SPRINGWATER VILLA is a Luxury 4 Bedroom Oceanfront Condo in a secluded environment that can accommodate large or small groups with ease. If comfort, relaxation and indulgence are what you are looking for, then escape to Springwater Villa on Camp Bay Beach - the longest, most pristine beach on the island, on the east side of Roatan.

Guests are pampered by our full-service staff from start to finish at this stunning oceanfront property - and will not want to leave. This updated island style beach villa joins fresh ocean breezes with lush gardens next to the beautiful Caribbean Sea. The Villa consists of the entire second floor of the building and it is not shared with anyone. The Villa has 4 large bedrooms and 3.5 bathrooms where we can easily accommodate 8 adults or 4 adults and 4-6 children. Speaking of parties, if you are hosting a celebration we can assist with that, provide cakes and ensure it is really special!
Our staff includes 2-3 excellent cooks that are included at no extra charge for you and will prepare your favorite breakfast, lunch AND dinner (3 meals a day) or an island favorite for your group on the updated appliances. Our staff will take care of your luggage and work so you don't have to - so you can truly enjoy your vacation. You just let us know what you want to eat and drink, and we have it there before you arrive. We provide sample menus prior to your stay, but you are welcome to send us your requests.
Springwater Villa is surrounded by sandy beaches and clear water, relaxing palapas and sun decks - the grounds are complete with hammocks and deck chairs. Designed by acclaimed architect Hal Sorrenti, this tropically inspired, British Colonial style condo is fully equipped with an updated gourmet kitchen, patios, decks, a screened-in sunroom/sitting area, and unique bedrooms with top quality bedding; and 2 of the bedrooms have ensuite bathrooms. The master bedroom boasts a king bed, ensuite bathroom with double sinks and a private deck with chairs overlooking the ocean. The Family/Dining rooms and all bedrooms have AC, ceiling fan and plenty of closet space. Bathrooms have soap, shampoo, conditioner and hand cream. Enjoy outdoor dining and happy hours on the deck overlooking the turquoise sea; or maybe you would prefer to relax in the screened in patio that overlooks the ocean, with breezes that flow through the area. The Villa will sleep 8 adults comfortably in the 4 bedrooms, but we can accommodate up to 10 people by having kids sleep inside on inflatable mattresses or in the screened in patio. Do you have a big group and need more bedrooms? There are other properties just minutes away by foot right down the beach and we can check on their availability. Why not bring your whole family or friends. Or keep it all to yourselves, as the Villa is rented out only to your group. Please note that if your group is less than 6, or do not want cooking for 3 meals a day, we will adjust the pricing accordingly so that it works for your group.
The Villa has a complete, pleasant staff and property managers that live close by to provide full concierge services and can arrange for tours of the island, a hike, shopping, boat rides through the mangroves, animal encounters, or to a secluded island for snorkeling. Our staff can tell you about the history of the island and some great nearby places to visit or dine. We also have 2 kayaks, beach towels, life jackets and snorkel gear for adults and kids to use during your stay at no additional charge.
Included are hi-def cable/streaming channels on the brand new 65" 4K TV, fast Wi-fi via fiber, books and DVD's for all ages, puzzles, and games. At the end of your stay we present the bill for the groceries and beverages you asked for (you pay what we pay using our local discount), and you pay for those with cash at the villa or via Zelle bank payment (CC payments NOT available). Our staff will cater to your every need so you will have complete freedom for your vacation!!
The Villa is close to several restaurants. La Sirena Restaurant is just a 2 minute walk from the Villa and has good food/drinks and live music. Cliffsides & Camp Bay Palapa are new restaurants within 5-8 minute walk with great food and views! There is plenty to do in the east end of the island for all ages - without the constant barrage of vendors that you will see in the West End/West Bay areas. There are places to visit for recreation, relaxation, history, hiking, listening to music and sightseeing. There is even a nice kiteboarding shop just 5 minutes down the beach that offers lessons and rentals. There is a new PADI dive shop in the area and they can pick you up just a 4-5 minute walk down the beach. Please ask about more information. Although the villa is in a quiet and secluded area and you will probably not see another person during your stay, please note that all beaches in Roatan are open to the public - although you will almost never see anyone else on ours.
Guests will appreciate that Springwater Villa is in a safe, friendly area, and we practice proven sanitization methods prior to and during your stay. Before you arrive the entire condo is cleaned and disinfected. A smoke/CO detector is in each bedroom, and the managers live close by to address any issues. Please note that the property is not really appropriate for babies or children under the age of 2, although they are not forbidden. To access the villa one flight of stairs must be climbed. We also have a no smoking, no vaping and no candles policy to ensure the safety of everyone.
We can set up airport transportation, and can assist you with rental cars or other transportation. Your stay at Springwater is Full service, so you can truly enjoy your time here. If you have a special request, just let us know. In fact, if your group is planning a celebration of any kind, we can help make it extra special - just ask!

