind, the weather in Kona made it perfect and you need to be okay with that when booking a Balinese style house, it’s special in that way. The main master suite is huge, with two massive walk in bathrooms for his and hers, and it is adjacent to the kitchen, so we woke up early and went about our day and napped in the AC when we needed a break (which was our daily routine in on the beach in the Big Island anyway). We got married here and It’s was the most beautiful, special moment here. It was dreamy and surreal. I wouldn’t want to celebrate anywhere else. Our group cannot wait to come back. What a lovely retreat.

Our family of 14 thoroughly enjoyed our stay at your beautiful home in Paradise. We were able to snorkel. It is a rocky entrance to the water which we knew in advance. There are many places in the home to gather as a group or retreat as a couple or individual. Our kids loved the pool and hot tub and all the water equipment that was very convenient. We did have to adjust to the tiny ants that are just part of Hawaii and learned to Ziploc bag all of our food, whether it be in the pantry or fridge. The property manager was very attentive when the coffee maker and hot tub weren’t working and promptly took care of the situation.

Property beautifully located, lush, great views, breezes and sunsets. Grounds could use a little sprucing up. Wonderful open and spacious home, well appointed. Perfect for a large gathering of people each needing luxury, space and privacy. Public spaces are grand. Handsome architecture with wood details. Great playground for young ones and old. Your own private resort.
Shortfalls: could use another dishwasher to match double large refrigerators. Lighting needs labels. Pool cleaning while in residence.
Biggest issue and a serious one, presence of vermin raiding kitchen and pantry at night. Ate through packaged goods, potatoes whether in high shelves, in cabinets , drawers and shelves. Needs more rodent mitigation.
Management responsive to requests and needs in general. With a little more attention to some upgrades in bathrooms and landscape trimming one would hardly find fault. There's a wonderful Hawaiian vintage feel modernized with indoor-outdoor living in most all rooms. Breezes and ocean sounds create tranquility day and night.
Our special gathering was made evermore so by the grand "intimacy" the home provides.

The house was beautiful and the location was ideal for us. The kitchen was large and very functional. Unfortunately there was a serious rodent and insect problem. There were rat droppings in the pantry and we had to dispose of food stored in the kitchen that was eaten by rats. Eventually we stored the food in the oven and dishwasher. In addition, we killed more than a dozen cockroaches (big ones). Last of all, there were very small ants all over the kitchen, dining and great rooms. Unfortunately over Christmas all the hotels were fully occupied so we had to suck it up, stay at the place and fight the little critters. Last of all, on the last day we had to chase a mongoose out of the kitchen. Other than that the place was a dream.

Communication ahead of the trip was very good-Sydette answered all my questions and was helpful.
Check in was smooth; met by manager, given a tour, assured a recent broken screen would be repaired ASAP (it was fixed early the next day)
Overall aspects of this house are A+
Potential of this property is amazing!
We loved this property and wanted to give a 5 star review, but had frustration with many small (and a couple larger) issues resulting in our 4 Star review.
Attention to detail is lacking-some examples:
-extremely dirty BBQ grills
-pool needed maintenance: lighting, skimmer, jets, etc
-lighting throughout property missing or broken, inside and out
- 2 food processors: neither with working parts
- toilet in "her" master wouldn't flush upon arrival
Layout of the home is spacious and large group friendly and accommodating. Beds were comfortable and bedding was excellent.
Kitchen was well stocked, clean with lots of extras in the pantry, i.e., plastic wrap, serving pieces, misc "party supplies," spices and food basics. Walk in fridge was superb, especially for our group needs.
Above issues aside, this property was fantastic, accommodated our family and met the needs of our group and I would stay again provided necessary maintenance issues are addressed.

We feel fortunate to have enjoyed this beautiful Hawaiian home for a family gathering during Thanksgiving. Sean was a welcoming and mellow host who was prompt in answering questions. This gorgeous property allowed us to be all together in one space or find a secluded spot for quieter moments. The ability to access the ocean directly and the availability of paddle boards and kayaks was a great bonus.

We are a global company and I am continually looking for VRBO homes to rent that will accommodate our needs for long hour meetings while offering a comfortable relaxing environment. This house not only met all of our needs but exceeded them. The home not only offered many outdoor activities but was also located close to the Golf Club, water tours and restaurant within waling distance at the neighboring resort. The hardest part for us was packing up and saying goodbye to the home and view. Excellent communication with the property manager. Highly recommend this home!

