Bathroom shabby, sink had big splintered crack, hole in enamel which had clearly been there a long time. Wooden panels in bathroom & door plinth to bathroom very shabby. Bedroom itself was great. Bathroom let it down. Lovely Elemis products in bathroom, bed comfy.
Breakfast was ok. Coffee was weak (basically hot coloured water) & waited 10 mins for it. Hot cooked breakfast took 20 mins to arrive. Croissant was stale (it made a sound on the plate when tapping it!). The bread my poached eggs were served on tasted stale.
Staff were excellent, very professional, hotel was beautifully decorated with Christmas decorations. Lovely hot outdoor pool, steam sauna wasn’t working, dry sauna was great, ice room was great, indoor pool was quite cold.

Beautiful hotel and great service. We stayed for one night whilst visiting the Bath Christmas Market which was in walking distance. We ate in the restaurant and had the Christmas menu. The starters were good but the main course was a little basic, the desert was amazing and we ate everything and left full. Its not cheap, but it was a nice treat to ourselves. The Spa facilities are good, although one of the saunas was out of order but they do have 2. We had a really nice suite in the Imperial Apartments. A really nice break and would recommend to everyone

We've stayed a few times at this hotel. On this occasion there was a different vibe. The rooms were clean and tidy. Very comfortable apart from the heating system. The room was cold and the thermostat was uncontrollable. The receptionist explained that the rooms are set with a communal heating system.(around 30 rooms). The bar staff (1 person) on the evening just didnt want to engage. AS if they were reading from a script and just did not want to be there. The wine list was confusing. You can ask for a glass only on some wines that suggest you can only buy a bottle. The Merlot is a good example. When in the restaurant, the waitress suggested get your own drink from the bar as it would be quicker. The restaurant was clearly understaffed. On order we were not informed of dishes that were not available. After a long wait again to order. In all fairness the meal i had was excellent. . Having spoken with the manager on duty the next morning, she was very understanding and apologised on behalf of the management staff. I did explain we were only for the one night, but best to report the cold room. It wouldn't be fair for the next person to check in the same room. So hopefully it was corrected.

Nice hotel about a 15min walk into Bath but uphill on way back. Good room, comfy bed, good breakfast choices.
Slight negative TV was awful and lighting tripped overnight so nothing worked in the morning

Very friendly and welcoming hotel. Well situated for a short and pretty walk through the park to the city centre. Our dog loved it. Hot pool and restaurant excellent.

Lovely property. Ownership clearly running it down to maximise profit and service no where near the quality of the building

Very nice hotel with food service.

There were some unfair comments online made about the hotel which I disagree with. The hotel met our expectations and the staff were very friendly and helpful. It was just transitioning into Christmas and the decorations and aroma in reception and the lounges was beautiful. The Spa was reasonably quiet and we found the saunas and outdoor pool to be clean and enjoyable. Our room was also lovely and our only issue was that it took ages to get warm (not hot) water from bath and sink taps. The towel rail was also cold throughout the duration of our two night stay. However, it was probably our fault for not complaining about his

Everything was great until breakfast, which was absolutely awful. Dirty table which the waitress wiped with her hand, had to ask for our hot drinks 3 times, waited 10 minutes for the orange juice to be refilled, brought my partners scrambled egg and smoked salmon but not the toast ( asked again but still no delivery of toast). By the time it did come the egg was stone cold so I asked for the order to be replaced. Basically they stuck it in the microwave and gave it back to her ( still wasn’t very hot). By this time my cooked breakfast was cold.
Staff all looked very stressed and were matching about - very inattentive
I should really have asked for a full refund but as there was only one staff member on reception when we checked out I just left it
I have to say we were very disappointed

Very poor stay. Spa facilities closed which we were not notified of Paid for upgrade room and was disappointed at the state of bathroom, silicone around sink and bath peeling very unhygienic.Service very slow on reception as only 1 person to deal with all check in and out.

Unfortunately this is not a 5 star hotel, and the spa was literally falling to pieces. Mould, tiles falling off, dirty floors etc.