For this inconvenience we have discounted our nightly pricing to show our appreciation for your understanding. And if your group is over 8 people and there is one or more additional children, we will also waive the extra nightly fee that we normally charge for groups over 8 people. We have also made special arrangements for our guests to visit one of two Very nice pools. One is at a small private resort that is 5-6 minutes away - one that we visit every time we are on the island because we like it so much. It is not crowded there, and the pool is much larger and nicer than the Springwater pool, it is out of the wind and insects, has great shade, has a nice view of the ocean, lounge chairs, a swim up bar and a full-service restaurant/bar with great food, and is tended by friendly people we know. Our staff will arrange to get you there and back at no charge. In addition, we will provide you with up to $120 for groups of 8 adults (less for smaller groups) to spend on food and drinks your first time there, as outside food/drinks are not allowed at this pool (just provide your receipt). There is a new restaurant called Chelle's that is only 3 minutes from the villa and it has a great pool and full service restaurant and occasional music. If you go there and want to use the pool we will provide each person in your group with a $10 credit to spend there (with a copy of your receipt). This are really a great places, and we have had most guests go to one of these pools 1-2 times during their stay. The pool at the Villa is empty and is not a construction zone.
Also note that the Villa is about 45-50 minutes from a major grocery store or gas station, so if you want to visit those please plan accordingly. However, as noted above, our staff will have your requested groceries in the villa when you arrive. The nearest ATM machine is 30 minutes away, and those are occasionally out of money.
Our tap water is clean and good, but if you prefer bottled water we can arrange that for you for a small fee. The villa/condo that we own is the entire second floor and no one else has access to this area. The villa is within the Springwater Resort and there are 2 rooms for rent across the road and 1 under the villa. Although they are usually not occupied, none of those guests will have access to the villa/condo. Also note that there are rare power outages on the island which we cannot control, and we cannot offer a refund if a power outage occurs.
About 2-3 weeks prior to your arrival we will send you lots of information and ask about your group, ask about food/beverages you want, any special requests, and arrival times. During your stay we ask you to inform the staff/owner about any issues as soon as possible so we can immediately address them to make sure that you receive a 5-Star vacation.
This property has 2 security cameras, one on an outside wall facing the rear entry and one facing the beach/ocean. Although the cameras are very rarely in recording mode, any video footage will not be shared and is recorded for liability reasons such as a break-in, death, injury, guests sneaking in pets, or guests disregarding the property - and in no way infringes upon the guests’ expectations of privacy in these areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. If evicted, the full deposit will be forfeited if any of the above are found.
Please note that if the villa is left in an extremely untidy condition and needs a deep clean due to extra cleaning effort from our staff, we may charge an extra cleaning fee.

