Excellent communication from the hosts and really like the door entry system. Good location for trains, buses and seafront. Excellent cafe just round the corner which serves a fabulous breakfast.

Very well run hotel. Great self contained en-suite rooms with a kitchenette, shower and toilet and a comfortable bed. Although there is no staff onsite, it is easy to contact the team either through text or phone, and the responses are quick. We decided to extend our stay, and asked for clean towels, a bin removal and fresh loo roll but this was not done, but it was no big deal, and we did call late to be fair. Overall great value for money, and a great setting.

This self-contained apartment was really well thought-out, very comfortable and very beautifully decorated. I was there for a week away to focus on writing and it had everything I needed. I'd happily stay again.
The location wasn't amazing, while it was a short and convenient walk from everything, the road it's situated on is SO noisy, with local drivers throttling it down even in the middle of the night. Plus the self-contained apartment I was staying in was street-facing on the ground floor, so I had to keep the blinds shut at all times. Also, while I appreciate the keycodes do away with the need for a key handover, there was one evening when the keypad on the street door switched off and stopped working, so we were stuck until a repair guy came out the following day and had to rely on others to let us in (and trust that we were all genuinely staying there).

Best location for me!
The weather was so warm during the stay and I had to keep the windows open all the time. It is a very noisy place and couldn’t sleep well. Therefore I don’t give the best rate.

Maybe breakfast options could be offered. However, not essential. Apart from that suggestion - nothing - it was perfect and I'd definitely stay again when I visit Folkestone in the future.

Great shower, easy access to town, quite, comfy bed.
Single bed was really small, the room was tiny, no sink in the kitchen area. DIGITAL ENTRY was complicated and long winded. The car parking suggested was more like a abandoned building full of broken glass and urine

Clean, modern apartment with everything I needed. Comfortable, convenient and well equipped.
I upgraded to the family room on the first floor from a deluxe double having read reviews mentioning noise on the ground floor. I was there early in the week so no bars were open; I don’t know what noise would be like on a weekend. There was construction noise on scaffolding next door to where I was working.
The hall light motion sensor inside the accommodation kept flicking on even if I’d not moved. I slept with the room door shut.

First time using door codes, fine when got used to but someone at 3am was having trouble....
Usually do B&B so have conversations with others, no breakfast here so missed seeing/speaking to other people.
Backing onto Royal Mail Depot! they start early.
Noisy gulls....yes I know it is the coast so do expect;-)

I liked that it was in the centre of town, the room had everything you needed eg fridge,freezer, iron and board ,kettle, microwave,cups,glasses,plates etc brilliant shower, comfy bed.
The key code’s meant I had to get down on my hands & knees outside and inside the property, a fob would have been better, noise from fellow residents, either the slamming of fire doors or shouting to get in.The neighbour in a different property would shout & swear in the morning and I could hear every word & do some noisy DIY. A few bits to clean would be good, I got stuff from Asda for a couple of quid. I would dump anything left by previous guests if it is not sealed!!! . Nothing you can do about this one but the noise of seagulls was horrendous at night,so had to keep widows closed.

Place was easy to find, room was an ok size. Would be ok for one night, central and near a Sainsbury’s and bus station. Room is nice with modern decor. Shower is lovely.,
Noisy at night (bring ear plugs), hot in room but so noisy with window open, does not have a cooker or toaster so if you stay for afew nights like we did it’s very expensive eating out all the time, just a microwave and sink like a bed sit environment. Only got 1 toilet roll for 4 days and there’s no bed or room cleaning service the whole time. No air con in room or bin changing unless you ask. Noisy till past 12am. We stayed for 4 nights but were given a tiny room with no view, even though there were lovely bigger rooms available. Seems if you book on booking.com you get the rubbish rooms fyi.

Beautiful decor, clean, fresh and stylish. It is pet friendly which was great as I was travelling with my cat. The staff were very friendly and helpful. Other people who i met in the hallway staying there were happy and come regularly to stay.
I personally would have like a bigger room, yet it was the only one available. Also, i was only stopping one night and I had ALOT of stuff, including a cat and a cat tree!!! So if I didn't have all of that it would be wonderful for a solo traveller !

we were on the top floor and it was hard on the arthritis in my knees but that wasn’t the owner’s fault, we had the last room available. next time I will ask for a lower floor if it’s possible.

Central Folkstone. Very close to shops and restaurants. About 10 mins walk to the beach. If you are travelling to nearby town/Cities 30-35 mins to Canterbury and Ashford. 25 mins to Dover (By Car).
A toaster will be a good addition. We got the front room on the ground floor and were disturbed by noise in the corridors. People entering and leaving the building were slamming the front door as it was not shutting properly. There was some sort of light creeping through the blinds at night making it difficult to fall asleep. There is no parking at the property.

Great location, very central i.e. not far to walk from the train station. Near Sainsbury's supermarkets, great gelato place (Massimon's a few doors up) and other shops. Short walk to seaside, beaches, Folkestone Harbour arm and Creative Quarter. Nicely done up historic building, lovely communal hallway. Apartment is nicely appointed in terms of furnishings, generally very clean and new items. Relatively easy to access via door code once you worked out the first thing you press doesn't register. Great that there was TV in small room. The bathroom was great whilst compact & small it was all very new, no mildew - amazing pressure shower, lots of hot water. Towel rail new and worked very well. Just the light switching off automatically took some getting used to.
We paid for early check-in and late check-out. £50 for a mere 2 extra hours seemed steep and I had to chase them to receive the door access codes. In the apartment, having a kitchenette you'd expected it would have also had a toaster but no such luck so don't buy bread if you like toast. There were no toiletries except washing up liquid and hand soap, which was fine as brought our own, but it stated 'free toiletries'. Not sure what about the apartments exactly is 'eco'. For example, a light in the apartment hallway couldn't be switched off so was on 24h and our bedroom (apartment no 8) was right by very bright external uplighters (illuminatete the buildings) which stayed on all night. It was so light even with shutters closed we had to hang coats and blanket over the shutters to make darker. So bring eye marks if this bothers you. There was nowhere to sort and recycle rubbish nor info to encourage this. Though the flat was generally tidy and clean we did notice some pink strains on a pillow cover and a large (albeit faint) stain on the main duvet cover. Not super bothered by this as it all smelt fresh, seemed washed & cleaned but not what you'd expect visually really for the cost. Also seemed off considering everything else was very tidy. There were also some crusty marks and stains on the decorative velvet cushions once you turned them over putting away at night.

Cleanliness throughout was good, obviously all fairly recent refurbishment. Plenty of space in room.
Shower waste was blocked causing flooding. I had to dismantle and clean shower trap. Screws, tile spacers and hair. Obvisly not done since refurbishment.
I would still return to this property, as being able to sort out this problem didn't put me off.
