The room was very clean and easy to find
Uncomfortable mattress only 2pillows for a double bed no TV in the room no toilet rolls and the fire alarm went off 3 times starting at 4-30 am and considering it has 47 rooms it was only me and my wife who actually got out and went to the muster point as apparently the system has a fault in it so nobody came out and gas certificate and first aid kit was out of date
It needs a complete overhaul could use a little table or a small sofa and a TV in your room as they have a common room with a TV but that is usually busy the gas safety certificate has now been updated as we pointed it out and the owner texted me to silence the fire alarm as the manager was resetting it and apparently this is a common problem which shouldn't be down to guests to sort out made me feel uncomfortable as I'm not qualified to touch the fire alarm panel did think about just leaving in the middle of the night but was tired to drive the 133 miles home

Location and staff were very pleasant. Room clean and put in larger room or would have been disappointed. Kitchen large and laundry room.
An unpleasant situation with guest at initial approach; resolved and not hotels fault. Took several days to respond for request. Can tell renovations slowly being made; although recommend fly strips provided as necessary to keep air flow in room or provide fan.

Quiet road, friendly staff, independence to look after myself, mainly quiet. Clean and comfortable with microwave, toaster, fridge, kettle. Coffee, tea bags, sugar, milk and biscuits.
Could do with coat hooks, toilet roll holder, shower room door squeaked.

Ride hosts who wasn’t there dirty smelling room cable coming out of the wall mould on the ceiling the door and the fridge coffee was stuck to the bottom of the jar no toilet roll refused to stay the second night and stay out as late as possible as it was that bad

Please note the owner’s bullying response after my first negative review. I also received abuses by email and messages. Seems anyone who does not give positive reviews gets told off as records show. It’s also against the law to put guests full name in his response which he does to intimidate I had to ask mine to be edited.
Guest reviews help others to make better decisions and indeed travel market places like Booking.com to place guests in decent accommodation etc, not to be blamed. Reviews should be honest and precise. Despite abuses as I received from Lennard House and claims of lying, the photos I took speak for themselves. If not on here please see them on Lennard House reviews on Google. The owner claims my review is about freebies/free night. Indeed, Booking.com offered some form of compensation credit but I have not accepted. I do not blame them and they have been understanding about my experience. For me it’s not about money. It’s about honesty , principals and morals. Claiming that I was rude to his member of staff, is sad victim blaming/excuse. We were three when we spoke to her, a nice lady who seems trapped in his web of customer deceit. I criticised the room not her.
The room I was booked for £102.00 was not worth more than £35. It was a box I could touch the toilet seat from my tiny single bed. There was a kettle, sugar and tea sachets with no spoon/stirring stick no cup or glass for water. There was a very strong smell and no fan on the hottest day. I was told if I wanted a dustbin it was at the back of the property. There was no one in the property and and sadly it was too late as the whole of Folkestone was sold out. Guests are given the key to the front door and their room. Quite unorthodox.
An apology would have done. To help guests not to blame travel agencies, guest should write honest reviews. Dino’s attitude and abuses will harm his business not me.

Big room, clean and close to the centre. Very warm atmosphere.
Parking in the back. Host very helpful, easy to communicate.

Great location rooms are basic but comfortable private shower is clean. Excellent staff, the nice Philippino lady who runs it (sorry I forgot your name) is a gem!

Everything I needed in the room including a microwave, fridge and dining table. Big windows that you can open wide (it was super hot my first night). Nice homely touched like plates, cutlery and washing up liquid provided. It was quiet throughout my stay. I was welcomed very nicely by a staff person and had a chat about Folkestone. Also, Dino was available on WhatsApp and texted all information required.
Polyester cotton bed sheets and duvet cover. Felt hot and uncomfortable on the first night, fine once it cooled down

Fabulous housekeeper and owner. Really comfy bed and really warm place in winter. Friendly and professional. Free parking..near town centre and harbour and beach. Very clean.
No freezer, possible to put in cooking hob for self catering. Alot of families enjoy this facility.

Felt more like a hostel than a hotel.
Had to change room as room had been used and not cleaned, cupboard was broken and wall had mould. The rooms in photos were all for show but room we stayed in was nothing like it.

Very conveniently located to access the great Harbour and Creative Quarter by foot, just a 5 minute walk to both. Car parking behind the property was an additional and welcome benefit. Room was a nice size, toilet/shower room was bright, clean and adequate. Staff very helpful via WhatsApp messages to facilitate easy remote check in and obtaining additional towels.
Unfortunately a faulty fire alarm caused a disturbed nights sleep on our last night.

I do not know what to classify it as a hostel or as a hotel, quite poor facilities in general, and was quite expensive compared to the available facilities and what they provided.