We planned this trip six months in advance and were eager to begin our adventure. Springwater Villa did not disappoint! Rustic but beautiful and perfectly positioned on the northern coast of the east end of Roatan. Property manager Wendy was extremely patient with all our questions, and she helped us book all the fun excursions we had set our sights on. She and her team, including Vicky, Becky and Alia, kept the property well maintained and the food, prepared on site, local and delicious ( including many delicious desserts!). On the last night, we discussed whether we should return here or go somewhere more mainstream. Springwater Villa was the unanimous winner!!

We had a wonderful time together and celebrated our son’s engagement. So many great adventures and incredible meals prepared by Wendy and Vicky. Ailia also did a great job keeping the outside property clean. A trip of a lifetime! We hope to return in the future. Thank you all!

My family had a wonderful experience as Springwater Resort. Spent a whole week with 8 of us. 4 kids and my parents. Everyone had an enjoyable and relaxing time. Place was spotless on arrival and kept clean during our stay. The communication before arriving was clear and specific. Wendy and her crew were very professional and accommodating throughout the whole stay. She set us up with Olwin who took us on a an awesome snorkeling excursion and with lunch in a fishing village, off the beaten path. It's too bad the pool was working, but they communicated that clearly before hand, so there was no surprise there. The grounds were kept clean everyday. During our stay, a storm rolled through and spit up a ton of sea grass onto the beach, but by the next day, the crew had cleaned it all up. Definitely would recommend this place for anyone. It is truly away from all the touristy spots, which we knew and wanted. It was nice to be away from everything.
A few things to consider about the property and location, which I think will be helpful to know.
-The unit is on the second floor. The view is beautiful, good strong breeze through the screen room.
-The property is very far away from anything. At least 45mins from the nearest ATM or grocery store. We rented a van knowing we would be back and forth with other activities, but had to plan wisely to minimize wasted time traveling. Wasn't a problem for us, because we knew and planned for it. But could be for someone not aware.
-Camp Bay Beach was by far one of favorite beaches ever. Never crowded and perfect place for my kids to play without worrying about riptide. We went there everyday to play, because the beach at the property was a little to rough to walk and play on. Lots of sea grass to wade through to be able to play in the water, so we choose to drive to the beach each day anyways. Other than the rough sand, it was a beautiful spot to sit and watch the sunset and enjoy the peace of the ocean. Spent many hours reading, while the kids played soccer on the large property. Had the weather/wind been better we would've used the kayaks and explored more right off the property.
-Wendy and her crew cooked awesome fresh meals everyday. They were accommodating to our schedule and we verified times before each day. We didn't know what to expect, so we stopped at a grocery story right after landing to stock up on snacks for the kids. Overall, we would come back.

The good: charming house with books, tv, etc, comfortable beds and furniture. Wendy and her ladies cleaned every day and cooked wonderful meals.
The bad: the pool is not usable. It is one hour from any stores and shopping. Two small places to eat out with high prices. No one takes plastic - bring lots of cash since the closest ATM is an hour away and you are very limited on the withdrawals. The ladies will give you a bill for food they bought at the end and although it was reasonable, it was hard to come up with the cash. Also, although lovely to look at, to really swim you need to wade through a goodly distance of grass and mud in the shallow water.

The property, the staff the food all fantastic. It’s a great laid back and pleasant atmosphere. Wendy and Jim are both great to deal with and have everything well organized. I don’t often give 5 star reviews but 5 stars is what you’ll find here. Nicest part of the island. Stunning beach near by and again the food being cool here is the fantastic