This house photographs well; the photos do not do it justice, it is much larger, more well appointed and beautiful than the photos can show. The pool area and all of the ocean side landscaping is stunning. The owner provides padel boards, kayaks, snorkels, floats, etc., etc. This is a family run operation, John the owner, his partner, and his son Sean are 100% responsive and charming. I cannot this house more highly.

A wonderful home for a family vacation. The property is stunning, serene, and truly a little slice of paradise. There is an attention to detail with the craftsmanship of the home and various activities offered for guests. In addition to seeing sights on the island, we found ourselves spending a lot of time enjoying the house. Older guests might find it a bit tricky to get into the ocean at this spot (there is a ladder that’s very helpful), but if you’re able it is well worth it – the snorkeling was fantastic! The home easily accommodated our group of 13 with ample space to stretch out. Thank you for an amazing stay!

The pictures don’t do this gem of a house justice . It’s beautifully located in Kona with amazing views. The house accommodated five couples just fine ! We all couldn’t believe the grounds and overall property. We will be back ! Also, the owners were so helpful for anything we needed . The house is one of my best vacations yet ! Thank you !

Great property for large family reunions. My family of 12 adults ages 30 to 74 were all very comfortable, and found outdoor areas especially relaxing with fantastic views.

Beautiful location close to the Harbor where we launched on many activities. Pool was fun for all. Large hot tub. wonderful fans or air conditioning in every room. Very responsive caretakers.

Spectacular home and the views from this home are unprecedented! Our family was celebrating the 90th Birthday of our Father (Grandpa & Great-Grandpa) and it is the perfect place for a family of ages 3-90 to stay for a wonderful week of celebration! We had absolutely everything we needed and then some! The oasis pool, waterfall and spa were enjoyed by all of us! The paddle boards available we used almost daily! This estate is also close to the Night Snorkel w/Mantas and several of us went and were just awestruck by the Mantas (really, a once-in-a-lifetime event).
Any time we had a question, we were promptly attended to by the awesome Host(s)! All of us hope we can return to the area again soon and this would be the only place we would want to stay!
Thanks SO much Thomas, Sean & Sydette💗

This was one of the most wonderful beautiful vacation experiences I've had. The property is absolutely amazing. The house itself is beautiful and spacious and the beds incredibly comfortable (sleeping with the walls open but screens down meant a symphony of soothing nature sounds and soft breeze all night and morning but no bugs), the kitchen had everything we could want (and grocery store 5 minute drive away), the yard was gorgeous with hammocks and 2 cardinals were nesting in one of the trees with 3 eggs getting ready to hatch! Adorable little geckos everywhere and the biggest most ornate snails I've ever seen in person. The yard also had good spots to sit by the water for the sunset, and spots to step in for snorkeling and kayaking. Even more amazing snorkeling just up the coast about 10 minutes at the public beach as well! I cannot express emphatically enough how incredible the pool and hot tub were on the property. Stepping into this tropical paradise with a waterfall morning, afternoon, and night was a dream come true. And the cherry on top was the most AMAZING smelling fragrant tree growing in the entryway courtyard. I'm trying to figure out how to grow one of my own at home now. And last but not least, if you are there on a Saturday, walk across the street to the farmer's market/craft fair! Long story short, the cost is high but if you want to treat yourself and have a magical experience, this is it.

The bride and groom live in Keauhou and knew exactly where they wanted to get married. This house was perfection!! They enjoyed every part of the property and got to share it with family and friends. We were truly honored to host this special event in this truly special place! BIG Mahalo

Exquisite stay with our multi-generational family. Perfect for all ages. We loved the pool, paddleboards, kayaks, magnificent gardens, gourmet kitchen, and sweeping views of the sparkling ocean. The spacious living spaces allowed family-friendly meals and gatherings in paradise.

Our family of seven have just returned from our incredible stay at this true paradise home. We loved its location, its open spaces, and the lush tropical outdoor space. We had everything we could possibly want and then some. Sean was great and very attentive to our questions and making sure that we were comfortable throughout or stay. We look forward to a return visit to this home in the not too distant future.

It was a beautiful lush sanctuary for me and my adult children. Everyone was rejuvenated in our ten day trip - snorkelling, surfing, paddle boarding, boating, resting and reading and using the lap pool and hot tub hidden in a lush grotto. We loved all the little secluded spots on the property to enjoy a quiet read or visit. The beautiful wood residence and furnishings were very much appreciated by our group. With beautifully catered meals and our own private laua we had a once in a lifetime experience. We highly recommend this property.

