Beachfront home with beautiful reef for snorkeling and diving circa 50 yards off the end of the dock.
Some of the best snorkeling and diving in the island is located about 50 yards off the end of the dock. Starfish, turtles, hundreds of species of tropical fish.
Located in front of spooky channel this location allows guests an exceptional snorkeling and diving experience with access inside and outside the reef.
We chose this location for its access to one of the best diving and snorkeling locations on the island, proximity to the airport, grocery store, West End, and West Bay. You'll love my place because of the outdoors space. My place is good for couples, families (with kids), and groups.
If you have never been to Roatan before and you prefer more touristy areas you may want to stay in West End or West Bay for your first trip. People who prefer 1st/world definition of 5-star and don't mind more heavily trafficked tourist areas will prefer those more touristy areas.
Mayan Princess Update
Our guests have access to the Mayan Princess resort during the weekdays Mondays to Thursdays with no prior reservation made. However, if you would like access during the weekends (Fridays to Sunday), you would need to make a reservation with our Concierge at least 24 hours prior.
The resort has a maximum capacity of admittance, hence, your reservation can either be accepted or rejected.

1. It is pretty quiet there at the house?
Yes, we chose this home because of its close proximity to the airport (circa 7 minutes), grocery store (circa 5 minutes, West End (circa 5 minutes, and West Bay (circa 15 minutes), yet it's large lot and fantastic reef, without all of the tourist/cruise ship crowds of West End and West Bay.
2. Not too busy with people accessing the beach area?
Not at all. Though if you are looking for swimming off the beach it's not ideal. We don't kill the sea grass like they do in West End/ West Bay. This area is ideal if you are looking for great snorkeling and swimming this home is right in front of one of the best snorkel and dive spots on the island. Spooky channel, circa 50 yards off the end of the dock.
3. What's the best way to get around town?
We have the names and numbers of a handful of drivers. Typically we just walk to the road, circa 3 minute walk and catch a taxi. I rarely rent a car when I'm on the island, however, we have plenty of parking if you rent one.
4. We will be mainly there swimming at the house, but we may want to take a day to explore the island a bit. Is it worth getting a car?
I would get a driver and possibly a guide, a number of our guests have worked with Rudolph and the cost is reasonable.
5. Do they have motorcycle rentals?
Yes, but I wouldn't recommend them. Island driving/driving in an unfamiliar area can be dangerous, particularly on a motorcycle.

7. I'm assuming it's great snorkeling right off the dock?
Yes, about 50 yards off the end of the dock is some of the best snorkeling and diving on the island. I typically tether a blow up paddleboard to my ankle and paddle out, one can snorkel for hours, hop up on the board to rest. The paddleboard also makes you more visible. There are areas with spits of stand, starfish etc. like a huge swimming pool.
8. Do we bring our own gear or can we rent some?
While there is gear at the home you can use it comes and goes, I always bring my own.
9. Any suggested airlines to fly into Roatan?
I typically fly Avianca out of Los Angeles through El Salvador, red eye, get in around 9 in the morning and have the cooks come and cook for us the first day, enjoy the reef, and unwind. But there are a number of major airlines that fly directly into Roatan.
10. We are on a well system for water, we provide filtered water for drinking. For hand washing and showering the well water comes from the taps. It's filtered, however, because it's well water it can have a sulfer smell to it. In addition, it stains the faucts, tubs, showers, etc.. This is not grounds for cancellation. While these areas can be stained, they are thoroughly cleaned. The stains cannot be removed without harsh chemicals that ruin these items. If this is an issue for your please reserve a different home.
11. If this is your first trip to the island, you may want to consider the main tourist hubs of West End and West Bay. While we love this property for it's proximity to these areas without all of the tourists and for the fantastic reef right in front. The location combined with the well water would not be considered 5-star or Luxury by western standards. If that is what you are looking for this is not the right home for you. My family, wife, 4 kids and I love this home but it's not right for everyone.
12. Salt water/air is corrosive, things show signs of wear and tear more quickly. We regularly address wear and tear, but we respect the environment and do not throw away functional tools or functioning equipment because of cosmetic damage, if that will bother you please do not book this property. Wear and tear or cosmetic damage caused by corrosion will not be grounds for cancellation or refund.
13. We provide drinking water, the rest of the water is well water and can cause faucets and fixtures to show signs of corrosion, we do not replace functioning fixtures or faucets because of signs of corrosion. They are not grounds for cancellation or refund, please do not reserve this property if that's an issue. We take pride in our properties, and if there are any issues, we kindly ask that you notify us and provide a fair opportunity to address them. If that's not acceptable please do not reserve this property.
14. Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. No Cats Allowed.
15. Is this a high end Luxury Home? No, it's a nice beach home. As noted above, it's not a high end Luxury home. It's a comfortable beach home. My family, my wife and I with our 4 kids stay there sometimes for a week or more at a time and we are very comfortable, we live in California but it's not a luxury home.