Highs: Wendy and her team absolutely made our trip magical - they cooked 3 delicious meals for us every day, kept the place spotless and stocked, hooked us up with adventures and we're lovely people. Just awesome, and saved us from having to drive 30min to find food/drink. Also the location is great if you want quiet, and property is nice. Layout was great for 2 families of 4 and ACs worked well to keep cool at night. Also lovely screened in porch was our fave hangout. A little light snorkeling off the beach (and plenty of snorkel kits at the house) and the water is only 2 feet deep mostly.
Lows: really just one, which was the fact that the pool was out of commission. This was a huge huge bummer, and really annoying to find out a month before we arrived when it was known months before. Instead of the kids running down to the pool to play during the day whenever, going to the pool was gearing up and driving with everyone, coordinating cars etc. This was compounded because there happened to be some jellyfish in the reef near the beach and after getting stung the kids were afraid to go in. The locals said this was extremely rare, something about ocean temps and time of year and time of month. But that meant the kids just couldn't go play in water.
Other notes: bring copious amounts of cash in fresh unripped bills this is mostly all what's accepted, bring bug spray, and plan at least a few boat trips it's the best way to see the island. Don't miss pigeon cay best snorkeling we've ever experienced!

Perfect East End Location
The inside of the property was amazing! We were greatly disappointed that we did not have the pool available. We rented a location with a pool specifically and we did not find out until after our final cancellation date that it was not going to be open. The staff, however, really tried their best to accomodate our desire to find a pool. We had 7 teenage boys that were extremely disappointed!

A wonderful family vacation
The property was wonderful and as pictured and was clean. Wendy and Jill were amazing they did great everyday with the meals, cleaning, and giving advice on what was good to do or eat in the area. They really helped make the stay special. Jarod did a great job keeping the beach area clean, which must've been a challenge since the 2nd day a lot of seaweed came but it was fine after that day. I would highly recommend this property and the service of having them do the meals and shopping. They did good working around my wife's many food allergies.

Awesome place!
We had such an incredible time! The location on the East side was perfect for our group. We loved having the beach and ocean steps from the house. Wendy, Becky and Jill were amazing. All of the food they prepared was incredible! They helped arrange excursions, having our laundry done and cleaning. It truly was such a relaxing vacation. Thank you for an incredible stay.

Fabulous
Spring Water Villa is a great place for a family or group of friends to spend a holiday, it is only made better by the fabulous staff! Wendy, Becky and Jill will make your stay one of the best you’ve ever had! The food was amazing and there was always plenty of it.
We were a group of 9 and spent many hours in the large pool or lounging on the beach. But there is so much to do for those that like to fill their days! There are kayaks and snorkel gear supplied. We took a boat tour through the mangroves with a couple of gentlemen from just up the beach, Arnold and Hubert. Their Mother owns a little restaurant where we enjoyed a fabulous lunch one day.
There’s a cute little bar about a 5 minute walk. Be sure to try the rum punch! But they’re not for the faint of heart!! Lol
This villa is in a quiet area of the island, fairly remote, but Wendy and the ladies are more than happy to help you plan anything that you may want to do or make sure you have everything you will need.
Our group has travelled and stayed in a few villas in different places and this one is certainly one of our favorites!

A private all inclusive piece of paradise
We absolutely love staying at the Springwater Villa; we loved it so much 2 years ago this visit was our second time. The property and location is beautiful, but the true gems of this place are Wendy, Becky, and Jill the staff that go the extra mile to make your vacation special. They attend to every detail making delicious meals, creating a fun space for all to enjoy, and share their local knowledge of the island/Honduras so you can learn about this wonderful place.
We had a group of 10 adults, but we were easily accommodated in the main house and a room across the road. Still ate all our meals together in the main house.
As for activities we did a couple trips with Olwin snorkeling and fishing - he’s great, fun and very knowledgeable. We’d especially recommend the snorkel trips. Relaxing in/by the pool was also where you could find us most days. It was nice to have the kayaks there for those who wanted to go for a quick paddle. Liked the beach but take bug spray for the sand flies.
It was also fun to go to a couple local spots as well - we highly recommend Becky’s place just a couple minute walk down the road and you can enjoy Ms. Orna cooking. La Sirena is a fun place for a drink, especially happy hour at sunset, just can’t beat the view.
Overall a wonderful place filled with wonderful people!

Amazing
Just got back from a week long stay yesterday and we could not be happier about choosing this property. Wendy, Beckie and Jill were nothing short of incredible. They took very good care of us and we ate like royalty! Each and every meal was terrific.