What a wonderful experience for a Hawaii Christmas. The house and grounds were beautiful and everything was just perfect. We were a little concerned initially over the weird layout of the house, but once we got in it and saw how it all worked together it was great. We were a group of 14 with people of all ages and everything just worked out great. Thomas and Chris were responsive to any request we had and were right on top of everything. Grand-kids loved the pool and hut tub and we all loved watching the water. Because it was Christmas, they had a Christmas tree setup and even included some gift cards for local restaurants and activities on the tree (which we used, of course). A most wonderful week; thank you for sharing.

We held my daughter's wedding here and invited family to stay for a few days. It couldn't have been more perfect.

This property was just spectacular, with a beautiful garden and pool area. Our extended family travelled from South Africa, to celebrate our mother's 80th Birthday. My mother chose Big Island for its ⛳ 🏌️♀️. This retreat and Island was well worth the 24 hours flying time and had work permitted, we would have stated for another week. The house is wonderful, big and airy, with the most magnificent view of the sea from every angle of the house. Highly recommended and thank you, for opening this paradise to us.

Could not have asked for more. Beautiful views of sunset and cool morning breezes make this secluded hideaway a perfect spot for a large group to retreat.

Beautiful house and property. We had plenty of space for the 10 of us. We had everything we needed. Some things needed repair such as lights need bulb replacement and one toilet was not working. Access to ocean and the pool was great for the kids.
Suggest front gates have a lock as we felt a bit insecure with house open while we were out. It's an excellent home for a large group or family reunion.

Beautiful spot on Big Island
Beautiful house and property. Some things were not in as good repair as they might be. Two refrigerators, but could not keep up with usage of ice. Beautiful views and sunsets. Access to ocean was difficult for older adults and children. Would be nice if front gates had locking mechanism; some felt a bit insecure with house as open as it is without secured front entrance.

STUPENDOUS
It was so hard to leave bc this is a truly amazing spot. Wide and easy (ladder) access to the ocean. Private. Ocean toys. Easy to snorkel. Close to Outrigger and their manta ray viewing area. Can walk to Keahou Shopping Center and restaurants (20 min, don’t take main road, go by the boat dock). Yes, dishwasher stopped working. They found a new one, but it leaked. Covid has been tough on everyone and the supply chain. They provided a house cleaner one time. Frustrating bc one time doesn’t replace a dishwasher, but as my husband pointed out, “What would you rather have a working dishwasher or a working hot tub?” Ideally both, but the pool and hot tub were amazing. although one guest was insistent that I tell the host that pool needs to be as clean as the hot tub. It is true that the pool looked a bit murky. (The hot tub is huge and deep.) The room situation is also strange, with many rooms opening onto shared bathrooms and other bedrooms. Important to have compatible and trustworthy guests. Two refrigerators, two washers and dryers…probably two dishwashers would have been a good idea. But it’s hard to complain too much when another property like this is just not available. The uniqueness of this spot makes it so desirable. The huge automatic screens! The enormous yard! The outside dining table near the BBQ! The platform next door where Benjamin from Big Island Mobile Massage (yes, he is vaxxed) can set up a massage table by the ocean hidden from the house. (The owner will tell you that he has two massage tables, but as they don’t have face cradles, they are not that useful. Benjamin has everything and he is FANTASTIC!) This place is pricey, but there is nothing like it. All my guests were in awe. Sea Paradise has a wonderful snorkeling tour that you can walk to from the house. Adventures in Paradise has a phenomenal kayak tour that allows one to land at the Captain Cook monument in Kealakekua Bay (only two tours allow for this; if you rent your own kayak, you cannot land) and the tour starts 20 min south from this house). Communication with property manager was quick and easy. One housekeeper however (who’s name begins with “L”) did not show up twice. Another housekeeper (who’s name begins with A) was fantastic and punctual on two separate occasions, and she also told my guests a whole bunch about the history of the house. Just know that if Housekeeper L is supposed to show up she will not. Stick with housekeeper A! Also house had private security.

It's one of those dream homes that you walk into and it literally takes your breath away.
The pictures don't do it justice (and the pictures are amazing!). Great hosts, great stay, perfect location for a family reunion, already planning next years trip right back here at the Bayhouse. If you're thinking about it, all I can say is that it's worth it.