Four adults stayed for a week. We wanted to be in a quieter area with some independence so we chose the house for its dock, proximity to good snorkeling, and convenience to the main hubs without being in the thick of it. The location was perfect. We snorkeled off the reef to spooky channel every day and utilized the stand up paddle boards and kayaks that we rented (not included). The dock was a great hangout spot and the upper level gets a fantastic breeze in the evening. We rented a car enjoyed the flexibility to explore. parking in west end and west bay were easy enough. Coordination with Vanessa was exceptional, especially once we were on island. She was incredibly responsive to our needs, questions, and a few minor issues that were promptly resolved. She was also very helpful recommending contacts for activities. Phenomenal host! We spent one afternoon at the Mayan Princess Resort in West Bay (day access is included) and it was nice to have access to a pool/manicured beach for a few hours. The house itself is comfortable and had everything we needed. The wraparound porch provides shade, freshwater outdoor showers on the dock and at the house were great! Kitchen was stocked with all the basics including a blender for smoothies and mix drinks.

The property pictures are accurate just a bit more tied. The snorkeling off the beach was fantastic! Unfortunately we came during a storm and had 4 solid days of rain. This didn’t help our impression of the place as it had not been cleaned properly before our arrival. Vanessa did send someone to wash the floors and our cook and ourselves clean all the dishes and toilets. We had Ms Debra come and cook for us and she was great as was the driver Kaylie. Would highly recommend doing the Mayan resort it was definitely worth it. There wasn’t enough seating for everyone. We were a group of 8 and it’s advertised for 9. We had to bring in the plastic outdoor seating for everyone to sit. Communication before our arrival was poor but once we got there Vanessa responded promptly and tried her best to resolve the issues. Overall our thought was the place was a little overpriced for what we got.

The property is well managed and communication with Vanessa is easy and accommodating. The snorkelling 50m off the dock is great. The house/cottage has all you need and meets practical and reasonable expectations. I would happily go back and think the value is good. Not quite the white sand beach the pics make it out to be; but this place is good value, good location, well managed and has a good feel

We had a great time at the Sunnyside Beach House. First, this house is listed as 3 bedrooms but there is a really nice cottage which we also rented for an aunt that can be rented to create 4 bedrooms. As mentioned by other reviewers, the spooky channel and extensive reef is 20 or so yards off the end of the pier. There is a boat channel but you can see the boat traffic VERY easily and the water is pretty shallow so the boat traffic is slow, and there are now boat channel markers. The house was clean and has a well appointed kitchen and plenty of towels. We arranged for mid-week cleaning which was really nice. We used a cook for a couple of meals but found many great restaurants including the sunken fish, blue elephant (thai) and dragonfly (sushi). Highly recommend a day at the Mayan Princess, the snorkeling in West Bay was great. And definitely rent a boat to go to the shipwreck, just east of the house, and to see the giant starfish and mangroves. The island was beautiful but more the people we met were amazing!

Pretty house in a quiet location on the reef
This house has 3 comfortable bedrooms with a bathroom for each. The sitting area and dining room are quite nice.
There is a beautiful front porch overlooking the water. Unfortunately there are little flying biting bugs who love to feast on you. Take bug spray. Olive oil and vanilla also works.
The extensive reef is right off the dock. To get to the reef you have to swim through the main boat channel. There is a diver float in the house and taking this with you increases your safety..

Roatan House with dock and beach
This was our first post-pandemic trip and it was great. The first thing I have to mention is the care and prompt responses we received from our host, Vanessa. She was great! We were a big group and the house held us well. The bunk room was great for the kids and the master and guest rooms each had their own bathroom (as did the bunk room). The living room is cozy with tv and provided puzzles and games. You can see the ocean out the double glass doors from the open plan living/dining/kitchen and that is a lovely view. The dock was one of our favorite parts - you can walk a few steps from the house to the dock and within a few minutes swim to the reef (be careful of boat traffic, which is marked with buoys). We spent a lot of time on the dock. We could walk to the grocery store and to a great coffee shop, 314 Cafe. The Sandy Bay location is convenient as we had no trouble hailing cabs to West End or West Bay and we could walk to the dive shop we were using for our dives - Blue Island Divers (also highly recommended). As Roatan was just coming out of pandemic restrictions we think we may have been one of the first groups to use the house in a while. We talked with Vanessa about a few concerns that we think are down to this (and in no way impacted our enjoyment of the house) and she took care of them right away. All in all, a wonderful holiday in a great oceanfront house.