This is a lovely hotel, set in beautiful gardens and only a short walk from the city centre. There were some issues with the breakfast service, but all the staff were very friendly and helpful.

The welcome was warm and friendly, room was clean, luxurious, comfortable bed, good quality bedding.
Stayed 2 nights, breakfast service on 1st morning was disorganised, we had to ask again for tea and coffee and toast never arrived. Much better 2nd morning. Tiles on outside pool area broken and in need of replacing but aware a refurb is imminent.
Spa treatments were fabulous.
On both mornings a fault meant no lights in bathroom - reported 1st morning and quickly fixed. 2nd morning reported prior to breakfast.

Had a fall due to bad lighting down a flight of stairs

The pool was lovely, the bar staff good however the quality of fish and chips with mushy peas was pretty abysmal, managed tpo pull the whole jar of peas out in one go, by the time it had gone back to be basically microwaved to death and stirred I had eaten my way through most of the small fish and chips. House wine at 11.50 a glass was a tad overpriced however it tasted ok. Staff were attentive

Nice hotel and facilities. A little run down in areas which is a shame for a 5 star hotel. Excellent location

The hotel is in a beautiful Georgian building with stunning gardens. Our garden room was large and comfortable with a lovely view. It could do with a lick of paint on the woodwork. The hotel is dog friendly and it’s very convenient to be able to walk the dog in the grounds.
2.0
Very Grand hotel in large grounds. Perfect base to explore Bath.
Hotel a bit tired overall.
Staff were pleasant and helpful.
Spa small and functional but also could do with renovation.
Breakfast was acceptable but poorly organised with staff struggling to cope.
Overall a pricey hotel living on past reputation and in need of a good overhaul to justify pricing.
2.5
Amazing experience with the hotel and the spa itself. Olde Worlde and the service by all the staff was first class. Always on hand. Hotel was very clean and tidy. Wife found it a little chilly though. The only downside was the cost of the food and drinks! Astronomical! Decided to eat and drink elsewhere after that, but apart from this, it was an excellent experience. Would 100% recommend a stay, apart from the food and drink prices!! (The food was excellent though - fine dining at its best!).
Please could you put sugar in the rooms please.

Fantastic location, comfortable room and friendly staff

A domino effect of poor management.
The resort lists 'air conditioning ', but our room's air conditioner was broken. The window would only open 3 inches and if the heavy draperies were closed, no air would circulate.
Reception asked repairman to come to our room.
When we returned, 3 hrs later, air still broken and a fan had been placed in our room. It was still uncomfortably warm.
Reception's only choice was to offer a room with no hot water, and continue to go back and forth. The option to sleep in one room and bathe in the other. Said second room was in a separate bldg, up a lift, down 1 and 1/2 stairs.
Many consequences....facing drizzle, forgetting meds in the other room, both of us having to shower around same time. On second day our keys did not work for the distant room. Twice!
Breakfast was also a big disappointment, but compared to room fiasco, it pales.
Bottom line: if a hotel lists having air conditioning, it should only rent out those rooms with air conditioning.

Nice location and building but once you step inside the overwhelming feeling is the place is badly rundown and in need of a refresh.
1.5
Hotel bedrooms lovely. Great beds, linen and towels. Worth staying at this hotel for the rooms and facilities in the room. Breakfast the worst service and food I have had in a hotel of this quality for a long time. The staff in the restaurant rude and not interested.
On the flip side both receptionist very accommodating and helpful and a real asset to the hotel team.
3.0
Beautiful site however it is in need of a serious upgrade. Grounds are impressive and it’s well situated. Drawing room is lovely for tea however there is a huge TV by one of the windows blocking the view, very out of place. Staff are very pleasant but the operation seems a little disorganised. Vellore restaurant is not good, staff are doing their best but the food was not fresh and fell well below expectation with the price tag example, curry was £30 , rice was not fresh and the curry lacked depth of flavour (possibly from a jar). Spa has a variety of options (steam, sauna, outdoor jacuzzi). Massage was excellent. Signs up for hotel guests to bring towels from their rooms, gives it a cheaper feel. Investing in new/bigger towels and gowns would improve the experience.
2.5
As regulars, we love the setting and architectural splendour here. The spa is good.
The food, however, is disappointing. Breakfast could be improved with quality bread and hotter cooked food. Pastries quite limited and fruit quite basic.
We recommend cooking some bacon to crispy, replacing the bread which is the worst we’ve had in a hotel.
The stunning lilies in the reception need care as pollen was dropping-it stains any material it contacts