What a vacation is meant to be!
We all had an amazing time at the Springwater Villa! It is a bit of an adventure getting there, but it is so worth the trip. We were immediately greeted by Wendy, Becky, Jill and Elan. Everyone was so helpful getting our cars unpacked and rooms situated. They had fresh salsa, guacamole, and chips waiting for us!
It had been stormy before our arrival, so the ocean was murky, but it cleared up the next day. The water was clear and beautiful the rest of the time. The kids loved bouncing between the pool and the ocean. The kayaks were also a hit!
There are plenty of places to sit/lounge around the property. It was great to start our days with coffee on the beach and end them with a cocktail at La Sirena (palapa bar just down the road).
Wendy’s help was invaluable in arranging our daily activities. She helped us book diving, snorkeling, fishing, zip lining, mangrove tours, and wildlife tours. They were all amazing!!
What really makes a vacation a vacation is not having to cook or clean. The meals that Wendy, Becky, and Jill made were delicious. We all agreed that we had the best key lime pie ever! There was always plenty of food for everyone and lots of options. On days when we would be gone for lunch they would offer to pack us one.
All the communications with James and Wendy were great. The Covid testing was a well organized, and so handy to have the doctor come to the house!

Relaxing get away
The staff is amazing, Wendy, Becky, and Jill are wonderful at making you feel at home, cooking, cleaning and taking care of everything you need. We loved getting to know each of them. Elon was also there to keep the yard/beach clean and ready to go each day. We loved our stay and felt right at home with the people in the village nearby and the staff that we were able to interact with each day. Even though it was rainy season and it rained every day, we were able to fish and snorkel with a local Olwin. A great relaxing vacation, taking time to read, play games, and spend time together on this beautiful island with welcoming people. The house is at the end of the east end of the island away from the tourists and cruise ships. We were grateful for such a wonderful experience with our family and the people around us each day.

Beautiful home, location and people!
We loved our stay at Springwater Villa!! Five stars in every way! The house and grounds are beautiful, but even more beautiful are the staff. We will never forget Wendy, Becky, and Jill. They are wonderful hosts and cooks and became fast friends. Meeting them made our stay even more special! The location, Camp Bay, is very remote and isolated, but that was the charm for us and we loved everything about it. Be prepared for a long, bumpy ride like no other from the airport, but onced you arrive to the east end of the island, the local people, and the area itself (still untouched by tourists) was amazing. The home is beautiful, extremely clean and well maintained. Anything and everything you need is there (e.g. wifi, fully stocked kitchen, games, snorkel gear, flashlights, beach towels, pool floats, etc). The beds are very comfortable and the bathrooms spacious. We cannot say enough how amazing the food prepared by the staff was. We chose to have breakfast daily, and lunch and dinner several times during our stay, but knew we would be out on some days for tours and to try some local restaurants and contribute to the community - and the staff was very accomodating in working with our schedule and being flexible with our meals. We even had a beautifully done beach BBQ to celebrate a couple of birthdays and Wendy and Becky went out of their way to set up, decorate and get a birthday cake. The pool is huge and offers plenty of outdoor seating, from lounge chairs and picnic tables to swings and hammocks. The beauty of Camp Bay is breathtaking. We loved seeing horses walking down the road and visiting us randomly in the yard and fell in love with the sweet dogs who also visited us often. Camp Bay Beach (the public beach) is a short drive down the road and offers expansive, clear, blue water for amazing beach time. We loved having La Sirena right next door for great food and drinks (best rum punch and bloody mary's ever!). We went to La Champa, (a local restaurant, very close by), and highly recommend it for it's authenticity and charm. Visting all of the local communities on that side of the island is suggested and our rental van came in extremely handy for that reason. If you are looking for seclusion and a true island experience away from any tourist traps, this is it. The owner of the property was very accomodating and helpful as well. We would HIGHLY recommond Springwater Villa and can't wait to come back!