Incredibly relaxing!
What a wonderful vacation! The view from the porch of the beach was incredible. Snorkeling off the dock to one of the most beautiful barrier reefs, and through the spooky channel to the outside of the reef was magical. We feel incredibly lucky to have stayed in this house. Vanessa, the property manager was fantastic. Great communicator, fast responses to any question, made our trip go smoothly. With some restaurants closed due to Covid, we highly recommend the in home chef Vanessa introduced us. She came in and safely made several Honduran meals that were sooo good and provided leftovers between her visits. The house is Near enough to west end and activities like ZipLining, monkeys, sloths and beautiful botanical gardens. We were almost the only guests and with everyone taking good Covid precautions, we felt safe. This island has suffered without tourism This last year. We highly recommend traveling to Routan and staying at this house!

Enjoyed this property very much
I visited Roatan for the first time on this trip and brought my family which consisted of 10 people aged 3 to 72. There was plenty for all to do. The house is located a swimming distance away from one of the most beautiful reefs in the world and we took great advantage of it by swimming to it, kayaking, and Paddle boarding to it, all to do some snorkeling. There is a boat lane that you need to be careful to move through quickly so as to not get caught up in the boat traffic passing by but it is not wide and only takes a matter of minutes to move through it. The house had a few minor issues with it when we first arrived but Vanessa took care of them quickly. Vanessa also arranged getting kayaks, paddle boards, and a cook for us and she was always on top of things. We did a lot of scuba diving and and enjoyed the Black Pearl golf Course as well. We rented the little cottage in the back of the main house to allow for enough room for all 10 of us and that worked out nicely. I would recommend this property to anyone looking to have great access to the reef, and to have a good group of people working with you to make sure that the vacation turns out great. Thanks to Vanessa and Shevy for all they did to make our stay comfort and pleasant.

roatan June 2-8
Vanns was great she gave us useful information about the island we did decide we needed a car to go to West Bay and west end. The house was right for our family we had plenty of space. We cooked several times and had everthing we needed. The kitchen is well stocked. The house is older but maintain and the yard is kept up. I would stay there again.

needs some TLC
There's no doubt that the location is prime, right off the reef, with easy access from the dock. The layout is really good, with 3 large bedrooms each having an attached private bathroom. Unfortunately, the home did not feel very clean nor well cared for. The lock on one of the bedrooms was broken, and had clearly been a problem in the past, as it looked like someone had used an implement to try to get it open. Vanessa responded promptly, and had the doorknob replaced, however, since it was apparently a problem in the past, why wasn't it dealt with prior to my son and daughter-in-law getting locked out of their room? The furnishings appear to have been treated harshly, as there were broken items, some of which had been 'repaired', and others not. There was a roll of brand new carpeting standing on end in the corner of the master bedroom. Odd.
All in all, the overall feeling of shabbiness and lack of cleanliness and care did detract from the enjoyment of the place.
We did not feel that the pictures were an accurate reflection of the house,in its current condition.

Great location!
We stayed at Sunnyside for a week. There were 2 families in our group - 8 people - and we had plenty of room. We found the house to be well stocked with beach towels, toiletries, etc. Vanessa is a perfect concierge and responded to any question or request promptly and professionally. We would recommend this location to other travelers.

Snorkeling paradise
Roatan is a beautiful island and the people were the same. The house did the job for us, we were 7 people (friends and family) and it was nice to have the beach cottage behind the main house to escape to, which was nicely remodeled. Shevy and Vanessa were more than gracious. The snorkeling was great in front of the house, saw a turtle on the 1st day. Good restaurants we went to were the sunken fish and the Oasis. Went to la Sirena restaurant on the East end on a Monday and they were closed. Cayo Cochinos is a must !

Dive boats (Blue Islands Divers) picked us up right at the dock for some of the best dive spots we have experienced. Shevy and Vanessa were very accommodating, gave us some great tips and information that were very helpful, including hiring a chef for a day, which we would highly recommend. Snorkeling the channel right in front of the dock was amazing!!! Can't say enough about the location.