Looks good on the surface. However the service is poor. Every request we had we had to ask twice for. They messed up our breakfast order every day, reception didn’t book our meals as requested. Our TV remote didn’t work, when asked for a replacement they didn’t do it, then when asked again the new remote didn’t work. The spa is tired. They didn’t offer towels at the spa. Luckily we were staying there so went back up to our room for towels. Other guests were told towels would arrive by a certain time. But they didn’t, they were left dripping in the changing rooms. I would not stay here again.

Great Hotel, stayed here a fair few times over the years and never had a problem.

Spa area needs up dating , tiles falling off decking broken . Restaurant smells like the carpet needs cleaning . Prices for drinks are well over priced . The bedroom was lovely and comfortable

Paid over 2k for 7 nights b&b in deluxe room with garden view. Room was very average & very tired. Stopped eating breakfast in restaurant after 3 mornings due to long queue & being asked loudly by maitre’d if I was just needing a table for one. Not the sort of thing you say to a lady who is clearly on her own. Attempted dinner one night & again he asked me the same question for all in the queue to hear. (He obviously has a memory problem). Gave up on any main course arriving after 1 hour & 20 minutes & walked out, so no dinner that night. Service from bar for drinks & snacks appears to be run by untrained students who are very pleasant but without finesse. I could elaborate on my experience with plenty of comments about my very poor experiences at this hotel. Suffice to say that during my 7 days I didn’t catch a glimpse of anybody who looked remotely like management. Their only saving grace was the staff at the treatment rooms. Maria & her team were lovely.

5 star building. 2 star service. Great location, fabulous building, good facilities. The interior is dated. Garden rooms are not great. Understaffed for such a large establishment.

Staff were great at check-in.
Room was good overall, but the aircon was ineffective
3.0
Hotel was beautiful from the outside, but unfortunately that’s where it stopped the room was tired and needed a good clean. I had to ask for housekeeping!
Breakfast was terrible and cold! Was better when ordered to room.
Staff were nice but not enough of them and they seemed to be run ragged!
Really disappointed as did look fab from the outside, I had high hopes!!

This hotel needs a serious overhaul. The decor and facilities felt like I was back in the early 90s (but not in cool retro way). They even had a dataport for dial-up modems in the hotel rooms. Parking was bad and had to squeeze in the last spot in the car park.
The staff were very polite but needed training in regard to if something went wrong.
For example my wife and I had ordered a sandwich from the restaurant and 20 mins after ordering the waiter came out and said they didn't have one of the dishes then I quickly ordered another option. 15 minutes later one dish came out then we waited 40 minutes for the second to come out. When I pointed this out the waiter just said sorry. Considering the price of hotel and star rating I would expect staff to offer a free drink or something to compensate for the horrific delays.
The room was poorly cleaned and actually had a pubic hair on the wall and an empty biscuit wrapper in a draw. No mini-bar drinks option with an empty fridge.
The door had a massive crack in it and overnight there were very loud bangs coming from the plumbing system.
Overall we were very disappointed and we did mention to staff and they simply said we're sorry for that with nothing offered.
Next time I see any of these resorts will avoid booking and also tell my social network never to book these places. Highly avoid if possible.

Outdated and very expensive but the worst part was the service. 2 hours for room service, reception experience dreadfully slow and breakfast service and standard woeful for £26 pp. would not stay again or recommend.

Beautiful hotel in a fantastic setting. Gym is very clean if a little small. Swimming pool, sauna steam room and plunge pool all included in the stay.

Great stay for our wedding anniversary. However the air con wasn’t very effective in the room and when checking out we were charged for things we didn’t eat. But this was resolved