There is nothing better than having the sand and water just feet from your front door!
This was a very comfortable place for 3 couples. Each couple had their own bedroom and private bath, along with patio doors to access the deck. The house is located a short walk to the main road, where taxis would run frequently so all we had to do was walk up to the road and hail a taxi for any of our destinations. We went to West End a couple different times and just walked down the street. We shopped, drank and ate at many of the different bars, restaurants and street vendors. We went to Coxen Hole one night and went to a real local place for drinks and music and they adapted to us well! We tried to visit with the local people as much as we could. Most everyone could speak English but if they couldn't, they never made us feel bad for not knowing Spanish. Very friendly island. We did hire a couple young men named Rudolph Green and Chris Amaro, (both can be found on facebook), to give us a tour of the East end of the island. They were very friendly and informative. We got to hold the monkeys, we were treated to a local dance while we were in the Garifuna community of Punta Gorda and we took a water taxi to a great little place called The Hole in the Wall. We would highly recommend them! The property was as it was explained and Vanessa did a great job. My luggage was delayed for a few days and she even took me clothes shopping. She also shared her favorite Sashimi recipe for fresh Tuna. We went deep Sea fishing with Enry and we caught Tuna and Barracuda. When we got back, we hired a local cook (Shindy) to come in and prepare the meal for us that evening. Another nice feature was that most of the neighbors stopped by just to make sure everything was going good for us and to see if there was anything they could do for us. We all felt that the next time we come, we would like to stay longer as there is so much to see and do! Thank you for sharing your place with us!

Wonderful position. Property needs an update.
The house is situated right on the beach and the deck, shared with a couple of other properties, is perfect. From it the snorkel opportunities are excellent. The situation is quiet and peaceful.
The layout of the rooms is good and each bedroom has its own bathroom. However the rooms are very dated and the central living area rather gloomy. The bathrooms need a serious upgrade. There's far too much in the way of utensils and the drawers are very cluttered. So much is old and needs sorting out. The saucepans are very battered however 2 replacements came the next day for the two not really pleasant to use. The cooker, fridge and outdoor grill were excellent and new.
The property was not particularly clean.
Great restaurants within easy reach particularly The Roatan Oasis.

Wonderful beach house and location!
Cathy was a wonderful host! She was very helpful and answered any questions prior to our vacation. The house was perfect with a great location; not too far from West End, West Bay and Coxen Hole where the best grocery store was. It was nice being away from the big tourist areas and having our own piece of heaven even if it was for only 1 week. The pier out in front made snorkeling a breeze. We swam out to the reef for some great snorkeling. We snorkeled at many different places and kept finding it to be the best heading out to the left from the pier. Sitting out in the evening and watching the sunset was a highlight as well as doing Yoga on the dock in the early morning. The house was well equipped for cooking and we grilled out on the porch several times. Sunnyside is a wonderful place to spend your vacation!

Wonderful lovely place for those looking for something vibrant and different
House was just as described and pictured. Cathy was very helpful and met us there, as well as arranged transport for us to and from the airport via Marty's van service. It was clean and well-maintained, and the kitchen was well-stocked with basics such as pots and pans and spices. There is a safe to keep your property in, and a washer and dryer. We went with another couple and rented it as a 2 BR.
We were there in March and paid extra for the bedroom air conditioning, which I would recommend. It is hot there! I would have liked a couple of box fans for the living room/kitchen area. I would highly recommend this property to those looking for a place to call home base while they adventure. If you are a resort type person it's probably not up your alley, although really neither is Roatan in general. Wifi worked well. Grounds are gorgeous and lush!
Location is great. The front porch was amazing!! The dock requires a key and is shared with the other Sunnyside properties, and we met many friendly ex-pats/frequent vacationers who gave us helpful tips about the snorkeling and local attractions. Location is out of this world! Jump off the dock, swim 2 or 3 minutes and you are in world-class snorkeling! You are straight in front of Spooky Channel. We spent several hours a day snorkeling, every single day. Avoid low tide though as the current is very strong. We saw amazing fish and coral as well as a ray, sea turtle, eel, lobster, oh my!
We did not rent a car, taxis came by frequently and took us to West End for restaurants and bars. House is about halfway in between Anthony's Key Resort and Lawson's Rock. Marty's wife Blackie cooked us a wonderful meal one night. We also arranged horseback riding with Marvin through Anthony's Key, which was amazing for an experienced rider. There is a mom and pop restaurant a short walk down the beach, El Poso(?), attached to a school that we went to for some lovely views and breakfasts. This property is currently for sale, and I hope it remains a rental so we can go back!! One of the best vacations ever. Thanks Cathy.

Lovely home with a lovely view...
We had a very nice stay at Bill and Cathys home. The view was out of this world, and the snorkeling was first class. We even had and octopus friend off the dock. There were always clean towels, and after the terrible beginning to our vacation due to the weather the bed was amazingly comfortable. We enjoyed our stay very much, felt very safe, and would not hesitate to stay here again.

Great Location and Home
Sandy Bay was the perfect location for us - it was quiet and away from the busier areas but not far from anything. It was 10 short minutes from Coxen Hole (airport and grocery shopping) and West End, a funky beach town with great restaurants and tourist shops. We were a few minutes drive from everywhere we had planned to visit. Blue Island Divers was very close for diving and they were great. There were also several very good restaurants nearby. The house was comfortable and had everything we needed for a very nice stay. They provided all of the basics and the kitchen had everything you might need. Looking out the windows or sitting on the porch the view is idyllic - palm trees and turquoise water. Being right on the beach with the dock and easy access to the reef and Spooky Channel was fantastic for snorkeling, as were the sunsets. The owners Cathy and Bill were great and there for anything we needed. The nearby neighbors were also very helpful and friendly.

Simply wonderful!
We enjoyed our stay at Sunnyside Beach House. Three bedrooms, each with a private bath, were perfect for three couples. The location was very convenient; away from the busy areas but easy to reach by taxi. No need to rent a car. Cathy and Bill were always available to answer questions and help with anything we needed. On Christmas Day, when all the stores were closed, Cathy went above and beyond by providing a key ingredient we needed for dinner. Cathy also arranged for Marty with Island Transport Services to pick us up from the airport and take us grocery shopping. Marty and his family helped make our stay even more fun with a sightseeing drive of the island, a fabulous dinner prepared at the house and a boat tour/snorkeling trip of the island. The house was perfectly located on a beautiful beach with a big dock from which to watch the sun set and swim. You can easily snorkel to the reef from the dock. We had a great time and would recommend Cathy and Bill’s home for anyone looking for a lovely setting to spend a peaceful and relaxing time in Roatan.

Best Snorkeling on the Island Right Out Front!
The house was excellent, the owners were super nice and the snorkeling right out front of the house was world class! I would recommend this rental to anyone without hesitation. Beautiful front porch, the dock was amazing and the bedrooms were comfortable and private. I would definitely stay here again. Out front in Spooky Channel we saw huge barracuda, spotted eagle rays and even a dolphin! Can't beat that! Book it, you won't regret it!!!

Nice & Peaceful Location
We loved every moment of our vacation at Sunnyside Beach House. The location of the house is perfect- beach front, tucked away from the road- very private and quiet. Only about a 10 minute drive to West End or the grocery stores. The owners are very friendly, helpful and nice- our internet went out a couple of times while there and Cathy was very quick to call and have it repaired. The house was very clean and tidy- housecleaning did come once during the week. We had two couples stay comfortably in the house. The AC units in the bedrooms keep them nice and cool for sleeping. The house has an alarm and a safe. We had coffee on the dock every morning and a glass of wine most evenings- it is a great place to sit and watch the sunset. Snorkeling right off the dock is fun too! Lots of life under the dock- even saw a baby spotted eagle ray one morning! Would definitely come back and stay at Sunnyside the next time we are in Roatan!

Amazing Trip
We had an amazing trip to the Sunnyside house. The House was perfect with a private secluded beach, private dock and world class snorkeling 100 meters of the dock. Perfect house for a family or up to 3 couples.. We were looking for a place to relax and be far enough away from the crowds but close enough to easily get to restaurants and shopping, and this was the perfect spot. Bill and Cathy are amazing hosts and made sure that we had everything that we needed. I would and have recommended this house to all my family and friends. Billy and Cathy thank you so much for an amazing stay. We hope to be back soon!!!

Quiet Retreat
My family and I spent three weeks at Sunnyside over the Christmas holidays and enjoyed it very much. If you are looking for a place to relax and get away from it all, this is the place. Sandy Bay is about 15 minutes from the West End which is far enough away from the excitement but close enough to be able to go and enjoy the area. In addition, there are several good restaurants in Sandy Bay to experience. We rented a car but if you didn’t want to do that there are taxis that constantly go up and down the road so transportation shouldn’t be a problem. Sunnyside is very comfortable and Cathy and Bill have thought of everything to make your stay enjoyable. They are the perfect hosts and live close by and can answer any questions you might have about the island. The house has lots of DVD’s, books, puzzles and cards to enjoy but most of all there is the great porch to sit on and watch the world go by. If you want to do some cooking, the house has all the necessities including a grill. There are ceiling fans everywhere and air conditioning in the bedrooms. It was especially nice to have three bedrooms and three bathrooms. Sunnyside is a quiet peaceful place to enjoy, so if that’s what you are looking for, this is the place for you.
